Overview

About the property

12 Bedrooms, accomadates 24 guests.

Imagine your own 66 square mile territory with your very own lakes, rivers & streams. Trophy fishing the way it was years ago. Catch record breaking Northern Pike, Lake Trout and Brookies!

The sale includes a small lodge, cabins, fleet of boats, equipment, saw mill, outfitters business & outbuildings with exclusive leasehold to the entire property, about 66 square miles. It can not be divided up.

Two addition satellite camps come with this sale along with their cabins, lakes and boats located on a higher elevation plateau.

We’re asking $680,000 about 1/3 of what we have into the place. We mainly used it for a family retreat. A couple years ago my winter caretakers from our beach house decided they would like to spend summers at Lac Perdu. So they refurbished everything over the past few years and I started advertising it for fishing this year and got pretty booked up for a first year.

We are in our 60's and don't want to run any more businesses. Just want to start slowing down and enjoying life a litter before it’s over. Our kids are spread out at this point and no one has the time to get together to go up there together anymore.

Please note: This is not fee simple property that you own outright. Crown land is never sold. This is similar to properties in Hawaii, out West and Alaska. The leasehold automatically renews as long as your taxes and exclusive permits are paid. It renews every 7 years automatically. The price for the Leasehold & Exclusive Rights is $4,300 a year. We just did another 7 year auto renew this past spring. The taxes on our buildings are less then $1000 a year. You do need to keep 2 million insurance on it as a requirement and that is about $1200 a year. So all expenses come to under $7000 a year.

Exclusive rights are the KEY. No one can ever land on our lakes or fish our waters. Other outfitters do not have exclusive rights. They have purchased the business from someone and the leasehold property rights from the Canadian government, like our selves. But people are still allowed to buy a permit to fish in their lakes, not in ours. The Canadian government does not give out any more exclusive leasehold territories.

We are also serviced by the largest float plane airline in Quebec, Air Saguenay, who are wonderful to work with if you choose to fly into Lac Perdu. Or we have a heliport so you could have supplies flow in from the local helicopter company. They have a heliport spot only 1 K away.

The main camp is located in the northern wilderness at 70 ° 13' W, 50 ° 39' N.

Here is a little more information and also where you can get some better maps.

You can get topos from . You will need the following Quebec sections:

22K13 , 22K12 WEST (be sure to specify WEST) , 22L09 and 22L 16

Lac Perdu, estimated water area = 42 Km sq = 16 mi sq

Lac des Trois Iles & Lac Caroline are both approx the same size : 4 Km sq

Perdu , 9Km from camp to S end, 12 Km from camp to N end

We had one group of fisherman catch and release 650 fish during their week there. They said they never caught bigger fish faster anywhere and can’t wait to return. The following week 2 little boys were catching 4 to 6 pound brook trout. So the fishing has never been better. If nothing else take some time out for yourself and go up there and relax and fish.

I'll look forward to answering any other questions you might have.

$680,000 US asking price, turn key with fleet of boats.

Guestbook comments from the manager

"The big sell (in my opinion) is that fishermen from this area can make the drive to your float base in a single day. Your rates are reasonable and the opportunity to catch FOUR species (lake trout, pike, brookies and whitefish) is appealing. In fact, I caught those four species in that order on FOUR CONSECUTIVE CASTS when we fished the Outflow River of Lac Perdu on our last day there. It was remarkable!"

Great Fishing

  • 5 of 5

Lac Perdu is a fisherman's dream...where else can you catch a forty inch pike on a fly rod, and spend an evening in the wood burning hot tub watching shooting stars and satellites fly by!? They have the best boats in Northern Quebec and awesome brook trout fishing in the both the head waters and tail waters of the lake! The place can't be beat! If you truly enjoy a fishing vacation, this place will not disappoint!

Great Fishing Adventure

  • 5 of 5

Our group spent 7 days of fishing and enjoying the quiet of Northern Quebec. Caught beautiful Northern Pike, 40" and Lake Trout. Boats were 1st class and the cabins were rustic but very nice. If you are looking for a perfect fishing trip, this is it. We drove in, but plane is also available.

Lac Perdu is for sale for only $620,000 or best offer. If you ever thought about owning your own enormous lake with 4 trout rivers just call or email for details.

Our last guest just caught over 650 nice size fish in a week. They said they never caught so many fish, so fast and so large before and can't wait to come back next season.

A whole new world of outdoor fun & adventure for the trophy fisherman as well as the whole family. A true wilderness adventure where you can go back in time to see and enjoy nature as clean and pristine as it was a hundred years ago.
