Balboa Pearl is a classic beach gem, offering a wide range of amenities and a highly desirable upper-Peninsula location. Big on both style and value, the Balboa Pearl was recently remodeled and features all-new contemporary furnishings and tasteful décor in neutral colors. Flooring consists of hardwood and ceramic tile, which provide the perfect backdrop for beach living. Fresh paint, enhanced baseboard moldings and contemporary window coverings lend additional warmth and style to this charming beach residence. Situated on a quiet residential street less than a block from the warm sands of Newport Beach, the single-story Spanish-style cottage will make you feel right at home.
Sleeping & Living Areas:
The Pearl features 3 bedrooms and 2 bathrooms in approximately 1,100 square feet and can accommodate up to 8 guests. The master bedroom features a brand-new Queen sized bed complete with luxury linens. A set of twin beds can be found in the guest room, while the living room also includes a pull-out sleeper sofa. A third bedroom in the rear of the cottage(which is not a part of the main house) has the added feature of a private exterior keyed entry – making it perfect for sharing with a second couple, extended family or visitors. Within the rear guest suite is a full bathroom and a large desk area, as well as a wardrobe and plenty of storage space.
The Pearl boasts state-of-the-art electronics and has 4 brand-new flat screen TVs. A TV/DVD combo is located in each bedroom and also in the living room. The living room television also includes a Blu-ray DVD player. Complimentary wireless internet access (WiFi) can be found throughout the home. Each bedroom is also equipped with a remote-controlled ceiling fan and the home has a heating system for chilly winter evenings. The cottage’s main bathroom features a renovated shower/tub combo and showcases beautiful tile work and top-quality fixtures. The second bathroom within the guest suite has a stall shower and spa-like touches.
Kitchen, Dining & Outdoor Living Space:
Balboa Pearl’s spacious kitchen is well-outfitted with everything needed to create a fabulous gourmet meal or a simple supper. Appliances include a brand-new dishwasher as well as a recently upgraded microwave, oven/range and refrigerator. All appliances feature black finishes. Black Galaxy countertops also enhance the kitchen and provide an upscale feel. The adjacent dining area features an elegant 4-seat dining table - although many Pearl guests will opt to do their dining outside on the spacious front patio. The patio effectively extends the home’s living space and provides a perfect setting for morning coffee or al fresco dining. A dining table and additional chairs encourage restful evenings and a gas barbecue is provided for outdoor cooking. Fresh sea breezes can be enjoyed from the patio, while delighting in the beach-town ambiance. Guests will also appreciate the hot & cold outdoor shower that is located on the east side of the cottage.
On a positive note, the home is close to the beach, nicely decorated, and had the household essentials. The 3rd bedroom is large and comfortable.The garage is small; don't plan on parking anything in it larger than a compact car.
Now for the less than positive note. The Wi-Fi didn't work which required a technician to come out and reprogram the modem. The living room TV did not work. Not able to get a signal in the mornings but for some reason the signal would come in during the afternoon hours. This was a daily problem. By mid-week the property manager ordered a new receiver box. It was not delivered as expected & came the next day. I installed the new box on my own; didn't solve the problem. Then the property manager's husband came over and he couldn't get a signal either. The next morning he arrived (the day before we were to leave) and brought another TV which he installed. Later that afternoon, the property manager had a TV repairman come over to check the problem. After trying to troubleshoot the problem, he took the TV with him back to his shop.The toaster didn't work. A new one was sent by the mgr's husband. I also requested additional fans to cool the house.
The L/R floor was dirty; my feet were blackened by walking barefoot.
The morning that we left, the garage door wouldn't open. Called the manager who gave me a code to enter at the keypad outside the garage door.
When I reserved this house, I had searched for handicap accessible homes and this home was listed. From the photos, you could not see nor was there any mention of steps into the home. The home itself is not handicap accessible AT ALL. There is a very narrow passageway between the refrigerator & cabinets to get to the bathroom which a walker will not pass through, and a bathtub in the bathroom which my husband could not get in at all. There is a side entrance to the home but the step-up to the home is a good 10" deep. The only part that could have been considered "handicap accessible" is the 3rd outside bedroom. However, the shower is small and would not accommodate me inside of it to bathe my husband. There are no steps to enter the 3rd bedroom. (handicap designation?)
We had a flow of people in & out of the home, constant calls to the manager. I requested a refund which turns out to be $25/day/contract. Refund hasn't shown up yet on my credit card. It had to have been the worst, most stressful, "vacation" I've ever endured.
This was the most disappointing stay we have ever had. It is loud due to its location right next to Balboa Blvd and heavy traffic all night long! The back unit smelled of mold so we couldn't use it except to have an extra bathroom. We were lucky that the upstairs was not occupied until the last couple of days which were then loud with children running back and forth very early in the morning. We were awoken one morning at 6:20 by a cleaning crew jack hammering next door to us. So if you are looking to be close to the beach this is a perfect location. If you are looking for rest do not book this unit. I would never go back. Complete waste of money.
Really enjoyed staying here, very easy to deal with the owners and checking in was hassle free. Amazing spot and the place was in excellent condition, will definately stay here again
This house was the perfect place to rest and relax in-between our days at Disneyland. The two separate sleeping quarters were great for us, our daughter, son-in-law, and 2 year old grand daughter. The beach was close but away from the traffic of the boardwalk. The park across the street was fenced in and amazing! The grocery store was just around the corner and had everything we needed! Disney was about a 30 minute drive away so we weren't stuck in the middle of the hustle and bustle and all that goes with Disney. The house was clean, the fenced in yard was perfect, the grill was clean, and there were plenty of beach towels, chairs, and an umbrella. I was glad that we had brought our own beach toys - that, along with maybe a bicycle or two, might be the only thing I found lacking!! Tons of wonderful restaurants near by. Parking was a bit of a crunch, but certainly not a deterrent to another visit in the future.
This house was perfect for our family Thanksgiving weekend! We had people staying in all the rooms and they were all good. The living room has comfortable seating for everyone, the kitchen was well equipped and well working even for doing our big dinner. The front porch is awesome for morning coffee. Everything was also well-supplied and very clean. The beach is less than a 5 minute walk on a neighborhood sidewalk. We would love to do this again.
We had a great guys' weekend celebrating a 40th birthday. The house was close to the beach, bars, and grocery, so there was no need to drive anywhere. Spent most of the time on the front patio, and beach. Great house, great location.
Balboa Pearl is ideally located within the first block to the main beach and on the upper Balboa Peninsula area, within Newport Beach. This highly desirable location is easy to get to and does not have the traffic congestion typical of the 'tip' of Balboa Peninsula.
Outdoor enthusiasts will appreciate the beach-oriented water sports available such as surfing, body-boarding and paddle-boarding, while golfers will find challenging courses just a short distance away. Bike riders can rent a cruiser locally and hop on the boardwalk that parallels the beautiful sands of Newport Beach. Families with small children will appreciate the playground that is just a short walk away. World-class shopping at Fashion Island is a 10 minute drive and is not to be missed, and a multitude of fine spas populate the area. A short jaunt south brings you to the fantastic Newport Harbor which offers boating and fishing opportunities as well as fine dining and stimulating nightlife.
