Everyone says my condo has everything they need for their vacation. The most well-stocked, well maintained condo they've ever stayed in. Just read the reviews!

So, make plans now to relax at the beach and enjoy your vacation at this beautiful condo on Blue Mountain Beach.

I live in my condo 6 months of the year, so you will find my condo comfortable and completely ready for you! This winter I've added more lights over the kitchen bar, installed a contemporary opaque shade by the lunch table and hung more original art . Each year I work on my home to keep it clean, updated and in great working order. In 2016 the master suite was repainted, new drapes, linens and new original art was added to make the master suite comfortable and fresh. We also got a new dining room table and lighting. Comfortable seating for 6. Also new slipcovers for the upholstered chairs in the living room and on the balcony.

Also more original art was hung throughout the condo.

In spring 2015 we put a new ceiling fan in the twin bedroom, extra chairs for the balcony dining table, and cushions for all the chairs around the table... also indoor/outdoor rugs for both the balcony conversation area and dining area....to make it the most perfect outdoor living experience! In 2014 we installed a new HDTV flat screen TV in the main living area, a new kitchen faucet, a new king mattress set in the master-bedroom and added some new original art. Between 2011 to 2013 we ripped out the carpet in the bedrooms, extended beautiful porcelain tile everywhere, and added some throw rugs to make it cozy! Freshly painted bedrooms, new drapes and a new mattress/box-spring in the queen bedroom and refreshed the bathrooms with new lighting and mirrors, and of course updated the kitchen with new appliances and stone counters with glass backsplash kitchen...oops, also got a full size (and quiet) front load washer/dryer (we provide the laundry detergent).....lots to enjoy at the beach in a condo that makes you feel right at home---clean, comfortable and has everything you need for a great vacation!

This beautifully decorated 3 bedroom condo is located at Blue Lupine, unit 222, formerly known as The Inn At Blue Mountain.

Situated on the highest point on the Gulf Of Mexico, the gulf-front condominium building is located 1 block off Highway 30A in Blue Mountain Beach, sequestered between 2 non-renting upscale communities and offers maximum privacy with it's private beach access and gated, covered garage. Enjoy the 50 feet atrium, furnished and landscaped, work out in the fitness room or lounge by the gulf front pool and hot tub exclusive to guests at Blue Lupine.

Our condo is located on the second floor on the west side.----think great sunsets! This is a 3 bedroom, which consists of 1 King, 1 Queen, 2 Twin beds and a Queen Sleeper Sofa, and 3 bath unit. It is 1650 square feet with an additional 400 square feet of balcony. The layout is an open floor plan with a main living and dining area (lots of seating), HDTV flat screen TV, DVD player, CD player with an iPod docking station and a wide collection of movies and music CD's for your enjoyment) and 2 wings of bedrooms. The master suite has a king bed (new mattress set in 2014) and it's own private balcony (2 large Adirondack chairs), private bath with over-sized jacuzzi is on one end of the condo. The opposite end has a second bedroom with queen bed and flat screen TV and DVD player (new drapes, mattress/box springs and freshly painted in 2013) and private bath and access to the main balcony (teak dining table with 6 cushioned chairs and 4 comfortable wicker chairs with 3 small side tables---the wicker chairs can also be used as extra chairs at the table). A third bedroom of twin beds with flat screen TV and DVD player is off the side hall next to a third full bath. This floor plan offers unusual privacy for the couple with children or for multiple couples sharing the condo.

There are ceiling fans in the main living area and in each bedroom. Also, the condo is equipped with 4 televisions, 4 DVDs, Stereo and CD Player, and Clock Radios in each bedroom. There is a front loader washer and dryer in the unit for your convenience (laundry detergent is provided) and a fully stocked kitchen (with all stainless steel appliances, cherry cabinets, granite counter tops and glass back splash). Linens are provided (but not beach towels). Beach chairs and beach umbrella are in the unit and are available for guest use. However, should you wish, beach set-ups are available for rent on the beach during the summer. Also, free long distance to continental US, as well as high speed internet access, is provided for your convenience.

An equipped fitness room, which has 3 treadmills, 2 bikes, 2 cross-trainers/ellipticals, weight machines and free weights, are available to guests, as well as 2 conference rooms and shared high speed wireless internet access throughout the building. A community barbecue area with 2 gas grills are also located on the property for guests use. The pool and hot tub are gated and overlook the beautiful Gulf of Mexico. Nestled between the 2 gated non-rental communities, we enjoy a very private and quiet beach. During high season, we have security on site most nights of the week.

We are situated within 5 miles of Seaside, Watercolor and Grayton Beach- and every year our beaches are on the list of Top Beaches in the USA. A large designer outlet shopping mall is only 15 minutes away. We are about 25 miles west of Panama City and 20 miles east of Destin.

About Eileen

I bought this condo in mid-2000. It had always been a dream of mine to have a place at the beach...but had never found that 'right' spot until I came to Blue Mtn Beach and saw this great place on this beautiful beach with this amazing floor plan. I retired in 2001 and now live here every winter with my mother. Because we live here, the condo is equipped with everything we like for comfortable living.

Spring 2010 we did a lot of decorating- new original art throughout the condo, fresh fabrics in the living room, new stainless steel appliances in the kitchen, and new twin mattresses in the third bedroom.

2011- We remodeled the kitchen with granite counters, cherry cabinets, glass back-splash and stainless steel accents. And of course I had to change the paint color- so the kitchen, main living area, front hall and hall bath were all painted to compliment the new kitchen. And, 2 new flat screen tvs, new iron, new vacuum, and new overhead fan in the Master Bedroom.

