Extraordinary Villa - 6 bed/8 bath - idyllic situation with stunning views.
Enchanting and unique, this 200 year old converted olive mill is situated on a beautiful 9 acre olive estate which exudes the famed charm of Tuscany. A Historic building with finely masoned stone walls, views over rich olive groves, vineyards and lithe cypress tree lined roads. In 2015 the estate’s owner converted this beautiful olive mill into an extraordinary luxury villa with high end amenities and it is now available as a vacation rental for 12 guests. The Frantoio is privately situated amid the Compitese hills near Lucca, an area famed for producing one of the best extra virgin olive oils in Italy.
Until the late 1960's the Frantoio was a working olive estate and mill employing many local villagers.
The estate has gradually and carefully been brought back to life, the olive groves which are organic now once again produce the excellent extra virgin olive oil which you can taste during your stay in the villa in addition we have a vineyard and herb garden.
The Frantoio is a most charming, warm and welcoming home retaining many original features yet it still provides all the modern comforts. Beautifully furnished and well appointed throughout the interiors have been carefully chosen to complement the building and yet are contemporary, chic and stylish. Air conditioned bedrooms, central heating, sonos music system, TV (SKY), wi-fi throughout the house, large and luxurious main living room with cozy wood burner for cooler evenings, selection of DVDs, CDs, books, board games, maps, local information pack with dining recommentations and general Tuscany guide books.
The bathrooms are all different and have been fitted with Artisan handmade bathroom vanity units, marble surfaces, stone sinks, marble and stone showers and two have roll top copper baths.
There are 3 suites each comprising a double bedroom, en-suite bathroom and separate sitting room (Da Vinci sitting room can be used as a separate computer/TV or study room), 2 twin rooms with en-suite bathroom and 1 double room with en-suite bathroom. 2 additional cloakrooms, one on each main living floor.
The bedrooms are all light and spacious, top quality fine white Egyptian cotton bed linen, feather mattress toppers and comfortable pocket spring mattresses ensure a luxuriously comfortable sleep.
Other rooms include the computer room/study which can be used separately or as a sitting room for Da Vinci suite, wine room/cellar with supply of wine (extra charge), formal dining hall, laundry room with sink, miele washing machine and separate tumble dryer, iron and iron board, clothes drying racks.
The villa has two large well equipped kitchens with doors leading onto dining terraces, both have American Style fridge freezers, dishwashers, hobs and top quality kitchen equipment. The main kitchen also has two double steam Miele ovens, a Kitchen Aid Nespresso coffee machine, Bialetti Moka, American Filter coffee machine and Bialetti French Coffee press, Electric kettle and large toaster. Tea, sugar, coffee, salt, pepper and other storecupboard essentials are supplied. The main kitchen has been architecturally designed as a chefs 'teaching' kitchen with chestnut beams, handmade chestnut kitchen units and large table, Carrara marble feature sink and stainless steel work surface.
The Tuscan Summer kitchen has a dining table and chairs, antique stone sink, microwave, nespresso coffee machine, smeg fridge/freezer, 5 burner hob and dishwasher. It is an ideal place to enjoy a light lunch or to prepare a light meals for the pool or garden terrace.
There are several dining areas to choose from including the main kitchen or the atmospheric dining hall which has been created in the original olive press room complete with 200 year old olive grinding stones.
Outdoor areas for dining and relaxation include the pool area, a large dining terrace with a 12 seater wrought iron table and shaded by a pergola with climbing jasmine, a herb garden and barbecue area, Summer kitchen dining terrace with two tables and chairs, gardens planted with a variety of mediterranean shrubs and there is a wooden terrace with deckchairs situated in amongst the olive trees (an ideal reading spot!).
The stunning 10mtr x 6 mtr swimming pool with feature shallow pool surround perfect for young children has been created from the original mill pond and overlooks the villa to the olive groves and valley below. The landscaped lawns and terracotta paved areas have sunbeds and umbrellas to relax and enjoy the amazing panoramic views. A stone waterfall with pond set into the hillside complements this most unique and idyllic setting. Pool towels are provided.
Walks through surrounding olive groves and woodland to local villages (Castelvecchio di Compito 2km and Buti a hilly 7km) on trails from our doorstep. Many good local restaurants which we can recommend and arrange a booking.
Property Managers live seperately on the estate in an independent property and can assist with your every need.
Walking and mountain bike trails from the property, Bientina our nearest large town (5km) has an Olympic swimming pool, tennis courts, shops of all types, cafes, Coop supermarket, restaurants and pizzerias. Buti (7 km) by woodland trail or 10 mins by car has restaurants, cafes and shops, Castelvecchio di Compito lower village (25 mins by woodland walk or 5 min short drive by car has a bar and restaurant, Lucca (20 mins by car) has every amenity, Pontedera (12k) a large working town is the nearest train station for travel to Pisa (20 mins) or Florence (45mins).

