About the property

On a quiet calle close to Campo Santa Margherita. Aircon and Central Heating

The house is on two levels with an open plan lounge, dining and kitchen area on the ground floor. This opens onto a private courtyard which can be used for al fresco dining, maybe a glass of Prosecco before dinner or just enjoying Venice outdoors. There are two matching sofas in the lounge area, one of which converts into a double sofa bed. There is a separate bathroom with wash basin and WC.

Upstairs there are two bedrooms, one with double bed, the other with twin beds. There is a bathroom with shower, bidet and WC. The house has been renovated recently with attractive cherry wood flooring. All of the beds, sofas, garden furniture and kitchen equipment are brand new.

The house is located in picturesque Dorsoduro, just off the Campo Santa Margherita. It is an easy 5 minute walk to Piazzale Roma and the railway station. Despite experiencing more of the 'real Venice', access to the main tourist attractions, such as San Marco, is easy and fast, giving the best of both worlds

There is a flat screen TV and DVD player with a selection of DVDs available. Please feel free to bring your own DVDs if you want to watch these at the house. Similarly, there is a CD player and radio for your use. The house has it's own WiFi connection.

Easy! Starting with Venice, then Dorsoduro which in our view is the best of the 6 'sestiers' of Venice in terms of being 'Real Venice', the bars and restaurants, the architecture and the convenient links to transport, particularly Piazzale Roma buses, taxis and the magical St Lucia railway station.

What makes this house unique

The private courtyard was the clincher for us. We spent 18 months finding the right property. My friend and Estate Agent, Andrea, called me one day to say, he knew he had found the special place that we had been looking for. He was right!

Perfect place to stay for so many reasons!

I highly recommend Josh's apartment in Venice. Although we had to change our plans, he was very understanding. I heard his love and appreciation for Venice in our conversation. quiet haven away from the crowds

we enjoyed staying. Quiet area with easy access to great fruit and vegetable shop, supermarket and restaurants. Short walk to vaperetto stop(5mins) or Piazzalle Roma. (15min)

Campo St Margarita (5mins) felt very local - lots of families and young people enjoying the hot evenings- fishmongers here in the morning.

Open plan living/dining/kitchen is large enough for 4/6.

We ate breakfast in the yard each morning and watered the plants which looked very thirsty.

Italian air con seems to struggle with the heat and upstairs is placed in a strange position.

Well equipped kitchen.

Very enjoyable. The apartment was a good size for 4 adults .

We were met at the quay side by Julie .she was so helpful .She took us to the apartment pointing out things on the way for us to remember. She even took us to a square to find a coffee shop .Loads of info in house ,good area and very quite .We found having only one shower a little difficult ,for 4 adults .Also the bedrooms were very hot as no Aircon in bedrooms and no mosquito mesh on windows ,also the single beds were creaky but all in all we enjoyed our stay and would use again .

Peaceful and relaxing atmosphere

I have stayed here twice before. Location is ideal. Apartment on 2 floors allows space and privacy. Courtyard is great. You have to sort your rubbish out and take it to the depot which is close by. Not really a problem.

A beautiful corner of Dorsoduro

This was my third stay at Ca Dei Guardiani and each time has been a real pleasure. It's so rare to find a house to rent in Venice at such a reasonable price - and to find a place with its own garden space is nothing short of remarkable. Despite a bit of bad weather on one day, we managed to spend a good amount of time in the garden during our stay and eating out there is a real pleasure.

The house is very clean, user-friendly, well maintained and well equipped - since our first visit 4 years ago a new kitchen was added as well as lovely, comfortable sofas in the lounge area.

The British-based owner is helpfulness itself and the Venetian company who manage the property provide an excellent service - they contacted us prior to our visit to ensure we knew exactly what to do on arrival, kept in touch as we traveled from airport to the nearest vaporetto stop (which is only a short walk to the property) and were friendly and helpful.

There are lots of cafes and restaurants nearby (there's a decent restaurant about 80 metres away from the front door) and a decent supermarket close to the vaporetto stop provides anything you might need. Venice speaks for itself - nowhere is too far away, especially if you take advantage of the vaporetto passes (good value if you make sure to use them every day).

If like me you find hotels uncomfortable, dislike being forced to eat out every day (and in Venice, that can be a costly hobby) and like having a more real experience of life in Venice - I can't recommend this place highly enough.