In 2012, we bought a new full size, front load washer and dryer. We love how quiet it is! Also, I finally replaced the old ceramic tile with beautiful 20 x 20 inch porcelain, and for the balcony got a new teak dining set that can seat up to 8 and last but not least, new shower-heads in the master and queen baths. And, in 2013, repainted both the queen and twin bedrooms and then with new drapes and bedskirt in the queen bedroom. Also, all bathrooms got new mirrors, vanity lights, towel bars and accessories. Did I say that tile is now in all the bedrooms? Yes, it is and I put throw rugs in all the bedrooms to make the rooms cozy and comfortable. In 2014, we got a new flat screen tv for the main living room and a new king mattress set for the master bedroom.

Why Eileen chose South Walton

This building sold me because of it's privacy---2 blocks off of Hwy 30A (which I love), yet still located near everything. We are near great restaurants, great shopping, some of the best art galleries in the south, and right off the bike trail....and the building itself is on the highest point of the Gulf of Mexico. We often sit at the hot-tub at night looking down on The Gulf searching for dolphins and enjoying the best sunsets! And, I know this is trivial but I love that we have parking under the building. Hot days, rainy days - the car is protected and so are we.....easy to load and unload the car when you don't have to worry about the weather.

What makes this condo unique

I have to say this is the best floor plan that I have ever seen in a condo.The layout is an open floor plan with a main living and dining area and 2 wings of bedrooms. This is made for a family or multiple couples. Everyone has their personal, private space and then they meet in the middle in the large main living area for conversation, dining and entertainment. The spacious balcony becomes another 'room' for dining and toasting those glorious sunsets. ENJOY!

A wonderful, perfect "fit" for our family!

My family had a fabulous time at Blue Lupine! The condo is spacious and clean, the pool is nice, and the beach is spectacular! The condo owner had gone above and beyond with small touches that made everything easy and convenient. From having coffee there for the first morning, to laundry detergent, to a comprehensive binder of information on the area and her favorite area haunts....all of the extra "little" things added up - and we SO appreciated her hospitality! It is obvious that the owner wants others to enjoy the condo and beach as much as she does. Thank you for a terrific vacation, and we look forward to staying at Blue Lupine again.

Perfect home away from home to enjoy family.

Location was very convenient to shopping, dining and airport. The home had all that was needed for a week of fun and laughs. Beds and linen were quality. New art was beautiful. Kitchen was well stocked. Pool and beach were easily accessible. Entire family loved the trip. Thanks for allowing us to enjoy your piece of paradise!

Beautiful Beach

The beach at Santa Rosa Beach is perhaps the best beach in the USA and contends with beaches worldwide.

The residence at Blue Lupine is well appointed and spacious. We would definitely stay there again.

Perfect week at this condo!

What a fantastic experience at this condo! Highly, highly recommended.

First, the owner is very responsive, friendly, and very pro-active. I've rented many times from VRBO and have not experienced such great service from an owner. A+ This is only supplemented by the exceptional service provided by her property manager who lives close by. He met us at the condo, showed us the property, and made sure everything was satisfactory before we left. He also was available throughout the week if we needed anything (such as letting us know that the building wifi was being updated). Truly exceptional service!

The unit is on the 2nd floor, facing west, about mid-way down the building. An easy walk to the beach (less than 5 minutes between the condo and the water) and even less of a trip to the pool. There was plenty of space for our family of 5. The owner has paid a lot of attention to detail too...we found that washing machine and dishwasher pods were provided, the kitchen had everything we needed, etc. Obviously, we would have loved if the condo had a beach view, but honestly we enjoyed the porches even without the million dollar view (to be fair, if you look to the left, you can see the beach flags and a little bit of the ocean).

We found the beach itself to be moderately busy with other guests, but just 2 or 3 minutes walk away you could find a nearly secluded section of beach. Private/non-rental communities border the condo complex on either side. Beach service is available for a modest cost from a third party (as compared with other services we've used in 30A over the years) though the owner does provide beach chairs and an umbrella if you choose to use it. There are stairs to the beach, but not as many as other units along 30A (about half as many as Adagio for example). The pool area was nice...the pool is relatively small, however. Still, it was big enough for our use.

I'd highly recommend this property for 2 reasons: first (obviously) the location...Blue Mountain is a perfect hidden gem on 30A, the owner...she is fantastic and she and the property manager made sure our stay was exceptional.

I certainly will consider staying at this property again!

Best. Place. Ever.

This condo could not have been more perfect! Eileen was such a gracious host and so easy to work with. I've stayed in other units in this building, but 222 is the best, by far. Except to go to the grocery store, we had no reason to leave. Eileen provided a huge binder of suggested restaurants and activities, though. We will absolutely stay here again. Many many thanks, Eileen!!!!

My condo is 2 blocks off Hwy 30A. This is a road that runs parallel to the Gulf of Mexico-winding in and out of all the beach communities. If you love to ride bikes or walk you'll enjoy 30A. BTW, did you know that there is over 20 miles of bike path along 30A? So walkers, runners, and bicyclist love to be out, getting some exercise but also seeing all that 30A has to offer. And, another piece of trivia is that 30A is zoned for no-high rise condos. It's known for its preservation land, art communities, cool shops, local music and great restaurants. So, when you need a reprieve from the beach, I suggest you explore 30A- on foot, by bike or by car.....The art, food and music will be a feast for your soul!