Amazing Tuscan Villa that was even better than we had imagined
Our group of 11 adults had a great stay at The Frantoio. Picturesque grounds. The house is very nicely decorated. Linda & George made us feel very welcome. The olive press room was a great place to have dinner. Lots of great food & wine thanks to our private chef & sommelier, Valentino & Larisa from Tastemotions, who our hosts recommended. Some of our best meals were in the villa. The living room was very comfortable and a great place for the whole group to unwind each night. The location was good for traveling to Lucca (approximately 25 minute drive) or Florence (approximately 45 minute drive). We had a busy schedule of sightseeing all week but would have liked to have spent more time enjoying The Frantoio. I highly recommend this beautiful villa.

A sublime villa in a perfect setting
The standard of finish is exemplary and the location is sublime. Plenty of good places to eat and to buy provisions. The kitchen is spacious and well equipped for any level of chef. The managers are both sociable and helpful and nothing is too much trouble for them. They make the place extra special and can be relied upon to provide local knowledge and expertise. Another fabulous stay.

Experience of a Lifetime
It's hard to know where to start. Our week at the Frantoio was simply remarkable. This home is a converted Olive Mill where no expense was spared in the restoration. Your experience begins spotting this property atop the hillside from miles away. You then navigate the driveway lined with cypress trees to reach the home where George and Linda were there to greet us. This sweet couple from Scotland gave us a personal tour to get us settled and then left us to explore the acres of Olive trees and vines on this 9 acres. The house is fully equipped with anything you would need. Linda also arranged for Chef Valentino and Larissa to cook dinner for our group of 9 adults on two nights. From this high vantage point, the sunrise in the Tuscana valley is breathtaking. There are 3 kitchens, 3 dining spaces (one in the old mill), a beautiful pool and much more.
We have used Homeaway and VRBO for all of our trips in the past 10 years including Costa Rica, Utah, Florida and more..... This home is far superior to them all combined with the full experience from George & Linda made our week in Tuscana an event (not a vacation).
We can only hope to return someday!

Our stay at Frantoio was amazing. The house is equipped with everything you need for a wonderful vacation. The pool is absolutely beautiful offering stunningl views of the valley below.
We were able to eat our dinners outside every night on the gorgeous patio. Linda was able to help us secure several personal chefs who provided us with the most delicious dinners.
Linda and George were always available to help with any of our needs. They are wonderful hosts.
I would highly recommend this property. It serves as a wonderful base from which to take day trips to the surrounding hill towns. It was great to come home in the afternoon and take advantage of the pool.

Fantastic holiday home
We rented the Frantoio for a family holiday - 4 families and 4 boys under 6 years. The villa was gorgeous and had every imaginable thing you could ask for plus the equipment was of the highest standards.
There was plenty of space for everyone and the rooms very extremely comfortable and immaculate. Every one thoroughly enjoyed the stay and would love to visit again! Linda and George are a lovely couple who were only to willing to help out when needed. They had fantastic knowledge of the area and gave us some fabulous recommendations for towns to visit and restaurants too.
The pool area was beautiful with fabulous views across the valley and over the garden and olive groves. It was a good size for a larger group, and was great that it had a shallow rim round it for the young boys.
It was a fantastic villa to stay in and we all hope we will be back one day!

Its a little hillside oasis.
It's so lovely we returned as a family for a second year. The villa was still maintained to the same high standard and George and Linda once again took excellent care of our visit.
The pool was once again a big hit and rivals most 5* hotels, the views are breathtaking. The house is luxuriously and well furnished and the layout works well for groups as you can be together or enjoy the privacy of your own space with most of the bedrooms having a private lounge area. We also enjoyed the large sitting room which is great for evening relaxation and board games.

