Welcome to "Tumbling Rock Ranch”. A unique and beautifully vibrant experience. We are located in the middle of a real western working cattle ranch where cows roam freely and Elk and Deer abound. This is truly the old west as our ancestors saw it and now you can too.

Imagine waking up and your first view will not be the house across the street or the sound of traffic but of a sea of evergreen filled valleys and mountains. Peaceful serene hardly describes it. Here you will not hear the sounds of cars and trucks roaring past but the peaceful solitude, broken occasionally by a Ravens call or a Bluejays chattering. A stargazers delight, no sounds of civilization here.

Enjoy our 3500-square foot newer custom built rambling ranch home with a 73-foot covered patio to take in the panoramic views. Home also boasts a large saloon-style recreation room with a cowboy bar, pool table, games table, 72” TV and a cozy fireplace. The residence has two King beds and a Queen bed, with 2 queen futons and queen sofa bed (very comfortable queen futon in 4th bedroom/den, other futon in rec room), 2 mattress cots, 1 queen air mattress and 2 fold out foam beds( good for kids). The home will easily accommodate up to 10 guests. We have a lot of house for the money. We are located an easy scenic drive 1 hour 40 minutes from the Grand Canyon Gates. If you are coming from Las Vegas (west and north of the ranch), we are on the way to the canyon (Vegas 2 1/2 hours from ranch, Grand Canyon further east). If you need more room we also rent a cozy cabin on the 80 acres, sleeps up to 4, check it out VRBO 431984.

Take a few extra days if possible, you will find your stay very rewarding. Rather than the usual touristy type venues come home each day to a comfortable, spacious home. While you are here you will see many things the average tourist never sees. Guests who stay at the ranch have become friends and have returned for multiple stays, they loved the home, exploring the ranch and the surrounding area, which has so much to offer.

With fantastic hiking and spectacular mountaintop views, guests can choose to be physically challenged or just relax and recharge. Favorite evening activities include unwinding around the outdoor fireplace, roasting marshmallows while stargazing, storytelling, and toasting the day’s events.

Ideal for romantic getaways, family reunions, or as a corporate retreat.


We invite you to join us in the beautiful Juniper Mountains of northwest Arizona. We are surrounded by working cattle ranches, a green forest of pinion pines and cedars, close to ancient Native American ceremonial sites and Route 66. Local activities include world-class hiking and visiting several nearby ancient Native American ceremonial sites with towering cliffs of petroglyphs and ancient mountain top ruins south of the ranch. We provide personalized private tours of the area, (no other tourists). The countryside is a rock hound’s delight and pieces of pottery, arrowheads and fossils abound. A truly spiritual unspoiled piece of nature.

Close to Seligman, the birthplace of Route 66, the climate is moderate, year round, with few exceptions. We are at 5800 feet elevation and though we get some beautiful snowfall a few times each season, it generally melts within a day or two. We are 2 1/2 hrs from Vegas and 2 hours from Hoover Dam. Grand Canyon Caverns are close by, just 35 miles from the ranch. It is the largest dry subterranean cavern in the U.S. Also nearby are Supai Falls, Grand Canyon Skywalk, Oatman (old gold mining town on route 66), Laughlin (gambling and the Colorado River), Lake Mojave, Lake Havasu (London Bridge) and Horseback also offered in our area

About Carolyn Besler

My husband and I have been savoring the beauty of the Juniper Mountains for the past 12 years. We built and decorated the home with a keen attention to detail and a great deal of pride. We started renting it out in September 2011 and have enjoyed a steady flow of guests from all over the country and world. We have four children and nine grandchildren who live somewhat scattered along the west side of the continent. We live on the 80 acres and share a cozy cabin nearby with our border collie mix, Roxy, and papillon, Sam.

My family and I absolutely loved this property. Every detail was thought of in the construction of the house. If you get a chance, have Don take you on a tour of the ranch. A Home Away from Home!

We stayed here for two days in late July! It was a last minute family vacation and we were lucky to find this place that was able to accommodate all 10 of us!

Carolyn was so helpful before we arrived through the messages. And even though we arrived a little later the first day Don was there to lead us to the ranch and give us a tour of the place!

The place was amazing we all fit comfortably with room to spare. After a trip to the Grand Canyon, our family had a bbq with the grill and the young people played board games and billiards. We all had a wonderful time and will book this place if we do a road trip again.

Wonderful ranch house and view. The house was comfortable, clean and inviting.

I rarely take the time to write reviews but will not pass up the opportunity when it comes to Tumbling Rock Ranch. We had a family vacation consisting of parents, siblings and spouses. Directions to the house were easy to follow and we met there. The owners were accommodating, friendly and respectful of our stay. They ensured we had everything we needed. We opted to take the tour Don offers. Each of us agreed it was one of the highlights of our trip. We did numerous things off the ranch but that tour ranks in the top 3 things we did. We would strongly encourage other guest who are interested in hiking, climbing and learning the history to do like wise. For many of us, this was our first trip to this part of the country. We did not think that we might need jackets for the cooler nights so you might consider adding one as you pack. However, the outdoor fireplace was wonderful to relax around at the end of our adventurous days. Overall, our stay here created life long memories for everyone and the ranch and the owners were a big part of that. Our hope is to return at some point in the future. It was a fantastic destination.

beautiful family retreat with awesome surroundings

We stayed here a few nights to go to the Grand Canyon. We looked forward to coming back each night because there was so much to do at the ranch. Our hosts were awesome with directions and tour of the property. We will be returning soon for another family vacation. The property was clean and spacious. I would definitely recommend this property for a family retreat.

Absolutely fantastic!

The ranch was exactly as we expected and hoped. It was homey, clean and comfortable. Exactly like a 'home away' from home. ;)....My husband is 6'5 and loved the shower in the MBR as it was tall enough for him to stand under. This might sound like a minor thing to some, but is a treat for those who are tall. Also the beds were very comfortable with quality linens and comforters.

There were 5 in our husband and 2 daughter's (23 and 16) and my 73 yr old mother. Mom and I would sit on the porch each morning, drink our coffee and visit while at night it was smore time and looking at the unbelievable amount of stars.

It was a centeral location for us to visit Sedona, Hoover Dam, Las Vegas and the Grand Canyon. While driving back to the ranch each evening we all weres excited about what wild animals we would see. The favorite was a herd of wild burros crossing/blocking the road leading to the ranch. We put the SUV in park and enjoyed watching them in their natural habitat until they decided to move.

Carolyn and Don, the owners of the property are exceptional people who truly cared that our stay was memorable. :) The process to rent their home and continued communication up to and throughout the stay was perfect. Thank you both for opening your home to my family and I.

Dream home

This home is definitely a dream home. Very spacious and has everything you can imagine. The owners are so helpful and they really put a lot of time and effort into this property. Beautiful western style amazing house. Definitely going back. Scenery is the best as well. Very comfortable beds spacious bathrooms. Love love love
