It is located just at 5 min. drive from Playa Mujeres with the exclusive Gregg Norman Golf Course Playa Mujeres , at only 10 min. drive from Cancun Downtown and 10 to 12 min from the Hotel Zone and from the largest shopping mal in the Mexican Caribbean and at about 30 to 40 min from the Airport.
Parking facilities for 1 vehicle are FREE OF CHARGE and WIFI is available inside in the Penthouse also FREE OF CHARGE. At the Hotel Lobby, where you can find a tour desk from the local travel agency , ATM Cashiers and concierge facilities.This penthouse is located 2 levels above the lobby and 3 levels above the beach . Inside the property you have 2 levels with 2 bedrooms (1 large master bedroom , 1 small bedroom , 2 full bathrooms with hair dryers and vanity mirrors, a small open studio with couch , living room , dinning room , kitchen & 2 terraces (1 open terrace and one covered terrace) with breathtaking views of the Caribbean, Cancun and Isla Mujeres. All rooms are fully equipped with A/C minisplits.The living room has covered ocean front terrace with a fountain , a big refrigerator with ice machine and terrace furniture .Inside the living and dining room area , decorated with beautiful antiques , 2 leather couches , bar furniture , a flat screen cable TV Set , radio /stereo and 3 small tables .The 19 th century dinning room with 2 credenzas, and a curio cabinet , it has a table and chairs for 6 persons . The kitchen is a separate room ,fully equipped with all necessary appliances (refrigerator, microwave , mixer, kitchen utensils , cutlery , glasses , dishes, etc) and a granite table .
Description of the Bedrooms:
1) The master bedroom has also a beautiful ocean front terrace garden furniture for 4 persons and a small table . A king size bed (with a pull out bed ) , 2 night tables with lamps , a corner 'indian double bed', 2 chest of drawers (one witha big mirror ) and the other with a 40" flat screen LCD TV with Cable, a full bathroom with bathtub/shower and separate sink with hair dryer and vanity mirror , a walking closet with deposit safe , chests of drawers. This room has a beautiful ocean fornt terrace with sitiing facilities and a small table plus a built in closet where you find a washing and drying machine.
At the 2nd level you find
2) The 2rd bedroom . This is a very small cozy bedroom inspired in the ancient yacht cabins .It has a small double
bed , cable TV ,build in closet and chest of draws, including a full bath with shower .
In front of the smallbedroom there is a small open studio with couch , 2 book cases and 1 built in closet. and a storage samll room.
The clenings before and after your stay are included as well as additional 2 cleanings during a 6 or 7 overnights stay or 1 cleaning during a 3 to 5 overnights stay . For ecological purposes linens are changed once per week , but if necessary can be changed earlier .
Please request it from our chambermaid . No Pets are allowed and.smoking is permitted ONLY in the open areas .

This is a beautiful ocean front property, unique for its flavour and flair that evoques the 19th century Yucatán Haciendas , due to its decoration with beautful family antiques .Very convenently located facing Isla Mujeres and at only 5 driving minutes form Cancun Downtown and 7 min, form the hotel zone, this condo is part in the Condominios Hacienda del Mar , inside the Sea Adventure Resort. so you have here the advantages of a nice private home , but also the services of a resort (beach furniture , cabanas , gym, swimming pools, , etc. most of them without extra charge) and having the possibity for your party of booking one or several days all inclusive plan at the resort.
A wonderful falir with authentic antiques and a private ocean front roof terrace overlooking the Caribbean Sea, Isla Mujeres, and Cancun .
Road Trips: Go to Chichen Itza if you want to see an amazing example of Mayan ruins…. leave at 6:30 a.m. and arrive by 9:00 cancun time… but alas, 8 Piste time! (They are on central time and Cancun area is Eastern time zone.) Recommend getting there at this time because it was incredible to have the park almost to ourselves… and before the hoards arrived, the hot sun blared and the vendors came out in full force. We did this right… thanks to Jaime’s advice. Then, go to Valladolid on your way home. Stop for lunch at Cenote Zaci…. an amazing Yucatan lunch overlooking cenote…. and they let you go to cenote via the restaurant for no charge. Beautiful!! Perfect for a refreshing swim after a hot morning! Loved everything about it. ALSO… You must go to Isla Mujeres. Charming little island. Easy to access via the Puerto Juarez Ultramar ferry. Go early to mid-morning so the lines aren’t long to park for ferry. If you aren’t parking, it is probably a bit easier. Buy tickets and catch a ferry that depart every 30 minutes. We chose to taxi to Garrafon de Castilla hotel for $5 total. Paid about $3 US for beach club access… chairs, facilities, umbrellas, etc. Amazing snorkeling right off the beach. We brought our own gear, but you can rent if you need to do so. The open-air restaurant there was amazing. Great food, reasonable prices, friendly staff. And… feed the iguanas your left-over tortillas. We caught another taxi to Playa Norte for sunset…. beautiful. Looked like it was busy but cleared out when we were setting up. Right across street is a downtown area… we had an incredible dinner at Stingray… great service… the best of the trip… and the steak tacos were incredible. Ferry back to mainland around 10 p.m. Our THIRD road trip was to Akumal Beach to swim with sea turtles and manta rays. We arrived around 9, parked, rented a locker at Lol-Ha bar and headed out to swim with the turtles. You must swim quite a ways from shore…. so life jackets are definitely recommended. You don’t need a guide. We saw turtles everywhere. A little choppy that day… but so fun. Lunch by the beach at Lol-Ha was nice. It was the most “americanized” of the places we dined. Of course, we weren’t in “hotel zone”… so that wasn’t surprising.