The surrounding countryside and villages are very traditional, life around here is lead at a slower pace with time to stop and chat at a local bar or do some daily shopping at one of the many local markets. Stay here and you will experience the real Tuscany, a bit off the tourist track but yet close enough to Lucca, Florence and Pisa.
One of the most popular modes of transport in our area is the three wheeler Ape or Piaggio, normally laden with vegetables or olives. The restaurants all within 15 minutes drive offer good food and value, frequented by local people they range from more simple Pizzerias and Trattorias to very good gourmet Restaurants.
Montecarlo our nearest wine town (8k) is a medieval hill village surrounded by vineyards, many of which offer wine tastings. There are a number of good restaurants in town where you can enjoy a lunch and glass or two of local wine or an evening meal after afternoon of wine tasting.
Lucca is only 15 to 20 minutes by car. One of the most beautiful Tuscan towns with fine architecture, the 4km of well preserved walls surround a medieval centre with a labyrinth of interesting streets to explore, Romanesque churches, museums and piazzas lined with cafes to watch the world go by. There is only limited residential car access within the walls which helps to create a nice relaxed atmosphere for walking or cycling. Music festivals, great variety of shops, excellent cafes and restaurants, hire a bicycle for a few hours and cycle round the wide tree road round the boundary walls joining the people of Lucca in their daily exercise.
Castelvecchio di Compito - our local village with a bar and pizzeria/trattoria. There is a little farm with a small shop where they make fresh ricotta and pecorino.
Bientina - local town (5-10 mins) with supermarket, olympic outdoor pool, tennis courts, cycle hire, range of shops, cafes, trattorias, hairdressers, banks, weekly market (Tue) and a Palio is held each July.
Buti - local village (5-10 mins)with restaurants, bars and local shops. Palio in January.
Orentano - little hamlet (5 mins) with 2 good trattoria/pizzerias and a few shops. Pizza festival in summer months.
San Leonardo in Treponzio - town (10-15 mins) with supermarket, restaurant, bank, pizzeria, pharmacy and hairdressers.
The Frantoio is ideally situated for all the major sightseeing areas in Tuscany. Within 1 hour you can reach Lucca, Pisa, Florence, Garfagnana, Volterra, San Gimignano, Montetcatini and Montesumano Terme, Forte di Marmi, Viareggio, Livorno and the Tuscan Coast. Within 2 hours you can reach Siena, Arezzo, The Cinque Terre, the Val D'Orcia whose landscape has been chosen for many films including Gladiator and the English Patient with the famous Brunello wine town of Montalcino and Pienza voted one of the most beautiful towns in Italy and famous for Pecorino cheese. The Mountain region of the Garfagnana covered in chestnut forests and renowned for local produce, Chianti and the rolling hills with vineyards and quaint medieval towns of Greve, Radda and Castellina in Chianti.
Various local trails for hill walking and mountain biking. Buti has a grade 4 via Ferrata and for more climbing or challenging mountain walks, canyoning, horse riding and climbing in the outdoor adventure sports area of the Garfagnana and the Apennine Mountains.
Nearby there are two outdoor olympic swimming pools with lanes, communal gymnasium, tennis courts and freshwater lake with sandy beach, WWF nature reserve for birdwatching.
Many good local restaurants in the area from simple trattorias and pizzerias to fine dining and michelin starred. We can help with recommendations and reservations.
Olive harvesting in October/November, we produce our own olive oil.

Cancellation - please contact the property manager to discuss cancellation terms or refer to our website www.thefrantoio.com. Sorry no pets accepted. The property is strictly non smoking inside. There will be a charge for additional central heating used in the winter months and for pool heating if requested. The house sleeps a maximum of 12 guests plus two infants (cots and highchairs provided). We do not charge extra for cleaning, however in doing so we presume that guests will leave the property clean and in good condition, if not we reserve the right to charge extra for cleaning from the security deposit in addition to any damages incurred. Extra midweek cleaning can be arranged i.e. Wed at a charge of €150. We ask that guests please do not arrive before 1600hrs on the day of arrival and leave before 1000hrs on the day of departure, we kindly ask that guests adhere to these times to allow enough time for cleaning/turnaround.
