This elevator is also handicap accessible. For the physically challenged, the house does have 2 walk in showers, with less than a 6 inch entry ledge at the floor. For many, especially those with back & knee problems, plus those in walkers & wheel chairs the new elevator will make all the difference.

OUTDOOR KITCHEN (New Summer 2015):

Used to be if you wanted to grill, you did so under the elevated house, by the pool, or at a concrete pad close to either of these locations. Now, on an upper deck, we've added an outdoor kitchen, just feet from the inside kitchen.

Don't let the rates of the Great Escape River House scare you! This is one of the best values for what you get on the coast. Spring, Summer, & Holiday Rates are based on 18 people or less people. To keep it affordable to smaller groups, the rest of the year, Rates are based on 12 or less people. If yours is larger, Great New! The actual per person, per night, goes down as your count increases.

Groups of 12 & 18, off peak season, are generally around $30/per night, per person for a weekly booking. If your group is larger, this amount will drop.

As with most vacation rentals, the rates are higher when less than a week is booked.

There are 16 individual places to sleep:

- 1 King (Master)

- 6 Full (3 bunk beds - full over full - in 2 bedrooms)

- 5 Queen (2 in private bed rooms /3 in Sleeper loft)

- 2 folding beds

- 2 full size Convertible sofas - basically futons (in Sleeper Loft)

The beds described above are also not placed awkwardly close to each other. The entire house, including the sleeping areas, has a spacious feel.

With only 1 person in each of the top bunks & 1 in each of the folding beds (allowing for 5 people to sleep solo), and double occupancy in each of the other spots to sleep, the house can accommodate 27 people in beds & the futons. We think that's a bit too many, but a few times a year, do rent these maximum count families.

16 people could each have their own bed or convertible sofa to sleep on. To keep rates affordable for smaller groups, the rates are based on 16 or less people in the winter months & 18 or less people during the rest of the year.



2 large Continuous Gas Water Heaters provide your large group with convenance of taking showers after showers with no need to wait for the tank to heat up.

The 4 full baths are also well distributed. There is even a toilet closet on the covered outside deck, conveniently located near the hot tub and within easy use of anyone leaving the pool area. The loft has a full bathroom with large 5 foot shower. The 6 full size beds (the 3 bunk beds) are in 2 adjacent bedrooms with their own full bath. This bathroom has a large garden tub/shower. Perfect soaking, piling the wee-ones in, or for a quick shower with lots of elbow room. The 2 bedrooms off the hall, with queen beds, share the hall full bath. Even the master bedroom's bathroom, which has a private entrance from the master bedroom, also offers a 2nd entrance to the bathroom through the laundry room; Offering more bathing options for large groups. The Master bathroom has a garden tub, double vanity, and separate 5 foot shower.

Your Great Escape River House, is not a 2000 sq ft house, awkwardly configured for over 20 people. This is 4500 sq ft of luxury accommodations! Everyone under the same roof. Staying in separate hotels or condo's is like herding cats with a big group. All described above and more, right on Gulfport's Biloxi River. It is truly 'The Great Escape River House!'

Over the years, we've learned a very things; for this house, once a single weekend night is booked, that's it for the week. Large groups generally don't travel together during the week.

For these reasons, we have the longer than some, minimum stays. Our rates are based on these minimum stays. We will quote shorter stays, but rates will not be based on the posted rates, as those rates are based on the minimum stay being booked.


About 6 wks prior to an available date, we do discount rates that meet the min. stay, reduce min. stays (depending on the purpose of the stay), & will even offer discounts to smaller groups of people (less than 10).

*2 or 3 NIGHT STAY?

From Sept - May (most non-holiday weeks) about 3 or less months out, we'll do a Mon - Thurs 3 Nt stay. About a month out, we'll consider a 2 night stay.

June - Aug, 8 mo or less out, we'll do a Sun - Wed 3 Nt. stay. It's rare to book these 3 week day Nts., but if we do, it then allows us to offer a 4 nt weekend during the Summer. Our posted Min. is 7 nt. for the summer weeks. The rate for these 3 nt summer weekday rentals, is one 7th, of the weekly rental times 3, plus the cleaning fee, lodging taxes, any additional charges for over 18 people, & refundable deposit.


At least one Gulf Coast Vac. Property Mgr has an F BBB rating. They advertise houses they don't represent & literally days before arrival, the guest finds they are put somewhere other than where they booked; Or they're double book, or don't deliver what is expected. Google reviews on Your property mgmt co. or check the BBB. Read reviews posted on this site. There are far more good vac home owners than not; but doing a little research now could save you much heartache later.