Overall: We will return. Loved it. Jaime thought of everything… even a cooler for us and fresh jugs of water! Oh… and the sweet maid, Jaunita… she was like the Mexican grandma I never had.
Eating/Cooking Areas: The kitchen was european in style… two mini-fridges, panini maker, toaster, a microwave/convection oven, stovetop, large sink and small two-person table. It was perfectly fine for our needs. We had breakfast at the house all six mornings. Cooked two lunches… quesadillas and sandwiches. Cooked two dinners… steak tacos one night and chicken tacos another. We dined out the other meals… because we took three day trips and it made more sense for us. The large “american” fridge is located on the enclosed terrace… but it is mirrored to capture the views. Ha! There is a large 6-8 person dining table just outside the kitchen. We had every meal at that table and it was a great spot for cards after sunset! A 4-person bistro table is located on the little enclosed porch.
View/Location: LOVED being away from the bustle of the hotel zone. (Hotel zone is just too miami/vegas for us.) You can literally see Isla Mujeres from your porch. If you are standing on your terrace, you see Isla in front of you. To your left is the marina hacienda del mar… which houses yachts and catamarans, (A blast to watch coming and going!) To your right is the resort, All Ritmo. If you look down, you see the VIP beach which has amazing beach beds which are included with your stay, but off-limits to the resort crowd unless they are time-share owners. We had a beach bed every day… always an opening. Also down on the beach… just to the right is the volleyball court. Our kids played volleyball at 3:00 every day with guests and staff… they played for hours. It was a really fun atmosphere. The location of the home is technically housed on All Ritmo property… so you have full use of those amenities if you want them. Our kids didn’t play at the pool… because they were too enamored with the beach. We had lunch one day at the resort (you can buy a meal pass for the day or just one meal.) It was so-so… nothing spectacular. I was SO happy we had our own kitchen… it was absolutely perfect for us.
Nearby: Grocery store was in Cancun… a Chedraui was not far from the home. We loved that experience. It was a blast shopping there! Don’t expect anyone to speak English… and don’t expect English signage. My college Spanish classes paid off at last! The Ultramar ferry terminal was just minutes down the road toward Cancun. Highly recommend going early… and spending a day on Isla Mujeres. There were two restaurants right down the road just past the
Jaime's penthouse was charming and absolutely perfect for our family of five! Two adults, two teenage girls and our tween guy had plenty of room to spread out! We loved it and will return as soon as possible!
Sleeping Arrangements: The girls took the upstairs. Our oldest daughter claimed the little room up to the left that reminded us of a well-appointed ship cabin from days gone by... with wood walls, one window to the roof and it's own bathroom. Our other daughter took the "landing" area and made the little white couch out into a full-size bed. She had her own vanity table and built-in armoires and loved overlooking the great room and sea views down below. The girls shared the upstairs bathroom. My husband and I had the downstairs master... which also has a bonus queen size "indian corner bed"... so our son took that bed. The master bedroom had a beautiful terrace (with washer/dryer behind a mirrored door), nice walk-in closet, a full-size bathroom and separate vanity area. There was more than enough storage for the five of us to unpack all our belongings and stash our luggage in the attic.
Living Areas: The entire villa features white carrera marble flooring and old-world mahogany furnishings. The decor reminded us of an well-appointed spanish hacienda from the 20’s. It was stunning. Even our children we impressed. Ha! Live plants on the porch and throughout the home added to the elegance and homey feeling. A nice use of mirrors enhanced the already stunning views. The main living area is a two-story great room with huge crystal chandelier. It was nice to spread out in the evenings on the two couches and watch the news with the windows open to the sea breeze. Their was one outdoor terrace and one enclosed terrace… both were perfect for morning coffee and evening cocktails.
The apartment is lovely and comes with everything you might need...full kitchen, A/C, beach and pool access, resort amenities, water park, nightly entertainment for the kids, ruins within walking distance, and a minivan bus pickup/dropoff right across the street. Jaime was a lovely host. We were able to walk to launch for snorkling, jet ski, and parasailing, as well as a few restaurants. The passenger ferry to Isla Mujeres is also right down the street.
Jaime was great. He provided awesome customer service, always responded quick to emails, and just is a friendly down to earth guy. His property is beautiful. The decoration, art, and things inside are just gorgeous. Right on the beach with beautiful views. The unit has everything you need. Even a built in fountain for crying out loud. The housekeeper does an awesome job (Juanita) everytime she came in to clean the place. Jaime gives give you all the details you need on where the propertty is located, places nearby, and just is neat and organized with the contract. People know him very well in the hotel and we were treated very well by the staff. All I can say is that the place is beautiful and if you are looking for a place to stay as a family near Cancun at a good price, this is it. Only thing, I will mention is that the beds are a little hard. Jaime, thanks again for all your help and we plan to stay in your place again. You will be recommended by myself to other that I hear that want to go to Cancun.
Our family of five had a great time at Jaime's penthouse. It's beautifully decorated and we had plenty of room to spread out. The air conditioning worked very well keeping us all comfortable. Although not in the Hotel district, there is plenty to do in central Cancun and the port is only five minutes away. Jaime was a very courteous and attentive host who made sure we had everything we needed for a memorable stay, and the housekeeper Juanita did a tremendous job, coming in twice during the week while we were there. It was so nice to come home to a clean and tidy home with all our clothes neatly folded.
Beautiful peaceful location at the Condos Hacienda del Mar at the northern WIng of the Resort All ritmo Cancun & Waterpark , but only 7 minutes drive from Cancun Downtown and 10 minutes drive from the Hotel Zone with a spectacular view of Isla Mujeres and Cancun and only 30 minutes drive from the International Airport.
