In 2016 the master suite has been totally repainted, new drapes, linens and new art has been added to make the master suite comfortable and fresh. There's also new a dining room table and lighting. Comfortably seating for 6. Also new slipcovers for the upholstered chairs in the living room and on the balcony.
Also new art has been added to several of the rooms in the condo.

In spring 2015 we've put a new ceiling fan in the twin bedroom, gotten extra chairs for the balcony dining table, added cushions for all the chairs around the table... and indoor/outdoor rugs for both the balcony conversation area and dining area....to make it the most perfect outdoor living experience! In 2014 we installed a new HDTV flat screen TV in the main living area, a new kitchen faucet, a new king mattress set in the master-bedroom and added some new original art. In 2013 we ripped out the carpet in the bedrooms, extended beautiful porcelain tile everywhere, and added some throw rugs to make it cozy! Freshly painted bedrooms, new drapes and a new mattress/box-spring in the queen bedroom and refreshed the bathrooms with new lighting and mirrors and in the main living area we got a new stereo with an ipod docking station...in 2012 the ceramic floor tile was replaced with new porcelain, installed a new teak dining set on the balcony and last but not least, a new full size (and quiet) front load washer/dryer. In 2011 we did lots of upgrades --New Kitchen, 2 new Flat-screen TVs, freshly painted main living area...---lots to enjoy at the beach in a condo that makes you feel right at home---clean, comfortable and has everything you need for a great vacation!
This beautifully decorated 3 bedroom condo is located at Blue Lupine, formerly known as The Inn At Blue Mountain.
Situated on the highest point on the Gulf Of Mexico, the gulf-front condominium building is located 1 block off Highway 30A in Blue Mountain Beach, sequestered between 2 non-renting upscale communities and offers maximum privacy with it's private beach access and gated, covered garage. Enjoy the 50 feet atrium, furnished and landscaped, work out in the fitness room or lounge by the gulf front pool and hot tub exclusive to guests at Blue Lupine.
Our condo is located on the second floor on the west side.----think great sunsets! This is a 3 bedroom, which consists of 1 King, 1 Queen, 2 Twin beds and a Queen Sleeper Sofa, and 3 bath unit. It is 1650 square feet with an additional 400 square feet of balcony. The layout is an open floor plan with a main living and dining area (lots of seating, HDTV flat screen TV, DVD player, CD player with an iPod docking station and a wide collection of music CD's for your enjoyment) and 2 wings of bedrooms. The master suite has a king bed (new mattress set in spring 2014) and it's own private balcony (2 large Adirondack chairs), private bath with over-sized jacuzzi is on one end of the condo. The opposite end has a second bedroom with queen bed and flat screen TV and DVD player (new drapes, mattress/box springs and freshly painted in 2013) and private bath (freshly painted in 2013) and access to the main balcony (teak dining table with 6 cushioned chairs and 4 comfortable wicker chairs with 3 small side tables---the wicker chairs can also be used as extra chairs at the table). A third bedroom of twin beds (freshly painted in 2013) with flat screen TV and DVD player is off the side hall next to a third full bath. This floor plan offers unusual privacy for the couple with children or for multiple couples sharing the condo.
There are ceiling fans in the main living area and in each bedroom. Also, the condo is equipped with 4 televisions (all with HBO), 4 DVDs, Stereo and CD Player, and Clock Radios in each bedroom. There is a front loader washer and dryer in the unit for your convenience (laundry detergent is provided) and a fully stocked kitchen (with all stainless steel appliances, cherry cabinets, granite counter tops and glass back splash). Linens are provided (but not beach towels). Beach chairs and beach umbrella are in the unit and are available for guest use. However, should you wish, beach set-ups are available for rent on the beach during the summer. Also, free long distance to continental US, as well as high speed internet access, is provided for your convenience.
An equipped fitness room, which has 3 treadmills, 2 bikes, 2 cross-trainers/ellipticals, weight machines and free weights, are available to guests, as well as 2 conference rooms and high speed wireless internet access throughout the building. A community barbecue area with 2 gas grills are also located on the property for guests use. The pool and hot tub are gated and overlook the beautiful Gulf of Mexico. Nestled between the 2 gated non-rental communities, we enjoy a very private and quiet beach. During high season, we have security on site most nights of the week.
We are situated within 5 miles of Seaside, Watercolor and Grayton Beach- and every year our beaches are on the list of Top Beaches in the USA. A large designer outlet shopping mall is only 15 minutes away. We are about 25 miles west of Panama City and 20 miles east of Destin.