Since I was in my 20's, I've owned rental property; Early on, i also became involved with Fantastic Sams Hair Salons. For over 20 years we owned multiple FS Salons. Recently, one of my Manager's purchased my 4 salon chain. Since then, I've been working from both our New Orleans and Gulfport Fantastic Sams Regional Offices. This I took over 2 local Gulf Coast Fantastic Sams Salons.

For years, I thought of doing a vacation rental. I liked the idea of sharing our piece of paradise on the River. From my past knowledge of the Vacation Rental Industry, I knew that the vast majority of prospective renters would be people, like myself, wanting more than a hotel could offer & respectful of the Vacation Home they rented.

Being from the service industry, I pride myself on offering a very clean, comfortable, as advertised, Vacation Rental. I advertise an exceptional house & strive to deliver an exceptional resort style experience.

My main duty with the vacation rentals is to quote, be the primary contact prior to the stay with the guests, and keep the calendar about arrivals and departures for the staff & crew.

To insure your stay is perfect, I have a professional cleaning crew and local maintenance. Grady is head of maintenance and will be the primary contact during any guests visit. He is almost always in Gulfport, where I'm a bit of a tumble weed.

I am very down to earth, blue-collar, roll up the sleeves & get 'er done type of person. I solicit my guests for suggestions on what we can do to improve their stay in the future. So far, I've implemented every suggestion, that didn't present a liability issue.

Why Patricia chose Mississippi

Initially I didn't choose to buy a vacation rental. My family had owned the camp style house next to this house since 1996, and when the neighbor decided to sell his home, in April 2005, I jumped at the chance to move permanently to the Gulfport area. The house was an impressive 2,400 square feet. When Katrina struck a few months later, I decided it was a great time to turn the house into my 'Dream Home.' After every feature on my wish list was added to the house, i had grown the house to 4,500 square feet. It was perfect! My dream house for all our friends and family to gather.

It didn't take to long to realize, the house was a bit more than the I needed; at least on a full time bases. Friends & Family came often, but I still found myself with more room than I needed. I also didn't realize how expensive it would be to be maintain the Great Escape River House.

Sell or Rent? It was an easy choice. Its a case of eating your cake and having it to. Turn the Great Escape River House over to wonderful folks a few days or weeks a month and enjoy it the rest of the time with our friends and family. Now when I come home, its like I'm on a Vacation!

Opening my home to travelers (like yourself); who long for great times, with those whose company they enjoy in awesome surroundings. I can't imagine anyone coming here, with a dozen or more of their favorite people and not having the absolutely most fantastic vacation of their lifetime.

What makes this house unique

The Great Escape River House is unlike anything you can rent on the Coast; maybe anywhere! While located in the Gulfport city limits, you'll feel like you are miles from outside intrusions. The house is spacious & has so many areas for people to gather or to find a quiet nook. Early risers can enjoy watching the sun rise over the river, sipping their coffee. Some locals enjoy walking or jogging in the neighborhood. The house is on a 'No Outlet' road so vehicle traffic is very light.

While the house's pool is above ground, the surrounding deck makes for easy entry & exit. The house is just off the new 605, so its a quick trip to I-10 or straight south to Hwy. 90; minutes away from Casinos, beaches and other local attractions.

2015 an outdoor Kitchen & elevator was added. 2014 a large fire pit was added.

As for interior amenities, You'd be hard pressed to find a local bar as well set up as our home bar. The kitchen is massive. Everyone can have a hand in this kitchen & not be in the way. The house is beautifully furnished with all new bedding & linens. Most of the mattresses & furniture are new.

Either a few days, a week, or Snowbirds in for the Winter, this house is a perfect for a large group get away or Snowbirds who travel with a flock and want room to spread out will find it here!

The Great Escape River House has something for everyone, from the Hot Tub, to the swimming pool, gourmet kitchen, 2 covered porches, wet bar, pool table, etc.; did I mention there is a Home generator to part of the house should the power go out? Another feature you won't find in other homes, is 2 of the largest available continuous hot water units. Sleeping over 20 people, you don't have to worry about hot water. 4500 square feet of accommodations inside, so much outside! Its waiting for you & your group to enjoy!

We are a group of golfers that travel to Biloxi Ms from Michigan yearly to play.This is our 3RD year staying at the River House.There is not a better place to stay for a vacation. It is extremely spacious, has a huge rec room and bar and a very nice deck around the building. This is a must visit vacation property.

Fantastic house!

