A very large luxury condo: 3 bedrooms, 3 baths, 5 private terraces total 3347 sq. ft. of private indoor and interior space. This is the only 3 bedroom unit for rent in our complex, and with the many private outdoor balconies and terraces it is the largest condo.

HomeAway, like most holiday websites do charge a booking fee but we hope to save you money with no cleaning charge. We pay the taxes and because of the care from past guests, no damage deposit. We do ask that guests treat our home with respect. Ideal for families and responsible sharing couples.

Two free bikes for your use and good free wireless internet. Free Netflix using our account.

We have had a home in Tulum for ten years and will be happy to pass on our 'local knowledge' We like assisting guests to experience a memorable vacation in Tulum. We receive many kind comments about the home and our wonderful manager who will help you to have a great visit.

Carolyn is a professional artist and Denis enjoys woodworking. We have lived and worked in Canada, England, Australia, Jamaica, and Puerto Rico. After much thought and exploring many areas of Mexico, we have chosen Tulum as our "place in the sun".

Very Large and Private:

Enjoy the fantastic space and privacy of this penthouse condo in the eco-development of Aldea Zama. You have the ENTIRE THIRD FLOOR of the building plus the entire PRIVATE ROOFTOP of the building giving spectacular views over the jungle canopy. Several terraces and private rooftop with jacuzzi. 3347 sq. ft. of indoor and outdoor living space. Although we have full air/con, we live outside as much as inside and enjoy the views and breezes with great cross-ventilation.

Native hardwood furniture, granite counter tops, Bosch quality oven and cook top, indoor and outdoor dining (tables for 6 and 8), Incredible pool winds through trees preserved by the builder. Fantastic ocean breezes and air/con throughout. Fully screened.We replaced the original compact stacked washer and dryer with full-sized units.

***New for 2016-2017. We enjoy living here for much of the winter and have made several upgrades. New LG smart T.V.makes getting Netflix really easy using our account and it has a fantastic picture also. New living room furniture, New tables on our private rooftop. New patio chairs --plus we completed many small projects to keep our home in top condition.

Eleven minutes by bike to the nearest beach on a dedicated safe paved bike path. Over 50 places to eat on the beach or in the town of Tulum--a three-minute drive.

Our first home was in the town but we much prefer our new quieter location location outside the town which is nearer the beaches and everything you may need. Two minutes to a great new superstore that rivals anything in Playa.

Five Private Outdoor Living Spaces:

With two bedroom balconies, two large terraces off of the master bedroom and living room, and the entire roof-top of the building as your own space to relax, sunbath in privacy, or to enjoy a drink, you will live outside as much as inside--and all very secure. No-one walking past your entry door or windows.

This is a true tropical paradise! Lots of room for two, four or six guests. You will enjoy the privacy and generous space of having the complete third floor plus the huge private roof top of the building exclusively for your use. Breakfast on the deck as the sun rises and wine on the terrace as the sun sets. The refreshing roof-top jacuzzi and garden is great for kids or adults to cool off. We had a wonderful Jan to March, 2016 here and family with grandkids joined us for Spring Break which they will do again in 2017.

The penthouse is very private and secure. We sleep with all the glass terrace doors (screened) open at night to enjoy the breezes in the bedrooms and the living room.

Off-street parking with night security and controlled entry to the condo project. Quiet and safe location--near beaches and the waterfront and town restaurants.

At your treetop level you will see many birds: purple grackles, orioles, flycatchers, parrots, swallows and this year we saw a toucan!

Most of the unique furniture is custom made by Mayan craftsmen using local renewable hardwoods. Outdoor dining at the table for eight in the covered terrace is lovely. There is an indoor dining table for six as well. We have two new dining tables on the rooftop garden area. Carolyn is a professional artist and you will enjoy the original paintings and decor by her throughout the bright and airy rooms.

Three bedrooms and three full bathrooms.

