The Nelson house was built in the early 1870’s and was a farmhouse with several out buildings. It was built before the streets were put in so it sits crooked to the street and was sited for the least amount of heat gain from the sun in the summer. The two cottages were added in the 1920’s. The home passed from the Nelson family to several owners and the present owners bought it in 1980 and remodeled it into a preschool that served this neighborhood for 20 years. In 1999 it was remodeled again into the home and rental units it is today.

The Nelson house is located in the Old West Austin/Greater Clarksville neighborhood. Located just a mile from the Capital, Congress Ave, and the heart of downtown, this neighborhood has a varied and lively history. Originally farms, after the Civil War part of this area was turned into a black neighborhood to house the former slaves that chose to stay on and work on the farms for pay. The black foreman in charge of parceling out the lots was named Clark – hence Clarksville. Over the next hundred years the farms were slowly developed into middle and upper middle class white neighborhoods. In the 1950’s and 60’s the area, under threat of being demolished for a freeway that was never built, fell into disrepair and became a popular place for UT students to find cheap rent close to campus. About 1970 the neighborhood began a renaissance and gentrification that continues today. It has become one of the most desirable neighborhoods in town, particularly for professionals and young families, with its good public schools, great restaurants and retail within walking distance and a location that lets its residents avoid many of the city’s traffic problems. Although some of the houses (including the main Nelson House) date to the 19th century, the predominant architecture is 20th century cottages and bungalows, with a scattering of modern homes added recently.

Nelson House comfort during Austin summer!

My friend and I and our two teens stayed at the Nelson House at the end of June. It was very comfortable for the four of us, and we so enjoyed the character of this well cared for historical home. The kitchen was large and perfect for cooking our own meals, and the dining table a nice size for an ample dinner. The living room was comfortable for lounging, the bedrooms attractively furnished and pleasant (master bedroom has its own air conditioner), and the one bathroom with plenty of spare towels in the guest bedroom satisfied our needs. (The bathroom is on the second level between the bedrooms which worked fine for us). We enjoyed morning tea/afternoon wine on the patio, and the neighborhood was quiet and peaceful. Austin is an easy city to navigate with a car; once we figured out the streets and proximity to the river, we had it down. The weather is super hot during the summer, but if walking on the shady side of the streets and stopping for necessary drinks, it's not bad at all! ;) Our kids were attending Ballet Austin's summer intensive, so when it was time to pick our daughter up at the end of six weeks, my husband, older daughter, father-in-law and I stayed again and it was fun to share the house with family second time around. We had several friends over one afternoon to visit and the house accommodated us all nicely. The owners are very friendly and helpful, and I would suggest the Nelson House to anyone visiting Austin wanting to have a pleasant, comfortable stay in a quality home-like setting. We've stayed at many VRBO locations over the years and this one's a keeper! The only suggestion I have would be to provide some coffee/tea for at least the first morning until guests can make it to the market.

Cozy, well equipped, great Austin location.

The beds were great (even the sofa-bed, or so my brother-in-law said). The rooms were great. Nice second floor deck we enjoyed. Kitchen was fine. Good internet connection. Quiet street, beautiful neighborhood. Just a few blocks from Whole Foods and not much farther to the big park! Everything worked great, although a couple more outlets would have been handy in the bedroom.

I would certainly rent this house again and recommend it to friends and family.

Great Austin Vacation Rental!

We were looking for a vacation rental that would be comfortable and convenient enough to spend the whole winter in Austin, almost 4 months, and were really glad we found Nelson House. The location was perfect: easy walking distance to downtown, with great restaurants and a Whole Foods within a few blocks. The neighborhood, while close to all the action, is quiet and quaint, with an abundance of trees and a big park about a block away, and it has a friendly neighborly vibe.

The house itself was tastefully decorated and charming, well-supplied, extremely clean, and everything worked as it was supposed to. The property manager and the owners were extremely responsive and gracious whenever we had questions or special requests, and they went out of their way to make sure we had everything we needed.

We would highly recommend this house not only for a short stay, but for anyone who wants to settle in for a while and get to enjoy Austin from a comfortable, convenient, homey location.

Excellent House

We travelled from NC to Austin to attend the Longhorns football game that weekend. The house was absolutely perfect for what we needed/wanted. The location was perfect and in a quiet part of town and a very nice neighborhood. The property manager was wonderful to work with through the whole process. Even up to the day we left she was still helping us with stuff. We hope to be able to stay in this beautiful house again next year. Thanks for everything!

Needs an updated description, but Great place!

Cute house, GREAT location.

Rental site needs to be more clear, NO parties. I hosted a bachelorette party and was told upon arrival by the owner that she does not like bachelorette parties because we were the third of the summer and she had had issues with the noise. Totally not her fault, the rental house is 2 steps from her house. Not kidding, you walk out the back door a step and you can see into her living room window. Besides that the other tenants of the property are close and the neighbors are super close. We could hear them inside their house from inside the rental house.

But seriously, if you are going to Austin with a significant other or as a family this house is amazing. We walked to Z Tejas and then out to 6th street. It was so close and the house itself was so nice! We had problems with other rentals because they were smaller than we were told and the AC didn't work. But this place everything was clean and the AC worked, plus there was a wall unit in the bedroom. They also had the kitchen, bathrooms, and cleaning supplies stocked so you didn't have to worry about anything.

Because of this we do have the "no parties" rule posted in our policies and our rental agreement but we agree that it needs to be clearer so we have added reminders to our confirmation email as well as posting it in the property description.
