Awesome place to stay in Moab!

X3 is the perfect place to stay in Moab. The condo has all the comforts of home you will need. Beds are super comfortable and the furnishings are so nice! This was a girls weekend getaway and we all had a wonderful time soaking in the hot tub after a fun hike to Corona Arch, shopping in town and we loved preparing yummy food on the grill! If you come to Moab this is the condo to rent! Very affordable and the owners/managers are wonderful to work with! Thanks for a great weekend!!

Just right

We loved the house! It was the perfect size for 3 adults and two kiddos. The house had everything we needed, and the hot tin was lovely after riding every day. We will stay again.

Easy, clean, comfy and with a hot-tub for star gazing as a bonus

Rim Village X3 was spacious and comfortable. The garage was very large, perfect for working on the bikes after long rides. We had a great stay and would definitely stay here again.

Owner's Response: Thank you Marta! As I mountain bike and road bike rider myself, the need for a spacious garage is a must, and in case a jeeper reads this my 6.5" lifted TJ on 37's fits too. Plus the epoxied floor makes clean-up a snap. I'm glad you had a great time and we will look forward to seeing you again!

Nice but somewhat neglected.

First - the good.

The townhouse is spacious, comfortable & in a nice location. There are 3 bedrooms, 2 baths, a living room, laundry & a full kitchen. Plenty of towels & blankets are made available. HDTV, DVD & cable TV. There is also a garage which came in handy when a rare hail storm hit, so no hail damage to our vehicle.

Now, the not so good.

The supplied cable TV channel guide was outdated. Some channel numbers were accurate but most had been changed long ago. Never knew what was on & what channel was what. Nit picky, I know, but how much effort would creating an updated channel list take?

A townhouse near ours was apparently owned by someone who works out of their home doing local day rentals or tours. Several mornings we were awoken predawn by the start-up roar of trail bikes.

Because our rental agreement stated we were responsible for damage we incurred, we gave the townhouse a good looking over when we arrived & found it has been somewhat neglected over the years & in need of obvious minor repairs. We called the manager & pointed out these issues as we didn't what it said that we were responsible. I don't want to imply that the townhouse was a total mess because it wasn't. It's just little things that made you wonder why such easy repairs had not be addressed.

There was a broken hinge on one of the kitchen cabinets; a simple, inexpensive fix. Then, the hallway toilet handle was loose & the stop wouldn't seat properly so water would run until jiggling the handle. A retainer had come unscrewed & had fallen down to the upper water tank. I fixed this by refastening it. The outdoor hot tub doesn't have steps to ease entry into it without using a patio chair.

Then there's an outdoor electrical outlet that the weather cover was somehow broken leaving one outlet open to the elements. That could be serious as it was located next to the hot tub where there's a frequently wet patio floor. And, there was the protective conduit for the hot tub's electrical supply that wasn't secured to the hot tub as it should. Both of these items would not pass any home inspection. In fairness we told the manager we were not going to use the hot tub anyway & only brought these up with safety concerns. She said she had no knowledge of this but the pool man said he had pointed this out long ago. These items have been like this for a considerable amount of time & that's our only point.

For the amount we paid for our two week stay it was sub par. Two stars.

Owner's Response: Thank you for the good part... Let me address these issues in order: I didn't know we supplied a TV Channel Guide, some one must have left that. I always use the channel guide that on the TV, not only does it give you the channel description it also gives you what's on that channel at different times and allows you to schedule your viewing. Sorry if you didn't know about the feature, it's on most all cable provided tv's. Sorry about the dirt bikes. I can't control what other do with their time in Moab. Maybe you can ask all the other nearby condo owners who is staying in their condo the time you want to reserve, then in-turn ask them what they are doing in Moab that weekend, then rent accordingly? The only repairs that were needed at the time you checked in was a broken hinge and a loose toilet handle. Sorry if the repairman didn't get there before you did. Thank you for refastening the toilet handle, but the unit is far from being neglected. We just seem to have had some rambunctious visitors last. And, thank you, for your personal opinion regarding the two repairs. I've never had a customer complain about getting into the hot tub, I'll look into that. I'm not sure if they make a step small enough for our low-height hot tub. The weather cover on the wall socket may have been loose, has been fixed since. But that is far from being safety concern 8 feet away from the hot tub and 2 feet up the wall. Nor is the conduit leading to he hot tub. All is safe, all passes building code and home inspections. These items have not been like this over a "considerable amount of time" as you stated, and I am appalled that you would make such a statement based on a short stay. You surely exaggerate. Sorry the other couple you were going to come stay with you couldn't make it, but please don't take it out on the condo, it's clean, spacious, well equipped and up to date. We have received 4-5 star rating over 10 years. Some people I guess you can't please.

Awesome family friendly home!

Great location, great house, great views, great owners. We had 3 generations (6 people) and the house was layed out perfectly. Plenty of room while still having privacy. Two car garage, hot tub, and in unit laundry were great amenities. I highly recommend this house.

Fantastic condo and location!

My husband, daughter and I spent 4 nights at this lovely and comfortable condo in July. It had everything we needed to feel at home as we hiked and explored Moab and the gorgeous canyons. We had one minor issue with the shower head in a bathroom, but it was promptly fixed. Thanks for sharing your wonderful home with us!

We enjoy all that Moab has to offer -- mountain biking, off-road motorcycle / ATV riding, hiking, and recently Jeeping. No matter how many times you explore Moab, there are always new adventures to be found. We hope you enjoy our home away from home as much as we do.

This is a great Rim Village unit. The condo is clean, well stocked and well maintained. The two king beds are a definite plus, as is the private hot tub. The property manager was great to work with and very accommodating. She called us a few days before our scheduled trip to warn us about the ongoing Stucco work in Rim Village. She reassured us that they would only be working during the day and wouldn’t start too early. We spent the days exploring the back country around Moab so had very little interaction with the contractors doing the work. The few times we even saw them they were extremely friendly. We never saw them working very early or very late. All in all this was welcome news because all of Rim Village has needed some serious stucco repair for years. The numbers on the units have been painted white and are much easier to see, especially in the dark. Over all this work has made Rim Village an even better place to stay!

The property manager also contacted us during our trip to make sure there were no problems. Definitely a great condo. We will stay in this unit again and give it 5 stars!”
