My wife and I began coming out to the North Fork of Long Island when we were children. Our families lived in Roslyn LI and always looked forward to our annual visits to the beaches of the town of Southold 'way out near Orient Point'. Over 10 years ago, my wife and I and our sons began renting homes on the North Fork to be close to our extended family that resides in the area (Greenport, East Marion, and Cutchogue). In 2003, after searching for 4 years, we found and bought the most desirable place on earth, Breakwater (OK, I'm biased but you'll see). Since then, our summers have been filled with immeasurable joys and lifetime memories. But, for us, the fun doesn't end at Labor Day; we continue to travel (from Westchester, NY) throughout the Fall, Winter, and Spring for grand getaways at Breakwater. At this time, our very active/athletic boys are in high school making it a little difficult for us to spend as much time as we'd like on Long Island. Once our boys move on, we expect to, once again, enjoy full summers in wonderful Greenport. Until then, our situation is your gain :)

Breakwater is but 5 houses away from my brother's summer home on Beach Road, 2 miles from my sister's home on the Long Island Sound in Greenport, and a 1-mile swim to my wife's family in East Marion. Aside from close proximity to family, our property (as you can see from the aerial views) sits on a peninsula with 270 degree views of Peconic Bay and Greenport Harbor. The location, the land, and the privates beaches of Breakwater are nothing short of stunning.
What makes this House unique
Our 4 acres of land and beach afford us the opportunity to enjoy several unique sitting areas, each with a fabulous view of the Bay's never ending eye candy. Close proximity to the beautiful town of Greenport (and all of its shops and restaurants) is another added benefit. You are able to kayak 10-20 minutes across Greenport Harbor into town or you can walk, jog, bike, or drive 2 miles if that's your preference.

We loved our time at Mike's house. We got really lucky that the weather happened to be perfect which really brought this place to life. The outdoor space is perfect for spending time with a group of friends and family and the living room is completely filled with natural light and water views in all directions when it's a sunny day. The house was very clean and Mike was really easy to work with. There were also lots of games and activities to do there without having to bring our own, We're looking forward to coming back!

Beautiful, relaxing getaway
Came here for a girl's weekend, and couldn't have asked for a better house!
The location is stunning, with views of the water in every direction. The pictures don't do this place justice - the scenery is just gorgeous, and the house itself is also much nicer in person. There were 6 of us and the house had everything we needed - lots of common space to hang out, plenty of beds and bathrooms, and a large, modern, well-stocked kitchen.
We had a full weekend planned with winery hopping (the vineyards in Southold are no more than a 15-minute drive from the house), trips to the beach (the nearby 67 Steps Beach was beautiful), and eating/drinking in Greenport (5-min drive to main street), but we could've been totally happy never leaving this house. The only annoying thing, which has nothing to do with the house, is that Uber is pretty sparse out there (there were only Ubers available about 25% of the time), and the two cab companies in town (Hometown and Classy Cab) are a ridiculous rip-off. But aside from that, we had absolutely zero complaints.
Mike was a pleasure to deal with, and super friendly and responsive. We can't wait to return!

This beautiful, one-of-a-kind beach house is located on a private beach facing the spectacular views of Shelter Island and the Peconic Bay (to the East/South East) and Greenport Harbor (to the South). It is nestled on a Sandy Beach like no other location in the area.
If you are planning a vacation or special event outing and want to get away from it all, this is the place to come. Have a picnic on a private beach overlooking the Peconic Bay with your favorite beverage in hand.
As secluded and quiet as the location is, it's only a short stroll away to the quaint maritime Village of Greenport where you will find restaurants, shopping with a variety of boutiques and stores to fit your every need.
The area is also home to approximately 30 vineyards that feature regular tastings and live music in a 'Sonoma' like bucolic setting.
Finally, if you're into bike riding, there's no better place to cycle than the North Fork (to Orient Point) or on Shelter Island where an endless number of stunning views appear at every turn.
