Addition of new windows, insulation, Heat & Central Air Conditioning now extends our season March 1 – December 31.This newly renovated and updated waterfront gem has four bedrooms and 1.5 baths, a deep-water dock (accommodates up to a 30 foot boat, with our new extended dockage in 2014) and a wrap-around screened porch where one can sit and watch the glimmering water, wildlife and passing boats go by on the tidal Annisquam River. At high tide swim from the dock or the shore directly in front of the house and at low tide there is great swimming from the sand bar. The sunny, modern eat-in kitchen has gas cooking, dishwasher, full size washer/drier and a half bath. The dining room seats 8 and is open onto the living area which has a huge new sectional and 50 inch flat screen TV complete with a high-end Bose theater sound system, deluxe cable service and DVD player. The screen porch is pure heaven for sitting during the day, or for those who wish, sleeping on those warm summer nights. Upstairs are 4 bedrooms (two with views of the water) with new linens, decor and cable television, plus a completely renovated custom-tiled full bathroom with tub and shower. Outside there are lovely newly landscaped front and back yards and plenty of parking as well as an outdoor hot and cold water shower. This is the waterfront vacation you have been dreaming of!

Captain Scott A. Kingsley, B.S., J.D., Northeastern University, Massachusetts School of Law. Lifelong resident of Buoy 23, family property since 1929. Constable at Commonwealth of Massachusetts since 1974. U.S.C.G Licensed Master of Steam and Motor Driven Vessels.

Why Captain Scott Kingsley chose Gloucester
Back during the Great Depression, more than 85 years ago, with much of the Gloucester waterfront available to him, Grandfather Angelo Russo, of Russo's Candy House fame, chose Buoy 23 as the base for his boating and tuna fishing hobbies. He spent the remaining 21 years of his life developing the property to his exacting specifications. Since that time, his family has made every effort to preserve the original style and charm of this wonderful property. In the past five years that we have been offering the property to the public, all income has been re-invested in property improvements. Our goal is to be the caretakers for a select group of long-term clients that appreciate and understand the vacation home rental concept. We look forward to see you as a cherished stakeholder in our venture. As more and more properties go private and become overdeveloped, we are proud to share this rare wonderful vacation experience with you. While effort has been made to provide modern kitchen, bath, comfort and climate control amenities, the remainder of the property has been meticulously maintained with it's original charm, and we encourage our guests to recommend further improvements.

This property far exceeded my expectations! The house itself had such charm, from the wrap around porch to the beaded board in the bedrooms. You could feel the love and care from the generations who have maintained the property. Oh and the sunsets, we ate dinner in most nights because we didn’t want to miss our view! Thank you to Captain Scott for all your attention to details. We will be returning in 2018.

Hi, property is beautifully maintained by owner . Very comfortable and conducive to relaxing, which was important to us. The dock is great for jumping into the water and the sand bar was a destination for all. The parade of boats was entertaining and the river an adventure to explore. The beautiful lawn was perfect for wiffel ball games. It was a great vacation for us.. felt like we were far away yet only a short ride from home. Thank you for sharing your home with us.😀
Always Happy Here
This is our fourth year staying at Buoy 23, and we have been consistently pleased with this cozy, authentic home right on the Annisquam River! It is conveniently located, whether you go by boat or car, and Scott maintains the home very well, even making upgrades to various features each year. It is always clean and neat when we arrive, and it usually has most everything we need. Best of all is watching the gorgeous sunsets from the back deck while sipping a glass of wine!

Great house with big screened in wraparound porch. Wonderful views up and down the river. Slice of heaven watching gulls, egrets, cormorants, rabbits and chipmunks. Great swimming off dock to sandbar. House had everything you need. Don't miss bar scene at marina called Mile Marker 1. Great Caribbean vibe! Excellent food and cocktails.
We were coming from all parts for a small family reunion. Being here at Buoy 23 set the stage for a memorable and truly special stay. I cannot think of even one suggestion for improvement... it was downright divine. Our host was incredibly thoughtful and gracious. He was quick to respond to text communication. I would happily come here again and again.
