The first floor: living room, dining room, little WC, kitchen, balcony, and barbecue. 2nd floor: master bedroom (2 beds 2x90cm) with balcony and lovely view to the Pearl and Hallgrimskirkja church, 1 double room (bed 140 cm) 2 single rooms (1x90cm 1x120cm), laundry room and bathroom with bathtub/shower. 3rd floor: 1 double room (1x180cm) 1 single room (90cm) and balconies. Access to internet incl.

The Studio is separate apartment, fully equipped, same address sleeps 1-4.

Your hostess Thórey is a certified Icelandic tourist-guide and she will be happy to give you advice according to your interests. From Reykjavík it is easy to do interesting day tours. We are only 40min away from the famous Blue-Lagoon and the Airport, Thingvellir, the site of the old parliament is 50 min away, Gullfoss and Geysir 90 min, Snaefellsjökull (from Jules Verne's Journey to the center of the earth 3 hr drive.

About Thorey Sigthorsdottir

I am an actress, voice coach and tour-guide. A typical Icelander that does has many various jobs. In the summer I enjoy looking at my beautiful country through the eyes of the visitor enjoying the possibility to see it over and over again with fresh look. In the winter time the arts take over my time. I work in the theatre or training people's skill. Both public speaking, the voice and theatre. I love personal development, theatre, yoga, traveling and swimming in the sea. I have just started re-training sea swimming. If you like that the perfect place to go is Nautholsvik, a free venue in the summer with yellow sandy beach, hot jacuzzy, sauna and good access to the sea. Partly a lagoon heated with geo-thermal water.

Why Thorey Sigthorsdottir chose Reykjavik

This apartment is so unique I fell in love with it since it has such a big character. Many different rooms reminded me of my years in London living in a typical British semi-detached house except this one is on the 2nd floor. A wonderful family house with a story. The last land-post had in Iceland had his farm here and his widow built the house after he died. Very near the city center, the street looking at the behind of Hallgrimskirkja church a lovely angle, making the street very grand. I live here with my 14 year old son and in the winter I have University students as tenants. When I am on the road taking tourists around Iceland in the summer I rent the apartment to tourists.

What makes this apartment unique

What is so great about this location is that is only 10-20 min walk away from the City Center but on the quiet side. There is a swimming pool just around the corner, my sons school just opposite that and all transportation are easy from here. Easy bus connection in all direction. I chose to live here since from here I don't need to depend on the car to get around. I can walk, bike or take the bus wherever I need to. And I have private parking place for my car when I don't need it. That in this area is a luxury.

There are several food shops n walking distance as well as café's and restaurants.

We thoroughly enjoyed our visit at this studio in Reykjavik. The parking was super easy and you can walk nearly anywhere in downtown Reykjavik. Tip, visit the Bonus grocery store and stock up on items the first day of your trip as restaurants are on the expensive side. Thank you Thorey for letting us stay!

Not what was advertised

The photographs and descriptions of this renters apartment had absolutely nothing to do with the tiny room / "garden shed" that my son and I had to share for 5 days. I was absolutely furious. The renter, who was out of the country, told me she CLEARLY stated she was renting us a studio apartment, not the multi room apartment she has advertised. Apparently she has never had anyone be confused before. Well my ex wife who is my travel agent of repute and experience found this place, not me! Here were my issues:

- Tiny one room, I can't even call it anything other than a garden shed

- The only bed squeaked every time you moved an inch

- A wardrobe separated me from my 6'2" son who was cramped on a pull out futon

- The shower constantly stank of rotten eggs, not just the start of the water, but constantly

- The "laundry room" where I had to store our bags, smelled of damp

- The "garden" was totally overgrown

- The three trash cans were overflowing with numerous peoples garbage

- The right paving stone of the two you have to step on to get into the room was very loose

- Iceland is not warm but this place was, its obviously well insulated for the winter. You have to leave the windows open and welcome the bugs inside to cool it down

- No black out curtains on the windows to combat the 24 hour daylight

- An old, torn and tatty map was placed sideways on the door window !

What bothered me the most was the apparent lack of care. There was no welcome pack, no maps, no instructions for the shower, kitchen utensils or how to work the TV (it didn't work). There was a slip of paper with the WiFi password next to the router. I expected a folder / pack with all relevant information for the dwelling and surrounding area. I left a 2017 map of Reykjavik for the next visitors. They are free and plentiful so I cannot believe this is too much to ask.

I told the renter on the telephone that my son and I had been traveling all night and were exhausted. Yet, two hours after falling asleep, we were rudely awoken by the renters cleaner banging on the door. I was completely disorientated. She came over to explain how to use the ancient coffee maker and to try to address issues I had emailed the renter! Why wake us up??!! Because she was going hiking out of town for the next three days! Oh that's OK then, as long as she wasn't inconvenienced!

