If you want to fall asleep to the stereo lullaby of frog croaks while watching the spectacle of fireflies competing with stars, this is the place.
The property is within 10 minute walking distance through the neighboring Comeau Property, a nature preserve with hiking trails to town. The Cottage House faces the stream, waterfall, pond and great lawn on one side and the woods and field on the other. The house is a freshly architect-renovated 800sft two bedroom, one bath, sleeping 5. We provide linens, towels and other necessities.
Frederick Dana Marsh, father of the well known Social Realist painter Reginald Marsh, married Mabel Van Alstyne in 1930, starting a notable artistic partnership as the Van Alstyne Marsh Collection that was later acquired by the Smithsonian Institution. Their home was unique for Woodstock—'It was in the background of the Mona Lisa; a Van Gogh landscape; a train ride through Tuscany—ball shaped junipers; a pond that bracketed the house; expansive lawns; a gathering of birches. But most of all, big cone shaped cedar trees. It is a marvelous thing to look up at backlit clouds at sunset—see the intrusion of cedar peaks, pointing up like soft missles and the erratic flight of mosquito catcher bats making ninety degree turns down the channels between the trees. A photographer friend was here last weekend and I told her, “Don’t worry about framing the picture, just point and shoot. The landscaper framed it for you seventy years ago.” ' Here I quote Austin Metze, who knows this piece of land long before it put a spell on us.
To be there is to inhabit an idyllic painting. Sit in the property's own Hidden Chair Waterfall or chill at the secluded sandy beach swim hole a one minute stroll away through enchanted woods, take a hike up Milk Mountain or up the trails of the neighboring nature preserve for a Sunday brunch in town and visit to the flea market. Or just read a good book under a cypress tree.
The Cottage House is on the same property as the Pond House, listed on VRBO vrbo #373377. Both houses are very private. There are three houses next to each other, the Cottage House, the old Farm House that is permanently rented to our dear Lainey and Austin, and the Pond House. The Cottage House faces the stream and the great lawn on one side and the woods and field on the other.
Check in is 2pm, check out 10am, which is flexible unless booked the same day. High Season rates apply to all holidays, at a three night minimum stay.

The property was very cozy, clean and warm. The space was exactly as it was described! The house was very close to local restaurants and shops, me and my group of girlfriends enjoyed our stay at the cottage very much.
What a beautiful, immaculately maintained place and what great hosts and neighbors! More than sufficient for a couple with a three year old toddler, in December. We cooked and cooked and did not miss the microwave. Delightful kitchen to work in. Charcoal grill outside is ready to go with a chimney to start a fire. My son and I, both learnt how to use a wood stove; perfect place for fire safety reinforcement for a toddler. Divine views of the outside and even in 24 degrees so many things to do outside, on the property, let alone the potential of exploring the outdoor with a car/walk. Plenty of room for young children to run. It is a water property and with reasonable supervision, it is fun all around. All this when it was "cold" and there were no leaves on the trees, cant imagine what this place will be in other seasons! We did not spend too much time exploring the town but it was great whatever times we did go.
The cottage is a wonderful place to stay--comfortable, lovely and well equipped. The big window overlooking the lawn and the waterfall is like bird (and chipmunk) tv--so many birds to watch! The waterfall and the stream are really nice to sit and watch or cool off in, and we had a good time walking the trails around the house. Beds were comfortable and it was lovely to fall asleep listening to the sound of the stream; bathroom was great with a really big tub. We cooked some meals in the house (the grill could use a little update) and ate some in town and enjoyed them all. Nin was available and helpful, and a really nice host. We'd love to visit again.
My husband, 4-year-old son and I stayed here for a weekend in January. We enjoyed everything about the place and surrounding property. The indoor space is beautiful, clean and functions well for a family of 3 to relax indoors. We sat by the fire, cooked and ate meals, listened to music, played games, slept well and thoroughly enjoyed ourselves. It was warm inside, there was plenty of firewood and there is wifi. Even though it was cold outside, we went for several walks on the nearby trail, which is beautiful! Nin, the owner, was very kind and helpful and her dog even accompanied us on one of our walks (to the delight of our son). I highly recommend the cottage house and we hope to go back again!
This photogenic location aside a cool, roaring brook, a 25 minute walk to the village of Woodstock either through the preserve on the opposite bank or along the road, is highly recommended by us. Aside from the minor annoyance of a leaking kitchen sink (hopefully now repaired) we spent a calm week relaxing and cooking in this well appointed cottage while exploring from the top of Overlook Mountain to kayaking Esopus Creek from the falls to the Saugerties Lighthouse on the Hudson River. We were happy to have wifi access and equally happy not to be seduced by a working TV. When out and about we attended a Shakespeare festival, walkable across the creek, and the historic Byrdcliff Theater up the mountain a bit. We also managed to eat at many of the best local restaurants: there are many. We've stayed in Woodstock numerous times before but this was the most beautiful of our stays.
We have enjoyed a wonderful week here with our 5 year old. The cottage was charming, well stocked, and impeccably clean. We loved the mix of rustic and contemporary design. The location is perfect for taking a break from the hustle and bustle - the cottage provides great privacy, being situated well off the road, facing a huge lawn and a babbling brook. The listing photos, as beautiful as they are, do not do justice to the relaxing effect of taking in the fresh air and the beautiful views while sitting out on the terrace. Our son loved playing in the stream and finding his way through the grass "maze".
The owners were absolutely delightful and extremely helpful with restaurant suggestions and the like. There's no shortage of nearby great eateries, with downtown Woodstock a short walk away, and Saugerties within a 15 minute drive. The area is a nature lover's delight, with hiking trails starting directly across the stream from the property. Opus 40 is a great nearby attraction for the architecturally inclined and those with an appreciation for enormousness and human endeavor.
