Our classic Red Barn houses a spacious, contemporary studio apartment above the Garage (please also see listing # 911915 for our main home across the driveway). The vintage barn studio offers an open living plan with a Queen bed, a fully equipped gourmet kitchen and a cozy seating area with a gas fireplace. Once an artist's studio, it is adorned with beautiful antique wide planks everywhere and offers a vaulted ceiling. The loft space above has a twin bed. Our deliberate and painstaking efforts to reduce, reuse and recycle is reflected in the reclaimed fittings and furnishings all over the studio. The combination of old materials, local artisanship and modern industrial design has resulted in a comfortable and contemporary space that is simply beautiful. Everyone loves it; we welcome you to experience it.
Things to do: Grafton Ponds - world class cross country ski. Swim in village pond or play tennis in the village courts
Ski - Okemo, Bromley, Magic Mountains all within 30 minutes. Limitless opportunity for hiking nearby hills.
Bike on beautiful unpaved country roads starting at your doorstep. The views are spectacular. Antiquing - Grafton, Chester, Bellows Falls, Springfield and other surrounding towns are filled with excellent local antique stores
Shopping - Manchester outlet mall is 35 minutes out.
A brand new kitchen comes complete with high end built in appliances, all cookware, most basic ingredients and a refrigerator stocked with essentials in order to make your arrival comfortable. You will find a wide selection of teas, gourmet coffee, maple syrup, spices, condiments, etc etc.
There is a hand crafted queen bed on the main level and an extra twin bed in the loft. The dining table can seat six. The bar counter has three seats. The sitting area has two comfy armchairs beside the gas fireplace.
The bathroom is small but extremely clean and functional.
Home has a 47' LCD TV with bluray player and streaming Netflix and Hulu. No Cable. We have a dedicated phone line and Wifi in the barn.
Look closely and you will find that most of the furniture is designed from the barn's old window shutters and antique wide plank heart pine found in the attic from 1840's. The kitchen counters are hand crafted from extinct american chestnut and antique oak, sourced from a local 1790's barn.

Great little spot
We loved our stay here! What a great little home and we completely appreciate the recycled/reused pieces throughout the home! Amazing! Everything was so clean and organized! A couple of things—we didnt received any information about the house itself so finding it was a little tricky. The number is on the backside of the apartment where the garage is and because of the snow, we had to drive over to the other side of the building. Also, we didn’t know where the key was at first, and had to look for it at 9 pm. Not a big deal just an FYI to the owner. We enjoyed our stay very much. Thank you!
Absolutely Wonderful !! We didn't want to leave...
We had the most enjoyable stay in the barn apartment. It's just like the pictures show. It's located on a dirt road (very well maintained) so there is very little traffic. We arrived late afternoon and the heat had been turned on as well as a light left on for us. The instructions were very clear on how to use everything, things to do in the area and recommendations for eating out etc. The town of Grafton is like something out of a movie or a XMAS card. It had snowed a few days prior to our visit so everything was still covered a beautiful white. The weather was perfect for our stay; one day we went snow shoeing & tubing at the Grafton Ponds Outdoor Center which was like a 2 min. drive away - but you didn't need to drive anywhere just to get outside - we enjoyed a long walk up the dirt road too. You can also walk to the center of town where we had dinner our first night at the Phelps Barn....great food & service. The Grafton Inn had an outdoor ice sculpture event the next night so we walked up there again after returning from dinner at the Free Range in Chester. (another recommendation) The barn is so cozy, we enjoyed returning from our snowshoe excursion to relax in front of the fireplace with a glass of wine w/cheese & crackers we'd bought at the local market. The kitchen has everything you need, the bed is super comfortable and we loved the rain shower.
Dealing with Sonali has been an absolute pleasure. I left a shirt there and she quickly offered to mail it to me. How sweet!
I can't say enough good things about the place; we really hope to return.

A great little place tucked away in Grafton, VT. Has a modern barn look and feel with a great kitchen setup. Fireplace added some nice ambiance to a chilly winter visit.
Relaxing weekend away
My wife and I stayed in the barn for two nights over a holiday weekend. It was as cute and comfortable as the pictures suggest. The apartment was clean and warm when we arrived with a small note from Sonali. The whole apartment is well thoughout and the details shined through. The kitchen is well stocked with essentials and a nice set of appliances, letting us easily cook a gourmet meal. It's an easy 5 minute walk into the village and the small market offers most everything you'd want. They also have someone come out and help clear the drive when it snows.
Overall a great experience and we hope to be back again soon.
The barn is adorable, it just feels like home. The decor is perfect and the space is great.

The retro modern barn apt was nicely appointed with fun orange accents (would have been great to have some hot chocolate). We arrived later in the day and it would have been nice to have the place a little warm...It took us a bit of time to warm up the loft after finding the remote for the fireplace and the heater.
It was clean. The toilet is "possessed". It made all sorts of noises throughout the night. The toilet is right next to the bed. It all makes it an interesting and funny place to spend the night.

Thanks for visiting Grafton and staying with us! We will make sure our housekeeper leaves the heater at a higher temperature, the shoulder season (early fall and late spring) sometimes are tricky as the temperatures vary so much. The toilet is less than 3 years old and an expensive one, but thanks to the hard water from the well, it is seemingly developing some character (float jam). We will have the filter to the water supply replaced and hopefully that will to solve this issue. Joys of owning a country house...thanks again for staying with us!

You will be hard pressed to find a more authentic Vermont village experience; where time appears to remain standstill, history is alive around every corner and where man's creation and nature's beauty are in perfect harmony. The village is home to some of the most beautiful examples of early New England architecture, and the entire village is in the National Register of Historic Places. If tranquility and peace and Charm is what you are looking for while being Minutes away from all leisure activities and amenities Vermont has to offer,your search stops here. Bromley and Okemo are 20 and 25 minutes away respectively and Stratton is a little over a half an hour and Nordic skiing is right here in Grafton. The Tater hill Golf Club is 5 miles away and there is plenty to do from Hiking, Biking or just leisurely admiring the works of local artists at the many galleries in town. Chester and Saxtons River are short drive away and there are many local farms that make excellent cheese and have local produce and meats. If retail therapy is a part of your holiday then head out to Manchester to spend afternoon at the outlet malls and have a fabulous Lunch at one of the many fine restaurants there or stop by Lincoln's old Home estate 'Hildene'. There is plenty to do and see if you ever feel like leaving the picturesque charm of Grafton to begin with.