Stayed here for 4 nights and had an absolute blast! Patricia was so helpful with instructions for the house and recommendations of places to go nearby. The house is beautiful and had so many amenties to enjoy. We even got a keg loaded into the bar before we arrived by Patricia, so it was cool and ready as soon as we arrived! The house isn't far at all from Biloxi casinos or fishing in the gulf. The kitchen is HUGE and has everything you could need. Very glad we picked this house for our vacation and will likely be coming back in the future! Highly recommend!!

Fantastic place!

Highly recommend this for any large gathering/reunion etc.! The house is amazing, large enough that no one ever feels cramped, and the grounds are wonderful. Even with so many people, there was enough room to needed to 'escape' for some quiet time, it was not difficult. House is well maintained and simply beautiful inside (I am now begging for something even slightly resembling that kitchen in our house), everything you need is already there (towels, bedding, etc.), pool and hot tub were clean etc. Our group is already talking about renting it again in the future!

Of course, your experience will vary according to the company you keep, but this home is big enough for everyone and versatile enough to satisfy all interests. Amazing House!!!

Our groups of 10 adults and 9 children chose this house for our annual friends getaway, and we could not have picked a better house. This house is truly amazing! It is huge -- our large group had plenty of room to spread out, and there was no shortage of seating arrangements for meals and relaxing. The kitchen is well stocked with everything we needed to cook for a large group, including two coffee makers, a Keurig, large stock pots (we did a big seafood boil one night), frying pans, knives, all sorts of utensils, plenty of plates, bowls, coffee mugs, cups, etc. The kitchen and grill were so great that we ended up cooking almost all of our meals at the house! One of the best things about the inside of the house is the bar -- we felt like we were out at an actual bar! There are flat screen TVs around the pool table and above the bar, and the bar has two wine fridges, an ice maker, and plenty of cold storage for beer, etc. If we had wanted to, we could have ordered a keg, and Patricia would have made sure it was tapped and ready for us when we arrived, which is a cool service she offers. The bar area is decorated with fun neon signs adding to the feel of a real bar. In the living room, the big L-shaped sectional is comfy and large enough to seat probably 8 people at once.

So that's the inside. The outside areas are just as awesome. There are a lot of different seating areas on the deck around the house (front and back), as well as down by the pool. The umbrellas by the pool provided plenty of shade, and we spent a lot of time down there swimming and hanging out. We also used the ping pong table and basketball hoop, and the kids had fun riding their scooters on the paved area under the house.

The house is right on the Biloxi River, so we took advantage of that, too. There's a dock that offers easy entry into the water, so we rented stand-up paddle boards and a kayak from Adventure Locators in D'Iberville (they were great -- I highly recommend them). They delivered the equipment right to the house. I definitely recommend enjoying the river if you stay at this house.

Patricia was fantastic to work with! She always responded very quickly to texts and e-mails, her rental agreement and policies are clear, and we received our security deposit back via certified mail two days after check-out. Thank you!! I highly recommend this house to any large group coming to the Gulfport area!

The Great Escape River House - great place for large family reunion!

We highly recommend the River House for a family reunion! It is a midway location for our family who live in the Dallas and Orlando areas. We had 8 adults and 6 children. It was a comfortable week together - plenty of room for all and plenty to do. The pool was the greatest attraction, but the pool table was a close second! The hot tub, ping pong table, basketball goal, dock for fishing and lots of room for table games were great too . All 14 of us could eat together at the U shaped bar area in the kitchen ! There was plenty to enjoy together without even leaving the house. Patricia was nice to work with, answer questions and respond to us when we called. We hope to have another vacation there in the future and recommend it to other large families!

Located right on the Biloxi River & less than 8 miles from the Gulf of Mexico beaches, a straight shot down the 605 to Cowen Blvd and the beaches on US-90 (Beach Blvd). This road was recently expanded in hopes of diverting traffic from Hwy. 49. That hasn't really happened, so traffic is usually very light, making for a stress free drive from The Great Escape a River House to the Gulf of Mexico beaches.


Minutes from I-10, Just one exit from the Prime Outlet Mall and Crossroads Shopping area, either less than 8.5 miles away from the Great Escape River House. Edgewater Shopping Center, on Beach Blvd, out big enclosed ball is 10.2 miles from the Great Escape River House.


Less than an hour and half from New Orleans.


Just a few miles to many championship golf courses. With the Great Escape River House just minutes from I-10; a perfect launch off to any of our great local Golf Courses. Making the Great Escape River House the perfect place for a large group of golfers to stay - all under one roof. The house has 12 beds, 2 convertible sofas, and at this posting, 2 folding beds - 16 individual places for people to sleep solo.


Island View Casino (In Gulfport) is 12 miles & Beau Riverage Casino (Biloxi) is 16 miles from the Great Escape River House.