Whatever the renter responds regarding descriptions, she ruined our vacation misrepresenting this nightmare property

Owner's Response: For my future guests I certainly hope that no one will have the experience that my guest had, which is to misunderstand completely what you are renting. This is of course to insure a complete disappointment with everything to start with and very hard to make someone pleased with anything. As he mentioned this is the first time (since I started in 2008) I have had this happening, that my guest does not know he is renting a studio-apartment but thinks he is renting an 8 room apartment for 2 people and I am very sorry on my behalf of this misunderstanding although it was stated clearly in our contract. That was the reason for my caretaker to arrive immediately to see if there was anything she could do to help. Regarding the smell of the water, that is due to the geothermal water in Iceland and little to do but get used to it. The radiators is something everyone can adjust and put down if on finds it is to warm in the apartment. The house has been under construction work on the outside this summer so we haven't been able to attend the garden properly but as soon as the work is over we see better times in the fields of gardening. I thank my guest for the advice regarding the welcome pack with instruction. We can obviously do better there and will do so. The system of things is different in Europe from the USA so certain things we think are obvious might not be so for someone from another culture.

Fantastic location and just right for 2.

We stayed in the cottage (not the picture I am seeing as I write this review; its the white kitchen pictured on the site.) It is perfectly located behind Hallgrimskirkja which sits atop the hill and looks over the city and only a two minute walk. There is a little market in front of the church which we used frequently. This will also take you down one of the main shopping streets. Reykjavik is a very walkable town. The meeting place for tours is a 5 minute walk and the bus station is less than 15 minutes. The cottage is basically a converted one car garage with a set of armoires as a wall between the living area and the bedroom. It was very comfortable and the perfect size for two. The kitchen allowed us to prepare simple meals after touring all day and a large lunch in the early afternoon as all tours seem to do. This will save you big bucks as most meals will cost at least $25-50 per person and can be much more in the trendy restaurants, Icelandic beer not included. By the way, we highly recommend the restaurant Tapas barinn for the Icelandic Feast which allows you to try Puffin, whale, lamb, fish, and Icelandic lobster. We split it as we were unsure of most of these, but it was fantastic and enough for two.

Back to the cottage; There is WiFi which is important because the t.v. is quite lacking for relaxing in the evening. The bed is super comfortable.

If you are looking for fancy, this is not for you. This place is cozy, convenient, and comfortable. Be prepared to take tons of pictures of Iceland. Have fun.

Great Stay

I thought I had already submitted a review, but, apparently not. I thoroughly enjoyed my stay in Thorey's studio apartment. It was easy to find and about a 15 minute walk (depending on how fast you walk) from the bus station, but, be aware that it is all uphill in case you have a heavy suitcase. The studio is literally down the street from the church and only a few minute walk. Pay attention to the church schedule of events, if you're interested. I kept missing the organ concerts! If you've not seen pictures, the pipe organ is magnificent. You can also catch tour bus shuttles across the street from the church at the Hotel Leifur Erikisson. It's a quick walk downtown (about 10 minutes). The wi-fi was reliable and fast making it easier to plan reservations and exploration. My one significant issue was that the outside light over the door was not working and I couldn't find a replacement bulb in the studio. This made it a little uncomfortable finding my way in the dark and trying to put the key in the door. I advised Thorey when I left and I'm sure she's replaced it by now. The washer/dryer combination was a godsend because it rained every day I was there and I was able to dry my clothes and coat very quickly. But, the unit was difficult to understand as I had no experience with that type. Have Thorey give you detailed instructions. Also, be aware that you cannot put very much in the washer/dryer at one time. The storage unit was also a great help. On the picky side, it would have been nice to have a small microwave in the studio. Loved having the coffee makers. The Icelandic people are wonderfully friendly and I can't wait to go back

Quaint studio- great location

We really enjoyed this studio! Moist importantly for us: the bed is comfy. We were provided with everything we needed and the wifi works excellent which is great for those of us that work on the go. There is a parking spot for rental cars and the place is very easy to find using the church steeple as a guide from miles away. We also enjoyed privacy even though there was work being done on the main house.

Great location in Reykjavik

We spent four nights in this studio apartment in a great location in Reykjavik. It was walking distance to the main bus depot and to the central city. This studio is an ideal location for a couple.

We really appreciated the free internet. It was great to have cooking facilities, but a small microwave would have really been nice. The ability to cook some of our meals was a real advantage because, as the travel books say, Iceland is "very expensive". There was a small market about a five minute walk just on the other side of the church which proved to be quite convenient. Would definitely recommend this rental!

Guesthouse@ Leifsgata25 is located at the very center of Reykjavík, next to Hallgrimskirkja church, everything is in walking distance or easy access by bus. Geothermal pools indoors and outdoors, Perlan, Zoo and family park with all domestic animals of Iceland. 5 min to the main shopping street Laugavegur and Skólavördustigur for Icelandic design. Or the great variety of café's and restaurant to be found in the city center, all offering good quality food, fresh fish and the Icelandic lamb meet known for it's supreme taste, due to the sheep being kept in the wilderness of interiors of Iceland. From here the center, it is easy to plan a variety of day tours, 30min to the National Park at Thingvellir, The Golden Circle including Gullfoss and Geysir, 40 min to the Blue Lagoon, Snæfellsnes Peninsula, hiking. The main Bus station for day tours is 10 min away or you can rent a car and plan your own excursion with the help of your hostess Thorey who is a certified Icelandic tourist guide.