Each of the three bedrooms is large and each has its own private balcony or terrace as well as a full bathroom with glass enclosed showers. Plush Serta beds (2 queens and 2 individual) ensure a comfortable night. Large sliding doors let in cooling breezes during quiet evenings. Each room has air/con--but rarely needed. We find the overhead fans usually adequate. Lots of storage in many closets and cabinets. We have two pop-up cribs for small children and a baby back carrier.

Very complete kitchen:

Lovely kitchen with quality appliances and beautiful granite counter tops. Bosch cooktop and oven. Because we live here for several months in the year, you will find Luna Caribe unusually complete --much like your own home.

The pool and buildings are a very special design and it is probably the nicest project in Tulum. The builders have preserved trees throughout the development and around the pool. While being at the beach is truly wonderful, we enjoy coming home, washing off in the outdoor shower and having a dip in the fresh water of the pool.

Remember--no cleaning charge, we pay the taxes, and because of the care from past responsible guests, we no longer take a damage deposit.

Carolyn and Denis are retired teachers from Vancouver Island, B.C. Canada. Carolyn is a professional artist and Denis does wordworking and tries not to destroy the flowers in the garden with his weedwacker. They have traveled extensively to many countries and lived and worked in Jamaica, England, Australia, Puerto Rico, and of course Canada. Carolyn is originally from Jamaica and you will enjoy her paintings with a Caribbean theme.

Having lived in the Caribbean for several years during our careers we wanted a place with a rich culture, beautiful beaches, safe, and with friendly people. Tulum has met all our hopes and we love it. We bought our first home (now sold) here ten years ago and Luna Caribe is our new special place. Come--and you will see why.

What makes this condo unique

Three bedrooms each with a full bathroom was important to us. As the largest condo in the complex, it's big enough for our three adult children to visit with us. We love the views over the forest canopy and we are only an eleven minute bike ride to the nearest beaches. Great location close to town and to the famous beaches of Tulum. Secure and quiet. The beautiful pool is an added plus.

It was everything and more

We spent 8 days with our grown up children and loved our home away from home. There was plenty of room for all of us and the kitchen had everything we needed.

The beach was a 10 minute drive and we spent every other day at the beach. It truly is one of the most beautiful beaches anywhere. There was lots to do in Tulum from seeing the ruins, great restaurants, beach and pool time. The owners and caretaker were very helpful. Lots of meals enjoyed outside on the patio.

Would definitely recommend this property for anyone wanting to be in between the beach and the town.

Thank you to Denis for making the booking process so easy and comforting. Denis also recommended a great car rental company that we used hassle free.

Awesome stay in Tulum

At the risk of sounding repetitive, I wholeheartedly agree with all the other reviews.

The condo is extremely well situated (Aldea Zamá is great as well), really well appointed and the owner always replied to my emails promptly.

We couldn't have asked for anything better for our stay in Tulum, which was nothing short of wonderful.

Exactly what our family needed!

We needed a place that would provide a healthy balance of privacy/individual space along with gathered family time, and Luna Caribe proved perfect. Pictures can be deceiving & not always justify the beauty of something, but not so here. The layout, amenities, cleanliness, spaciousness & location were true to the photos & descriptions. In fact, we ate out only 3 times in our week's stay b/c Luna Caribe felt so much like home; we preferred to cook & eat-in together. (Favorite restaurant: El Pollo Bronco. Affordable, generous portions, delish!) We otherwise paced ourselves with days at LabnaHa Cenotes (zipline, canoeing, swimming, cenotes); bicycling through Mayan village at Coba & pyramid climbing; swimming in the Caribbean Sea; shopping along Avenida Tulum; exploring Tulum by bicycles; reading in hammock; dipping in refreshing & beautiful pool. The location of this condo is simultaneously & wonderfully close to town, while away from the hustle & bustle of town. Most importantly, the owners are trustworthy, verifiable, & bend over backwards to help guests enjoy themselves to the hilt. Pls feel free to contact us for any other details. Couldn't have asked for a nicer place!