Some first time Travelers come to Gulfport, Biloxi, or other towns on the MS Gulf Coast wanting to stay 'on the Beach.' There are just no homes 'on the beach'. Now if you go to this one community, past Ocean Springs, pretty far away & a bit isolated, there are a few homes right on the beach, but it's quite a ride to & from those homes to shopping, Casinos, a good choice of restaurants, etc. That being said some of those homes are good choices, if a secluded beach stay is what your are looking for.

If you are thinking of renting a house 'close to the beach', within two or three blocks (and there are some very nice ones there), check to see how close the train tracks are to the vacation home you are considering. If you are a light sleeper, you will want to factor this into your decision on where to stay. At night, the trains can pass as often as every hour, all night long, depending on their schedules. 2nd time visitors to the coast often mention this as a factor when considering the Great Escape River House.

Unless you are a good walker, with or without kids in tow, walking from one of these 'close to the beaches' vacation homes, may not be a good choice. You will need to walk at least a block (most vacation rental homes are 2 or more blocks from Hwy. 90) & cross busy Hwy 90 (Beach Blvd,). Depending on where the vacation rental home is, you may not have the benefit of a traffic light. It's very likely you would elect to hop in the car, load up the family, the towels, ice chest, and all the other beach gear and drive to the beaches. That way you can pick the perfect place to park, possibly choosing close to the 'comfort stations' with public showers and bathrooms, to rent a jet ski, go parasailing, with other families (or adults) or near a great restaurant.

So, if you're gonna load up the car anyway, why not pick a vacation home away from the trains, where the next door neighbor isn't feet away, heck you'll have to look across the river to see the closest other neighbor, where you have your own private water feature in the back yard, swimming pool, hot tub, fire pit, wet bar, pool table, oh goodness - too many amenities to mention!


If you are still considering a stay at another vacation rental, please let me give you some advice. First, there are quite a few that are great vacation rentals. Some of my competition is extremely dedicated. I like to think I have the best vacation homes, but I know the MS Gulf Coast has quite a few other dedicated owners...but there are also ones that will disappoint. Carefully look at the posted photos. Are there good window coverings? Does that bedding look inviting? Those photos are of the vacation home at its best. Read reviews, posted by GUESTS who stayed. Not that an Owner would not be truthful, but ideally your source is an actual Guest who stayed in the house.

2nd & most importantly, check out Property Managers with the Better Business Bureau (BBB). There is at least one, I believe the largest one on the Coast specializing in Vac Homes (although they do represent condos too) with an F rating. I've even read Vacation Home Owners reviews where they were answering complaint about their rentals, make reference to the fact they replaced their property manager or it was the property manager's fault. After years of doing vacation rentals, I'm convinced involved Vac Home Owners with professional cleaning & maintenance crews, are in the ideal position to offer the best vacation home experience.

We discourage check-in or outs on Saturday (and Friday), for many reasons. The 1st is most bookings want the entire weekend, for example a Sunday - Sunday stay, Wednesday - Sunday stay, or Thursday - Monday stay. An arrival or departure on a Saturday or Friday, negatively impacts the rentability of the remaining nights around the weekend. The 2nd reason is our maintenance & cleaning staff have other jobs. If there is to be a weekend checkout, they're prepared to that be a Sunday. Saturday presents a hardship for the staff and because of this, make a same day check-in and out almost impossible, thus negatively impacting our ability to book another same day check-in as your check-out (or vise versa).

The fee for a Saturday (or Friday) Ck-in or Ck-out, it can range from $50 - $800 more depending on a few factors, including the time of year.

If at all possible, please choose another day to check in or out, than a Saturday (or Friday).

It has double vanity sinks, 5' shower, 6' Garden tub, urinal, and large flat screen TV 2nd - Shared by those in the 2 bunk rooms, has a 6' Garden tub/Shower combination, large vanity, TV, and bench 3rd - In Hallway, also shared by the 2 bedrooms off Hallway. It has a 5' shower, urinal, and TV 4th - is in the loft with a 5' shower in addition: a Toilet closet on the outside deck near the Hot Tub and an outside Hot/Cool Shower near the swimming pool In addition, there are 2 continuous hot water heaters. You may have a little low water pressure if everyone is showering at once, but you will NOT run out of hot water :)

Numerous common areas, large covered deck in front & back of house, concrete path through small wooded area, with sitting area. Dock for boat or fishing, at end of concrete path beach/shallow area for wadding into river, large deck surrounds above ground pool for easy entrance. Elevated house offers plenty of covered parking. While in the city limits, the house is in a rural area and offers much privacy. Perfect for a family reunion, if interested inquire about having your wedding & / or reception here.
