Hi, We’re Rory + Jason. We’re the owners of Cape Guinevere at Baxter Lake. We grew up in northern MA and suburban NYC respectively. We're currently living in Boston, where we have called home since 2001. We have vacation rental properties in New Hampshire and in Provincetown, Massachusetts.

Why Jason Muth chose Farmington
We purchased Cape Guinevere at Baxter Lake in 2016 from a lovely family who built the home in the 90’s and intended to retire here. We live in Boston, but have been vacationing in New Hampshire at Baxter Lake for many years. In fact, our family members have homes right down the street from Cape Guinevere! Baxter Lake is close enough from Boston for a quick hour-and-forty-minute drive up after work, but it's a world away from the city. No light pollution, clean air, quiet and tranquil, Cape Guinevere at Baxter Lake is the perfect escape for a long weekend, or a full week's vacation in the summer.
What makes this Cabin unique
You can tell from the home’s craftsmanship, attention-to-detail, and structural integrity that the original owners truly expected to live here year round, and for many years. It's a destination unto itself, but also close enough to grocery stores, hardware stores, craft stores, and restaurants (15 minutes away), skiing (45 minutes away), and day trips under an hour (Ogunquit, Dover, Portsmouth, Laconia, Lake Winnipesaukee, Maine, Outlet Shopping). We escape the city for our home in the woods as often as possible, but we also love sharing our home with responsible families and groups of friends who will treat our home respectfully.

Perfect stay! Home has everything you could ask for and more!
Great weekend celebrating my nieces wedding. Loved this home with a view of the lake. Weather was perfect. House was well stocked with everything you might need for a few days from home, this coming from my brothers-in-law who is a professional chef. I would recommend this lovely home to all. My team and I attended a weapons school in Epping. After driving for 2 days, we arrived at the home and was very pleased at the condition, location and the layout of the home. All appliances worked and the house was very neat and clean upon arrival. Plenty of seating for everyone both inside and outside. We will be returning for more schools in the future and we will be staying with Jason again. I would highly recommend this property if you are looking for a place to stay.
Aug 2019 visit
We were married couple with 2 teenagers and also 2 grandparents and 1 visiting aunt. Plenty of room for all to sleep and plenty of room to park. Short walk to lake and it is very peaceful there. House itself is maybe the best appointed house we have stayed in and very thoughtfully constructed. The owner communicated great from start to finish. We enjoyed the stay and will visit again if we choose to visit this area again!
Perfect family getaway
This is the nicest off the beaten path lake getaway! We stayed here with our adult children this summer- all boys except for the Mom! It was perfect. Very clean and close to three beaches. The lake was good for fishing, kayaking and paddle boarding. We were able to tube when the lake wasn’t too busy which was mid afternoon every day. The neighborhood is quiet. The house is exactly as described and the cleanest rental I have ever stayed in. All of the amenities were provided. I would stay here again and likely will.

We had a great stay at Jason’s house. Wish we could’ve experience the lake but our weekend was way too short and way too busy. Hope to get back to New Hampshire sometime in the near future, would recommend staying at his place.

Cape Guinevere on Baxter Lake is surrounded by trees. It's quiet, lovely, and peaceful! Scenic beauty everywhere you look. Baxter Lake is the perfect setting for a serene float in our kayaks! Enjoy the sounds of the lake. Maybe, you'll even spot a bald eagle!
Gunstock Mountain, Portsmouth, Ogunquit, Lake Winnipesaukee, Loudon, Laconia, Kennebunkport, Wolfeboro, Concord, Newburyport, Manchester, and Hampton Beach - all within 1 hour. Gorgeous trails nearby, suitable for all levels of hiking at Mount Major and Blue Job Mountain. Largemouth + smallmouth bass, chain pickerel, and bullheads - fishing galore in Baxter Lake! Skiing in the winter and Ziplining in the Summer, Gunstock Mountain's 1,400 foot vertical drop is a short 40-minute drive away!