I bought this condo in mid-2000. It had always been a dream of mine to have a place at the beach...but had never found that 'right' spot until I came to Blue Mtn Beach and saw this great place on this beautiful beach with this amazing floor plan. I retired in 2001 and now live here every winter with my mother. Because we live here, the condo is equipped with everything we like for comfortable living.
Spring 2010 we did a lot of decorating- new original art throughout the condo, fresh fabrics in the living room, new stainless steel appliances in the kitchen, and new twin mattresses in the third bedroom.
2011- We remodeled the kitchen with granite counters, cherry cabinets, glass back-splash and stainless steel accents. And of course I had to change the paint color- so the kitchen, main living area, front hall and hall bath were all painted to compliment the new kitchen. And, 2 new flat screen tvs, new iron, new vacuum, and new overhead fan in the Master Bedroom.
In 2012, we bought a new full size, front load washer and dryer. We love how quiet it is! Also, I finally replaced the old ceramic tile with beautiful 20 x 20 inch porcelain, and for the balcony got a new teak dining set that can seat up to 8 and last but not least, new shower-heads in the master and queen baths. And, in 2013, repainted both the queen and twin bedrooms and then with new drapes and bedskirt in the queen bedroom. Also, all bathrooms got new mirrors, vanity lights, towel bars and accessories. Did I say that tile is now in all the bedrooms? Yes, it is and I put throw rugs in all the bedrooms to make the rooms cozy and comfortable. In 2014, we got a new flat screen tv for the main living room and a new king mattress set for the master bedroom.

This building sold me because of it's privacy---2 blocks off of Hwy 30A (which I love), yet still located near everything. We are near great restaurants, great shopping, some of the best art galleries in the south, and right off the bike trail....and the building itself is on the highest point of the Gulf of Mexico. We often sit at the hot-tub at night looking down on The Gulf searching for dolphins and enjoying the best sunsets! And, I know this is trivial but I love that we have parking under the building. Hot days, rainy days - the car is protected and so are we.....easy to load and unload the car when you don't have to worry about the weather.
I have to say this is the best floor plan that I have ever seen in a condo.The layout is an open floor plan with a main living and dining area and 2 wings of bedrooms. This is made for a family or multiple couples. Everyone has their personal, private space and then they meet in the middle in the large main living area for conversation, dining and entertainment. The spacious balcony becomes another 'room' for dining and toasting those glorious sunsets. ENJOY!
This condo could not have been more perfect! Eileen was such a gracious host and so easy to work with. I've stayed in other units in this building, but 222 is the best, by far. Except to go to the grocery store, we had no reason to leave. Eileen provided a huge binder of suggested restaurants and activities, though. We will absolutely stay here again. We just got back from Eileen's condo in Blue Mountain, FL. The stay was fantastic and the condo was beautiful as was the location. A short walk to the beach, great restaurants nearby and all the amenities needed within the condo.
We will definitely be back!
We loved this condo! The location on Hwy 30A is perfect - between Destin and Seaside, but without the traffic. No streets or parking lots to cross to get to the beach. The neighborhood is quiet and family-friendly. The condo is beautifully decorated and well equipped with everything you need to enjoy the week. Love the artwork! No need to bring or rent beach chairs, umbrellas, etc. The condo has all the equipment you need for the beach. Eileen, the owner, is so easy to work with. She supplies all the info you need on the best restaurants, golf courses, etc. and is readily available to answer all questions you have. We love Local Catch and Christianos.

My condo is 2 blocks off Hwy 30A. This is a road that runs parallel to the Gulf of Mexico-winding in and out of all the beach communities. If you love to ride bikes or walk you'll enjoy 30A. BTW, did you know that there is over 20 miles of bike path along 30A? So walkers, runners, and bicyclist love to be out, getting some exercise but also seeing all that 30A has to offer. And, another piece of trivia is that 30A is zoned for no-high rise condos. It's known for its preservation land, art communities, cool shops, local music and great restaurants. So, when you need a reprieve from the beach, I suggest you explore 30A- on foot, by bike or by car.....The art, food and music will be a feast for your soul!