Well this place was perfect! We were 3 couples and we stayed for a week. My partner and I stayed in the room with two individual beds. We pushed them together and couldn't even tell that it was two beds (for anyone concerned with the fact that one room has individual beds). As far as whether the listing was accurate, I would say no, the photos and description didn't do the place justice. It was better than anyone in my party expected. It was very clean and well maintained. I really didn't expect to use the pool much, being in a place with such fantastic beaches, but it was always nice to go for a quick dip in fresh water. Internet was a little spotty, but really that was a good thing. I hate seeing people spend their whole vacation on the internet telling people how much fun they are having, I mean come on, go have fun, you can tell people about it later!

The booking was a very simple process and Dennis provided us with a ton of useful information well in advance of our trip (there was also lots more info in the condo). I would highly recommend this place and will return again!

As for the Tulum area in general, love it. I don't think I saw one building that was more than three storeys in Tulum town or on the beach (so no big resort like complexes!). The beaches are fantastic, you need not go further than the public beach to see just how great it is.

Tulum has many nice little restaurant/bars, and I can't say I have a negative review of any of them, Some top picks:

- Seafood = Camilla Junior (south end of town)

- Tacos, etc = Malquerida (the service was fantastic! and a good place to put back a few cocktails!) - a block south of Scotia Bank about 25 ft down the side street

We visited a few of the Cenotes; Gran Cenote, and Labna Ha (EcoPark). Gran Cenote was very cool, but Labna Ha was something else! Labna Ha is a non-profit that helps support the Mayan people through schooling etc, and is very concerned with low impact tourism. It is a 4-5 hour tour. The morning is pretty much what you would expect. Ziplining, canoeing, and swimming in your own private cenote (with a nice 10-12 ft cliff for jumping and flipping off). But the afternoon.......I'll leave up to you to experience.

Luna Caribe - Wonderful

We are spending the entire month of September 2013 at Luna Caribe and it is a very spacious, well appointed and maintained apartment that quickly became our home away from home. The comprehensive information provided and ease of booking with Denis and Carolyn (the owners) from the onset was greatly appreciated. This is the largest apartment in the Zama Village complex, and we were so glad to have chosen this for our family. All of the other apartments lack the extra living space and privacy afforded by Luna Caribe, and it is simply the best and most secure. Arriving in Tulum, the instructions provided were 100% accurate and easy to follow and a nice fruit basket awaited us on the kitchen bench. The pool is large, always clean and as per the photos – beautiful! The 2 bikes provided are well maintained and kept under cover (many other apartments leave their bikes in the weather and are very rusty), and they were great to ride to the local OXXO / Pemex service (gas) station (800m), the modern Chedraui supermarket (1.5km), into Tulum pueblo (2km), or to the beach (2.5km). There is a dedicated bike path along the main road and all of the paths and roads are flat, so even bike novices will have no problems. Taxis are cheap and plentiful, and if you want one to pick you up at the apartment, the security guys at the complex (after 5pm weekdays, all day weekends) were happy to call through to their colleagues at the estate entrance on the main road, and flag one down. The free internet provided was fast and reliable, we had no problem talking to friends and family on Skype, and you can access it down at the developing retail plaza area 800m away (kids playground there). When this stage is finished, it will be another great positive for the apartment’s location. No cable television, but Blu-ray DVD and TV provided, not that we used it much, although the kids had some movie days during the days of heavy rain. I would definitely recommend Luna Caribe to anyone looking to visit Tulum and want somewhere secure, comfortable and spacious for a family or group. In a town that offers an array of accommodation, (looking at some of the hotels in person after viewing their websites, many greatly exaggerate their facilities!), Luna Caribe is better than any hotel unless beach front is your priority, even then they are much further away from good amenities and supplies. Thanks Denis and Carolyn for allowing us to stay in your 2nd home.
