The ground floor has a large light and airy lounge and similarly proportioned dining room which is adjoined through an arch way to a modern kitchen. Covered terraces run along the length of the rear and include outdoor furniture for dining and relaxing. Just a few paces from the villa is the 10x5m tiled heated pool with Roman steps and a border of lavender bushes, which lightly scent the air. After taking a refreshing swim choose one of 6 loungers on the sun terrace for developing a tan. The garden is grassed, elevated and screened for privacy using trees and bushes. Upstairs there are three double bedrooms all with en-suite bathroom or shower. The master bedroom has its own balcony for secluded sunbathing.

The villa was originally designed for the personal use of Dussmann Homes directors and to be a show home for their award winning property developments. It therefore has many additional design features and exceptional build quality.

Please note that smoking is not permitted inside the villa building for health and safety and insurance reasons. Smoking is allowed on covered terraces, sun terraces, balcony and in the garden.

Why Dr James B Waddell chose Porec area

The location of the villa is stunning. It is on the south side of the Mirna Valley in an elevated position facing West towards the Adriatic Sea, which can be seen in the distance over rolling hills. The villa was built buy a German developer using local craftsman to a very high standard and was going to be used as their family home, but fortunately they sold it to us. When we visited the plot for the first time one of the builder told us that he thought the location of the villa, which was built in place of a ruined farm house was a special place, we could only agree completely. We looked at many other villas and nothing came close in terms of build quality, location and design.

The interior furnishings of the villa has been specified to provide a hand in glove holiday home experience. From the comfortable beds, the high spec Egyptian cotton sheets and towels imported from the UK, a well equipped kitchen, satellite TV, Wi-Fi so you can FaceTime friends and family at home, and a Bose Sounddock II to plug you iPhone or iPod into play your own music for water aerobics in the pool!

What makes this villa unique

The location was the first thing that attracted us. Rural, surrounded by vineyards and yet not far from grocery stores and the main tourist attractions. The design of the villa is very light and airy with little features such as the little alcoves used traditionally, as a safe place for candles to give light, the arrangement of the interior arches from one room to another framing the open fire place at one end and French doors at another. The slight off-set of the stairs into the lounge suggesting you head straight out to the pool. The stone work is a work of art. Lie in the master bedroom double bed and look at the stone work to the left hand-side – how did that stone mason balance all those small and big stones in such a pleasing yet linear pattern?

As the villa is elevated at around 275m above sea level there is always a slight breeze, which can be lacking in other villas in lower locations. Do not be surprised if all you want to do is just hang around the pool during the day drinking in the scenery and heal your soul from the ardours of modern life. There are great family restaurants just a short drive away and more formal establishment in the main tourist resorts along the coast.

Beautiful, spacious villa with fab pool and views

We were seeking tranquillity, relaxation, a large pool, scenic views, and comfortable external dining/lounging areas. We were not disappointed.

The villa is situated on a bucolic & unmade road which winds through vineyards and has wonderful views across the vineyards and fields out to sea.

It is an attractive and well designed villa which has been fitted out with good quality/antique furniture. All rooms are spacious and even though we were a party of 7 adults/teens we never felt cramped.

It was a privilege to open the shutters every morning to reveal the wonderful view and step out into the total peace and quiet of the garden. This experience was matched at the end of most days with stunning sunsets over the sea - truly memorable and magnificent.

We ate locally at Agriturismo Jadruhi and Selo Mekisi, as well as in restaurants in Porec and Rovinj and the hilltop villages in Motovun and Groznjan. All the meals were very different but excellent. We visited beaches at Dajla and the waterfall and chasm walk at Pazin. We enjoyed visiting historic Porec and had a wonderful day in Venice, a 2.5 hours drive.

We absolutely loved our stay at Villa Olivia and, if able, would award it 4.5 stars. The only reasons for not awarding 5 stars are; the proximity of the house to the road means that you are aware of the farm vehicles travelling up and down the road - which also causes a lot of dust, the position of the neighbouring villa unfortunately reduces privacy around the pool and external shower area, the lovely big bbq area could be better equipped, the single convection oven was insufficient for our needs and the fridge freezer was only just adequate, the master bedroom ensuite bathroom would benefit from a full, independent shower, and the external seating and lounging furniture was in need of repair/replacement.

