On the Tuscany and Umbria Border this villa is perfect for lounging by the pool.

This charming 2 bed house was newly built using traditional materials and is beautifully positioned on the Tuscany/Umbria border, with expansive views of Lake Trasimeno.

Covering 100 sq mtrs on 2 floors, the house has 2 bedrooms and 2 bathrooms (Queen bedroom w/ensuite upstairs, downstairs 2 single beds). Pretty kitchen and sitting room w/covered outdoor eating area.

There is a magnificent 13m x 6m tiled pool which has ample surrounding private space for sunbathing. 1ha of olives, grapes and fruit trees around the house.

The house is at the end of a quiet country road yet is walking distance to a great traditional restaurant.

5 mins to nearest village. Superbly positioned for sightseeing with Assisi, Cortona, Montelpulciano ans Siena within 1 hr. Day trips to Rome and Florence are easy from local train station 10 minutes away.

If you require peace, quiet and relaxation, this is the place for you.

Lovely home from home surrounded by stunning countryside. Beautiful pool for swimming or simple relaxing by, taking in the views.

Lots of helpful tips and advice given by the owners. Food and wine in the area would be difficult to beat!

Hier moet je geweest zijn en van huis en omgeving

Als je echt wilt genieten is dit prachtige huis een aanrader. Naast een heerlijk en schoon huis ook een fantastisch plek om 3 weken te genieten van de prachtige omgeving en het mooie en schone zwembad. Een aanrader voor mensen die rust en bezienswaardigheden in de omgeving willen combineren.Daarnaast heb je te maken met een vriendelijke en attente verhuurder die alles doet om je een geslaagde vakantie te bezorgen. Als het aan ons ligt was dit de eerste maar zeker niet de laatste keer ! Wij kunnen en willen dit prachtige huis dan ook van harte aanbevelen en hopen op tot zien!!! Rob & Uschi Marsman

The heart of Italy

Even in the rain in April this was a wonderful place to stay. It had beauatiful views and all the amenities. The owners and their on-the-ground assistants couldn't have been more helpful. Siituated in the centre of Italy, on the Tuscan/Umbrian border, it's a base for daytrips in every direction, even into Rome and Florence on the train. We highly recommend this property. A perfect getaway

We stayed at this property in September this year and cannot help but say what a fantastic choice that it was. All the pictures show exactly how it is. It is spotlessly clean, high quality and with amazing views. The bed was comfy, the bathroom gorgeous, the kitchen well equipped, the pool awesome and the owners provided some very helpful hints and suggestions of what to do whilst there. It was very peaceful and a perfect place to chill out, located in a rural area, but only 5 minutes walk from a lovely restaurant. We would love to go back and would recommend it.

Definitely 5 Star!

Wow! Where to begin. First and foremost, this holiday rental was all that it was advertised to be. Spotlessly clean, lawn well maintained, great layout, supplied with all you need for cooking as well as TV and music......even the sheets and towels were first class! BUT, most of all, the location was extraordinary. Beautiful countryside, rolling hills, grape vinyards, olive orchards, winerys close by( so close that we took our used wine bottles and purchased young wine at the back door for 1 euro a bottle) - delicious!

The owners, Ken and Danica, have a detailed notebook for their guests with all sorts of things to do, places to see, restaurants to try and cooking classes to attend(if you so desire). Their local help-mate was terrific. Her name is Patricia and she is a boon to their rental property. We had a problem with the wi fi and Patricia was on it right away.....problem solved asap.

Danica also gave us great feedback on where to catch the train as well as directions to get there. The customer service was outstanding. The food was to die for and the gelato was so good that I would go back just for that. Most of the restaurants where we ate were recommended by Ken and Danica. All of them were wonderful but our favorite was Guastini's in Valiano. My friend Tab who went with me took a cooking class(rec. by Danica) and she is still talking about it! Infact, tonight we had fresh gelato that she learned to make in this class.

Would I recommend this villa? In a heartbeat. I am just jealous that I won't be with you when you go. One more thing I might add: the Italian people are just fantastic.....warm, expressive, giving, friendly, helpful........terrific. Go! Enjoy!

Lovely villa in perfect location

My wife and I stayed here for our honeymoon. There were lots of things we wanted from our choice of accommodation and we have to say this delivered on all of them.

For when you want to stay in there's a top notch swimming pool, great views, scenic outdoor eating areas, a BBQ, wifi and all the mod-cons. All the fixtures (bathroom, beds, cooker, fridge etc) are modern and high-spec.

For when you want to go and explore there's a restaurant within walking distance and a small town a 5 minutes minutes drive away with a few casual eateries and a great shop (with lots of fresh produce and helpful butcher).

For exploring in the day there are some of Italy's most lovely towns within easy reach. We went to Castiglione del Lago (15min drive and a very pretty little town), Cortona (30mins and our favourite hill town), Montpulciano (30mins) but there's also Sienna, Todi, Assisi and loads of others not much further afield.

If you're into food and drink, there are lots of wine producers in the area including Avignonesi (one of the best in Montepulciano) which is only a 10 minute drive away. We had a tour and a big lunch there which we loved.

We also had our favourite meal of the holiday at a restaurant 10 minutes away from the villa; Piccola Trattoria Guastini. We eat out in quite a bit but this place takes some beating. The suckling pig was out of this world. You'll see from trip advisor it's a highly regarded restaurant by lots of others as well.

Anyway, I know this all sounds rather gushing but I can't really think of anything that didn't like. We'd really recommend the place.
