Carnival week - August 13 to 19 - is a great time to visit Provincetown!
Newly refurbished in 2012, “Wayside” retains all the charm and simplicity of a true 1930’s era beach cottage. Part of the Sutton Place cottage community in Truro’s Beach Point, Wayside is located right on Sutton Place’s private beach on Cape Cod Bay. Relax on the private beach, the cottage’s private deck with water views, or the front porch. The downstairs has a living room, dining room, newly rebuilt kitchen and one bedroom. Upstairs are three more bedrooms and the bathroom. Sutton Place does not allow pets.
The cottage has a full kitchen with basic appliances like a toaster, microwave and coffee maker, as well as all needed cooking utensils, dishes, etc. An outdoor area has a table and chairs for dining al fresco, as well as a charcoal grill. Parking for three cars is available, as well as space to store bicycles, kayaks or beach toys. The cottage does not have a telephone, but has Internet and television service (if you want it).
Some accommodations are needed given that the building dates from the 1930’s. The cottage does not have air-conditioning or central heat; to improve airflow two of the upstairs bedrooms feature seven foot dividers instead of full floor to ceiling walls. We do have several space heaters for cold days. A half-bath is upstairs, and a separate shower room is downstairs. We also have an enclosed outdoor shower with hot water. Guests are asked to bring their own towels and bed sheets, although we can provide linens for an additional fee if needed.
The downstairs bedroom has a queen bed, while the upstairs bedrooms feature a queen bed in one room, a full bed in another, and a twin bed with a pop-up trundle in the third bedroom.
We live in Boston with our two children. Ever since we met, we have summered in Beach Point and I can usually be found down the street at our cottage at Ocean Breeze.

Since I was a little girl, I’ve been coming to Beach Point, Truro each summer. My parents brought my brothers and me every year and we usually stayed at Wayside cottage in Sutton Place. As an adult, I introduced my own family to Beach Point and my husband and I eventually bought our own cottage nearby.
Sutton Place was always more than just a beachside hotel – it’s a place where the same families would return year after year, building their own memories. It is a very special place, and my family has very special memories of our summers here. In 2011, when a developer purchased Sutton Place to create a cottage community, my husband and I were able to buy Wayside cottage. While I am sad to see the old Sutton Place go, I consider myself very fortunate to be able to preserve Wayside. My husband and I have put a lot of work into refurbishing this historic cottage, while preserving its special charm. I know that it, and the new Sutton Place, will continue to be part of a community of vacationers and I welcome you to this cottage that is so special to me.
This house was perfect for our family of 4 adults and 2 small children. The property is very clean and Luisa is quick to respond to emails. The deck area is wonderful as it is surrounded by sand, so our little ones could play in the sand and we could sit on the chaise lounges and have our morning coffee. We loved the outdoor shower and having a washer and dryer was wonderful, especially with two little ones. We have been coming to the Beach Point area for many years but this is our first time staying at this house. We will definitely be back next year. Thank you Luisa for sharing your house with us!
Wayside Cottage has high ceilings, airy rooms, surprisingly large bedrooms. It is an authentic old beach house, well cared for. The bay beach is right outside and the breeze is steady. The outdoor shower is great. The kitchen and dining room work really well. We really enjoyed our stay. There is only one toilet, and it is upstairs, so be prepared for that minor inconvenience - but there is also a washer and dryer! The one complaint my family had is that, because the cottage is right on Beach Road, there was a fair amount of traffic noise, including the occasional large truck or bus that was quite loud. Luisa was a very gracious and lovely host, living right down the road, and she responded immediately to our queries and requests. Thank you, Luisa!
Perfect location for a quiet beach vacation with easy access to Provincetown. Our family of 6 adults stayed at Wayside x 1 week and were very comfortable. We had all the amenities we needed to cook & grill, and the deck in back was perfect! Great beach for sunrise/sunset walks, reading and swimming. Rode our bikes into Provincetown daily and also to nearby Truro Vineyards. Luisa was welcoming (including a bottle of wine) and super responsive but also allowed us our own space. Would happily return to Wayside next summer!
This is our 2nd trip to Wayside and it was perfect as ever, but with some added features! Super cozy, every amenity you could think of and strangely, some of the best night's sleep for me... (took a photo of the tag on my mattress, so comfortable!) This year, they've added a patio on the back which served perfectly as our wake up with coffee place as well as an incredible outdoor shower that you have to try! Always great communication with the owner and above and beyond service with this great rental. :)
First off, the owner is great to work with. Great communication and super helpful. The house was really clean and neat. Had all the kitchen items you'd need. Four bedrooms that were cozy and comfy. The beach is just out the back door and it's pretty quiet. Close to P-Town. This will be our 2nd time this upcoming June for a Girls Weekend and we can't wait! I've been in the hospitality/lodging industry for a majority of my life and Wayside Cottage is doing it right. Definitely recommend. :)
We have been coming to Wayside for over 21 years. Improvements have made but the charm of this house keeps bringing us back. We love just waking out the door to the water with sand on our feet and a nice breeze on our faces. The owners (Luisa and Warren) are terrific and keep making improvements year after year. We hope to be coming here for 21 more years.
“Wayside” is right on Cape Cod Bay, in the Beach Point area of North Truro at the end of Cape Cod. Relax on our private bay-side beach with its peaceful view of Provincetown across the harbor, enjoy hiking or biking through the natural dunes of the Cape Cod National Seashore, or take a short drive to the natural and un-crowded ocean-side beaches in Truro and Provincetown. Nearby Highland Golf Links is a true links course and the oldest golf course on Cape Cod.
You can drive, walk, bike or take the convenient Providence Shuttle into nearby Provincetown with its many attractions. A former Portuguese fishing village, Provincetown manages to be both historic and glamorous at the same time. Stretching for three miles along the tip of Cape Cod, Provincetown boasts art galleries, fine dining, clam and lobster shacks, shopping, picturesque walks, and a vibrant night life. You can rent a sailboat or jet ski at Flyer’s, catch a day ferry to Boston, go whale watching or hire a fishing charter, play tennis at the Provincetown Tennis Club, work out in a gym, or hike to the very end of the cape where, as Thoreau said, “a man can stand … and put all of America behind him.” Famous Wellfleet village, with its quaint shops, quiet streets, and picturesque harbor is about a fifteen minute drive.