The owners were fantastically responsive and informative throughout the entire process – from our initial enquiry and questions, through booking and payments, more questions and then in their response to queries whilst we were at the villa. The local representative was likewise very efficient, responsive and helpful. The security deposit was refunded within days of our return. All round excellent customer services.

In conclusion, Villa Olivia is a beautiful villa in a scenic and unique location. We would definitely want to return in the future and confidently recommend it to our family and friends and to anyone reading this review.

Owner's Response: I am glad you enjoyed your stay at the villa. The track to the villa is screened by mature Oleanders bushes and is used occasionally by vineyard and olive grove owners to tend to their crops. As they are usually slow moving farm vehicles I am surprised at your comments of dust and in any case the pool areas is far enough away from the track to be of no consequence. I often have a chat or a wave with some of the vineyard owners as they pass slowly by - "dobar dan"! The villa is maintained to a high standard.

Perfect Post Wedding Perfection!

Myself and my husband came to this villa on honeymoon for a bit of luxury.

On arrival at the villa we weren't disappointed! The presentation of the villa was immaculate, luxurious but homely.

It was a treat having such a huge villa all to ourselves but definitely gave us the idea to come back again and make use of the spare rooms.

I loved the private pool and outside area. It was the perfect way to spend some lazy days in the sun.

Also expect some pretty amazing sunsets come evening, when the sky fills with beautiful colours as the sun goes down over a blanket of vineyards, with the Adriatic Sea in the distance, and sometimes a glimmer of Venice on a really clear day.

We also really enjoyed the wine tasting with one of the best wine producers in Istria, Franc Arman, who is only a 10 minute walk from the villa. This is just as well after sampling a few wines!

Being a sporty couple too, we loved exploring the village with many pretty runs, greeted by chickens, cows, geese and donkeys :)

The villa was equipped with everything we needed and more. They really have thought of everything.

Fantastic location, with many lovely local town and villages nearby with the use of a hire car.

Would highly recommend this villa to anyone! We loved it! The perfect chill out week!

Wonderful villa in beautiful surroundings

Lovely property, very well maintained and everything was as described or better.

Both James and the local rep were immediately helpful when we had a couple of questions, and the area was both gorgeous and also, brilliantly, a lot less busy than we expected.

For a change we spent the school holidays going to restaurants with plenty of room, driving practically empty roads and being able to park within walking distance of world class tourist sites.

Highly recommended.

We truly enjoyed our vacation at Villa Olivia. The Villa is modern, well appointed and fully equipped with all essentials. In particular: we like cooking and Olivia has everything to prepare, serve and enjoy extensive family feasts over the beautiful Istria sunsets. The views and smells are amazing and so is the location: just a step away from Istria's best wineries. It was our third holiday in Istria and the best so far! We truly enjoyed our stay at Olivia. The villa is beautifully appointed, it has all essential amenities and equipment. We like cooking and the kitchen has everything one need to prepare and serve big feasts. The views are amazing, and so are the smell of lavender and rosemary from the garden. Porec: 17km with boutiques, restaurants and water front promenade. Famous UNESCO world heritage site Eupharasius Basilica a 6th Century Christian mosaic in the centre of the town.

Novigrad: 17km with marina and some very good fish restaurants

Pula: 60km with one of the best preserved amphitheatres from 200AD.

The Istrian coastline is rocky and there are no sandy beaches but there are many opportunities to sunbath and swim in the clear Adriatic Sea. Good places to swim are: Zelena Laguna, which is south of Porec, about 30 mins by car from the villa, and there is also a water ski cable pull circuit there and modest priced restaurants on the coastal edge. More rural beaches can be found at Dajla north of Novigrad about 25 mins by car.

Golf: In August 2009, the World Class KEMPINSKI GOLF ADRIATIC Championship 18-hole Golf Course was opened. In a spectacular location only a few steps from the Adriatic Sea the facilities boast:
