Carriage House Farm is the perfect beach vacation house for families or a group of friends. Located on our property in Middletown on 5 acres of land, including wooded walking path, shared in-ground pool, green house with hot tub, gardens, flowers, variety of trees and plants, vegetable gardens chickens (and eggs for you!). Our home is located on same parcel and the front yard and pool are shared with our family. We are located close to Beaches, Newport, Parks, Walking Trails, Playground, Sweetberry Farm, Bird Sanctuary, golf, tennis and basketball. Centrally located in Middletown, this 2400 square foot former carriage house boasts a brand new kitchen with an open floor plan connected living room and play area with pool table. Includes 2 full modern baths and 2 bedrooms both with AC units and queen size beds, plus one single bed, an additional sleep sofa in den area provided with a fan.

The bird sanctuary, walking trails, parks, golf courses, tennis courts, basketball court, wineries, farm stands are all in close proximity to our house and downtown city night life of Newport.

Two level living gives you ample room to spread your wings in our sun-filled carriage house. You can relax indoors or out, read books, cook in the newly renovated kitchen, enjoy the outdoors by walking, biking, swimming or bird watching and soak in the sun on this private estate with all the conveniences of modern living. With two bedrooms that sleeps 4 guests. Amenities include pool table, outdoor blue stone patio, redbrick backyard courtyard, gas grill, washer and dryer, cable TV and shared in ground salt water heated pool and hot tub on the grounds.

The home contains amenities for cooking inside and out, ice maker in fridge, entertaining, board games, game cube console, VCR, outdoor fire pit, wet bars, coolers, beach chairs, and more.

Come enjoy our wonderful town and cruise easily around to many attractions and downtown Newport - more beaches, nightlife, boating, surfing, historical sites, Fort Adams, Newport Mansions, shopping, Museums, walking and sailing tours, Colonial train rides, Historical Society, music and art festivals and so much more.

Owners can provide other amenities upon request such as golf clubs, bikes, boogie boards, beach toys, children toys, coolers, lobster pot. Please ask us to see if we can meet your needs during your stay we aim to please.

Second Beach and Surfer's End are most popular beach locations for locals and seasoned tourists- catch the waves or swim and frolic in the waves. Third Beach is great for relaxing by the ocean and great for small children. From Fall to Spring there are great attractions in town: open space walking trails, harvest fairs, farmers markets, holiday sales and art fairs, local carnivals and fairs and all are within 15 min drive. Live local music, night clubs and dancing.

The Sweet Berry Farm is in walking distance from our house and is a working farm that sells berries, fruit, and veggies freshly grown and has a market with all the staples plus homemade breakfast, lunch and baked goods, ice cream and candies will crave more. It also sells local art work and is a wonderful place to hang out. There are two local parks in walking distance one with swings, basketball court and other with benches that overlook the ocean view.

Norman Bird Sanctuary is within one mile and has walking trails, bird watching and educational center and summer camps for kids. The Sachuets nature preserve is approximately 2 miles from home. You can fish, hike, run walk, take in the sites of birds and deer. They run educational programs and other seasonal events.

Golfing, apple picking, fishing, kite flying, walking, exploring are all easily accessible from our home - there is something for everyone.

This house is also great spot to hang out and do nothing but relax while you are away from home. There are four couches, hammock, lounge chairs, Adirondack chairs and lounge chairs by the pool so have your choice of how to relax!!

About Cristina Offenberg

We are a family of 5 and live in the main house on this wooded five acre parcel. Cris is a local attorney and Eric a local civil engineer. We have 3 children, a Husky named Jewel, a Lab-mix named Luna, a calico named Sophie, and 8 chickens. We have lived and worked in Middletown for over 24 years. Our children play soccer, Lacrosse, Baseball, ski and golf and we like the beach and ocean waves. They attend the local schools here in Middletown and like to walk to nearby Sweetberry Farm for ice cream and lunch.

Why Cristina Offenberg chose Middletown

Our guest house is a perfect vacation rental - it has an open floor plan and modern amenities for our guests to relax and enjoy themselves. The layout of the homes on the property gives privacy to our guests while also taking advantage of the full five acres. Additionally, the grounds are completely landscaped with a variety of unique plants and flowers and creates a sense of serenity. The five acres of land includes an in-ground pool we share with our guests, grassy open areas and woods that creates a quiet and peaceful surrounding. This wooded lot is unique to Middletown and really makes you feel like you are far away and creates that 'vacation' feeling. There is plenty of grassy area to play bocce, volleyball, frisbee, soccer or the like.

There are boogie boards, umbrellas, chairs, bikes, coolers and towels for you to use on day trips to the beach.

What makes this house unique

There is a walking path in the woods that serves home to Great Horned Owl, Hawks and variety of other birds. The sun rises over the property shedding a blanket of light that is gorgeous every morning and makes you want to rise and shine! We raise our own chickens and share the egg production with our guests. Also have an organic home garden that you are welcome to pick from. In late spring/early summer the red raspberries bloom in abundance. In the evening the light filtering from the west as the sun sets is tranquil and settles you in every night. The house has windows from floor to ceiling so can have a great view of the evening sunsets.

One of my favorite past times is to walking to the Greenway Trail of the Aquidneck Land Trust in early morning and logging in 5 - 15 miles. There is easy access to quite a few outdoor activities and nature adventures that makes you appreciate this central location.

On both the first and second level there is a wet bar with mini refrigerator in the living area. We have bikes, kayaks, coolers, beach chairs, SUP board and more on the property we can loan to you for your use if you ask in advance. Housekeeping during the stay is not included call in advance and I can arrange for you to hire a housekeeper if desired. The second floor/bedroom access is via a circular staircase please check with me if you think you will have problem climbing the staircase.

Wonderful Property with Friendly Hosts

My wife, my two boys, and I had a wonderful vacation staying in Eric and Cris' rental. The house was spacious and comfortable. The pool was beautiful and the hot tub was amazing.

The property is like a mini resort. My kids enjoyed exploring the woods behind, the trampoline in the yard, and collecting eggs from the chicken.

The location is perfect. It's very quiet and calm, near quaint farms and vineyards. But is a short drive to all the Middletown/Newport beaches and the hustle bustle of Downtown Newport.

This rental really is a spectacular choice!

AC in the bedrooms ONLY!

We enjoyed our stay at the house but it was not perfect.

The house is located in a great area and you certainly have plenty of privacy and room to wander about. We enjoyed making smores at the fire pit and loved all the surrounding greenery. The owners were pleasant and shared fresh chicken eggs from their coop.

The house itself was showing signs of wear from the frequent renters or perhaps from the lack of proper maintenance. The skylights opened by remote but some of them wouldn't open. The heat vents were full of dust, cupboards had dirty dishes, and the dishwasher was full of old food (we had to wash the dishwasher before we put our dirty dishes into it).

The main issue was the lack of AC in the common areas of the house.

The listing does say “AC in the bedrooms” but I think it should say “AC in the bedrooms ONLY” – just to be super clear. We happened to be there in the middle of July when the temperature in the living room reached 86 degrees.

The second floor - game room - was unusable since the temperature reached over 100 degrees! We had two small children under 1 year of age and the situation became very uncomfortable.

We talked to the owners about the issue and they gave us some fans to cool the rooms. The fans didn’t do much – they just moved hot air from one side of the room to the other!

The other issue was the pool. The listing mentions that the renters will share the pool with the owner and we were okay with that. We assumed the “owners” describe the family living in the house. We did not expect to share the pool with all the teenagers from the neighborhood.

The kids were having pool parties and playing loud music essentially everyday, all day. I completely understand! It’s hot and you want to cool off with your friends. However…we were paying top $ to rent a house without a proper cooling system so all we wanted to do was jump into the pool when the “sauna" became too hot.

We had to invite ourselves to one of their pool parties. When they didn't acknowledge the presence of 4 adults and 3 children by the pool, we politely asked if we could use the shallow end of the pool because of the small children. We were asked to wait until they finished their game, which was fine with us.The pool situation was just uncomfortable and made us feel like intruders.

Overall, the house has great potential but it has to be maintained better. As long as you don’t expect the convenience of central air and an easily accessible pool, you might be okay.

Owner's Response: Thank you for the feedback it is always helpful to future guests. I have made the changes to the site to be clear that the in-room AC units are in the bedrooms. The skylight windows are remote controlled and I now have two controllers places in locations for my guests to easily open and close the skylights. Along with the ceiling fans, the open windows does a great job of cooling the second floor. I have added language in the write up to make it more clear that the pool is shared with my family. Our children's are ages 19, 17 and 12 and do have friends over at times.

Quiet, peaceful, beautiful home with relaxing pool

Very gracious and helpful owners. The home was spacious, inviting and well kept. There was a plumbing problem that the owners took care of immediately, so no worries there. The bedrooms are air-conditioned but not the rest of the house which HomeAway needs to clarify on their description. There are ceiling fans and portable fans which helped and there was a constant breeze flowing through the house and through the skylights. Plenty of relaxing areas, large well-stocked kitchen, and an evening swim most nights (and daytime swims too) were incredibly relaxing and fun in the large pool. The location is secluded and quiet yet close to everything especially the beaches and Newport. Would stay there again.

Great house! Clean and roomy!

The house was great! It was very roomy and provided a lot of living space. The owners were extremely accommodating! The glass area that housed the hot tub was also unique and protected us from the cool weather while we sat in the sun. When we arrived the hot tub was not working, but they quickly fixed it and we could use it during our trip. We also showed interest in using the fire pit, and the owners moved the pit and firewood to the patio for our convenience. The guest house is close to the owner's house but they were very respectful of our privacy. My only complaint is that there were not a lot of forks at the house. We had enough forks for all the guests but there were no extra ones to use, so you had to wash the forks often. I also thought it would have been helpful if we had information on where in the house to find towels, extra pillows, sheets for the pull out couch, etc., although it was not a big deal since the house only has so many closets. Overall, the house was great, clean and roomy!

Very Nice Property and Stay

The house was in good shape and my family really enjoyed staying here. The location served us well too. The owners were nice and helpful. The zip line in the woods was fun. I tried it myself and learned that it was most suitable for kids but they got a laugh watching me drag along the dirt.

Amazing girls weekend!

This home is beautiful! The surrounding grounds were fun to walk around and hang in the sun. The house was spacious and perfect for a girls weekend away! Short drive to the beach and cab ride to town. Owners were very nice and accommodating, would definatly stay again!

The Carriage House is located just outside the destination city of Newport. Newport is approximately 4 miles away so can reach by bike, car or taxi. THird Beach is about 1.5 miles, Second Beach is approximately 2 miles and Easton's Beach is 2.5 miles away. We have bikes for your use the short ride to and from or you can drive and park at the beaches. In Middletown you can enjoy the 10 miles of preserved walking trails, Newport National Golf Course, farmers markets, art shows, best beaches, bike ride, catch a Polo game. Or stay home and feed the chickens, collect some fresh eggs, make your own mayonaise, play with our Husky, or our kids who enjoy soccer and baseball. There is an outdoor lounging area, a sectional couch with large screen television and room to play games, puzzles or take a midday nap. The views are mesmerizing at dusk as the sun sets in the West over the nursery fields. You are located only one mile from wild life sanctuaries, greenway walking path and golf. The property is conveniently located about 1/8 mile to two parks for walking, playing or swinging. Also in walking distance is a Cricket Field and you can catch a game to watch on Sundays. Newport's downtown area with eclectic restaurants, shops, galleries, marinas, clubs, museums, and entertainment are short drive from this home. We are located in a quiet rural section of Middletown with privacy on this 5 acre parcel but also close enough to enjoy all the amenities of the city of Newport.
