Villa Nishita is a family friendly villa with all the modern comforts expected in a quality holiday home. The villa is located in a quiet residential area yet within walking distance of all the clubs, restaurants and beaches of Ayia Napa. The villa has a private pool and a landscaped garden with sun loungers and BBQ. The villa has three spacious bedrooms each with private balcony, en-suite bathroom and sea views. There are power showers and shaver points in each of the bathrooms. The open plan living area has LCD TV, Wii, satellite(limited English channels), bluray player, mp3 player with iPod docking station. In the kitchen you will find a large fridge freezer, water dispenser, microwave, dishwasher, washing machine, hob and oven. There is a mac mini with wifi and there is a landline for incoming calls. Luxury and comfort are the theme of this villa either it is the fantastic location, fabulous sea views, en-suite bathrooms, LCD satellite TV or power showers. We provide all the linen and towels including beach towels
Welcome Pack and Cleaning: We provide a complimentary welcome pack consisting of coffee, tea, sugar, milk, butter, bread, eggs, water and juice. The price includes mid stay cleaning and linen change for bookings of 2 weeks or more.
Linen and Towels: All linen towels including beach towels are provided for guests use. Fair use of air con is also included in the rental fee.
Airport Transfers and Car Hire: Our villa management company can arrange airport transfers and car hire at competitive prices. Here is the current price list for airport transfers from Larnaca airport.
Booster seats available at 1.00 euro per trip and baby seats available at 3.00 euros per trip. All above prices are for one-way travel.

It is location of Villa Nishita that makes it so special. It has good views of the sea and is within walking distance of the beach and town centre. The neighbours are quite helpful and friendly.

Villa was superb, very spacious and plenty of room. In our party we had six adults a four year old and a 13 month baby. In the main room there was a double for myself and my partner a sofa bed for our 4 year old and a cot for the baby, this still left us with plenty of room, more room than a studio apartment could offer. Everything is in the villa that you could ask for. Plenty of space around the pool area and a lovely pool. You can walk into town in 15 mins. We used to get a taxi home at night ( 6 to 10 euros ) depending on how many people. I would return here again and would reccomend it to anyone.
The villa was of exceptional standard throughout. From the moment we booked the service was great and we felt looked after. As our travel date got closer we were contacted by both owner and managment company ensuring that all our needs were taken care of. The directions from the airport were spot on (we didn't get lost once).
The fixtures and fittings of the villa were first class throughout both inside and out. The layout of the villa would be great for both adult groups or famillies.
The location was also spot on close enough to town for food and entertainment but far enough away for peace and quiet and a good nights sleep.
Our party consisted of 6 adults and we all had a good time and not a bad word about the villa. If you are thinking of booking this villa do not hessitate book today.
Once again we were all impressed with the service from start to finish from both the owner and the managment company.

We are a family of 6 (4 teenage children).
When we arrived a welcome pack was provided which was great. There was a few items that were broken when we arrived (sunbeds and patio chairs) and there was an issue with the key fob controlling the electric /air conditioning during our 3 week stay. These were all rectified following a phone call to TLC.
The villa is in a lovely quiet area, however the pool was very overlooked and there was hundreds of pigeons. The Villa would therefore benefit from a fence or trees for privacy and a cover. However the men came to service and clean the pool regularly.
The villa location was within walking distance of the main town, however a car would be advisable if you have young children.
Overall we were very happy with our accommodation and the service received at this villa and would recommend it to others.
We stayed at the villa with my family with 2 kids of 3,5 and 5,5 y.o. The villa is situated in the outskirts of Aya Napa at the hill; so it takes around 40 min to get to the closest beach with kids and around 20 min without them by normal walking and around 10 min by fast walking. All the food shops and restaurants are in the same direction, so I'd rather recommend a car (despite of the host saying it is not necessary). To the left of the villa there's a deserted house, so if you're looking for a sofisticated view, you shouldn't look there :) What was definitely disappointing, that the cleansing service before our arrival was done very sloppy. Besides, it was not first property we were renting for our family holidays, but it was our first property, where we didn't found really anything - no hand soap, no garbage bags (forget about any washing amenities like washing powder, dishwashing liquid, sponges, napkins etc). Toilet paper was supplied only one roll per one WC. Dust scoop was fully broken. Usually if you come to a property, you find less or more of this stuff - which usually stays from previous tenants or host. Maybe it is usual for Cyprus, but the house was fully empty. What was good, that all the switches are marked, and you always know, which one you should use to lit the light here or there.
Well organised, good communication with owners and agents, plenty of detail in instructions and a very well equipped Villa. We were a party of 6, a couple of Old Crusties (Parents) and our offspring and partners (20s & 30s) who soon became nocturnal. The 3 bedrooms, 4 bathrooms and spacious living accommodation, plus pool, patio, BBQ and garden area suited us brilliantly.
The Villa was close enough to Ayia Napa and the beaches to make walking there feasible, but far enough away from the main roads to be very peaceful at night (unlike some). We had a hire car which made exploring the area and getting to the local supermarkets easy, I think it may have been difficult to see and do much without one.
Virtually faultless - our first time on a Villa holiday, a very pleasant stay.

We picked this villa due to its location and suitability to our group size. We had 6 adults and two children. The villa had everything you could ask for. Rooms were large and had plenty of space and also plenty of wardrobes. As it is above the resort (not too far out by the way) it didnt feel too hot, so the kids were not complaining about the heat. Pool is a good size and the viila offered a hifi with ipod dock which we used by opening the living room window and playing the music to the poolside, perfect. Overall cost compared to hotels/apartments to me seems so much more value for money and I would not have a problem recommending it to anyone.
Ayia Napa(or Agia Napa), located southeast of the islands coast, is reputable for its tourist resort all over Europe. It is one of Cyprus's most popular beach resorts. Holidays in Ayia Napa really do have the best of both worlds. On the one hand, the resort's a buzzing party paradise, bustling with cutting-edge clubs and trendy bars. On the other hand though, there's a more tranquil side to this once fishing village. Beautiful snow-white beaches, narrow cobbled streets and serene shady squares all show off a different side to Ayia Napa holidays. Take a look at the medieval monastery and stroll around its gorgeous gardens. Flop down onto the silvery sands of Nissi Beach were the waters sparkle like crystal. Or pull up a chair at a pavement cafe in the atmospheric main square and watch the world go by. The main centre of the district is Paralimni, 3 miles north of Ayia Napa itself. East of the village is Protaras, known for its lively night-life and party scene.
Other Activities: Waterworld Waterpark(the largest waterpark in Europe) is only 3km from the property
Golf: The nearest commercial course is The Korineum couse over at Esentepe to the east of Kyrenia. Approx 90kms from Paralimni. A very nice course and not expensive by Cyprus standards. Please note that its is on the north side of the island.
There are currently 4 other commercial grass courses in the south. They are Vikla some 130kms from Paralimni,
Aphrodite Hills 160kms away and Secret Valley 165 kms from here and Minthis Hills at Tsada approx 210kms up the road.
In addition there are browns and astorturf courses on the military bases at Ayios Nikolaos, Dhekelia, Nicosia, Episkopi and Akrotiri. These are not open to the general public however it is possible to go an play at Ayios Nikolaos (Vrysollues) without much of a problem, as the course is not actually on the restricted area of the camp. Its a fairly simple 9 hole,played twice, course with sand browns. You will need flat and heelless footwear to pay and play.
In addition there is a commercial driving range at j21 near Paraklissia about 110kms down the motorway.
Ski: Limited ski season operates in Trodos mountains during winter.
