Il Castellaccio is a beautiful secluded family villa near the small hamlet of Vallocchia, only 15 min from the centre of Spoleto, Umbria. At 750m it is surrounded by its own land - oak & chestnut woods full of wild flowers and a ruined 12th century watchtower. In an idyllic position, the front faces south over gardens and lawn towards the upper valley while the back overlooks the plain with panoramic views towards the famous hill towns of Trevi, Spello & Assisi. From the watchtower one can see even further.

Fully restored in 2004, the house has the latest anti-earthquake reinforcements using a seismic belt system.

The villa has a double height drawing room with gallery, large hall, dining room, kitchen and study/film room, all with French windows opening onto terraces. Fully equipped outside kitchen/BBQ and pizza oven on kitchen terrace. Pergolas & terraces for alfresco dining. Fantastic 12m x 6m pool with terrace.

Terracotta and old tiled floors throughout with open fires, it is cool in summer and very cosy in winter. Perfect rental for Spoleto Festival, for touring Umbria or Mountain-biking holidays.

Il Castellaccio, Spoleto, Umbria: Il Castellaccio is named after the ruined watchtower set above the house at the top of a dramatic flight of 104 steps climbing straight up through the woods.

Extremely well laid out and very comfortable with loads of room and living space. There is a small snooker table, darts, card table and a good library. A very good place for children. We have a chest full of every game you can think of from Monopoly to Twister. The little downstairs sitting room has a large flat screen TV used mainly to watch old movies in the winter. In the summer, everybody seems to spend their time out of doors.

Idyllic for children, -the woods are wonderful for exploring. Great fun for teenagers too, as Spoleto is full of life, bars, etc. and only 15 min away. Totally remote and the best place to recharge one's batteries. We really have the best of both worlds.

There are wonderful walks into the Appenines from our doorstep, and the area is mountain biking heaven, with trails along the old railway to Norcia, to Assisi and beyond.

The gardens: Sweeping Lawns and a Parterre filled with beautifully scented old English Roses and peonies. There is a pergola perfect for dining under, and a terrace with outdoor seating and banquettes overlooking the valley behind the house. It has a newly installed wood burning oven and outdoor kitchen. There are plenty of sunny and shady seating areas, and the hill catches a cool breeze even on the hottest summer days. The pool sits on a terrace tiled with herringbone terracotta and overlooks the little hamlet of Pie di Vallocchia. It is beautifully finished with mosaic tiling, and refreshingly deep.

Please note the pool is 1.40m in the shallow end and 3 m deep at the deep end and therefore not suitable for non swimmers. Young children should be supervised and wear armbands at all times if they are not confident swimmers. Not normally operational before 1st June - unless specially requested. It can be fenced off on request.

Festival dei Due Mondi: Spoleto has an a world renowned festival that takes place each June and early July. In recent years, cultural activities have been carried through till September. Concerts, exhibitions, outdoor films, pop concerts, jazz - you name it. The world famous Marionette Colla Puppet Theatre is a must for children (and adults). The festival has its own website that gives you all the information you need. The villa is perfect for Spoleto festival accommodation.

The house is also perfect at other times of year. October half term break comes when the woods are at their prettiest, with their wonderful autumn colours. The Umbrian towns are at their most atmospheric, shrouded in smoke from their inhabitants' fires. It is colder in the evenings, but the sun is still warm. Wood fires make the house cosy and warm.

The kitchen is fitted with a gas fired double aga (turned off in summer) with Neff induction hob and gas rings. There is a separate cold room/larder with 2 large Liebherr American double fridges. Dishwasher & washing machine are Miele. Panasonic Combi oven. It has a table that can seat 8 (nice in winter). Outside kitchen has twin bull gas burners, plus inbuilt wood charcoal barbecue, traditional pizza oven, washbasin and water. Separate Laundry room. Grand piano in the hall for anybody musically inclined. The main living room seats 8 comfortably, and the hall a further 6. There are sitting areas throughout the house. Ping-pong table, croquet, etc. - and enough to keep 4 active children very happy Arrangements can be made for internet access via 3 webcube. There is no landline in the house, but mobile reception is good.

Lovely mountain retreat

Peaceful location with gorgeous views of Spoleto and fabulous walks in the surrounding hills. The house has everything you need from the outdoor pool and ping pong table to a lovely piano and great book collection. Nearby Assisi is a magical place to visit and Spoleto itself is also well worth exploring.

Great , spacious and really well equipped as well as being relaxed and very homely

We had a wonderful two weeks , artists in our group found lots of great places to paint , secluded and quiet with room for everyone to find their own corner. Good place for a real holiday where nature can do its work of helping everyone to relax , really well equipped with games and movies too and a beautiful big pool . Will definitely go back

Superb Villa in wonderful location

Wonderful property situated in a secluded area in the hills close to Spoleto. An ideal property for a family holiday in a spacious Villa with all the faciltiies and amenities correctly listed on the property sheet. Valli, the property owner was absolutely charming and accomodated all our requests and was forthcoming with excellent catering options for hosting a party as well as local advice. I would have no hesitation in recommending this property to friends. We stayed in the Villa during the Spoleto festival dates and it was easy to go back and forwards into town. Because our stay was a mix of buisness and pleasure, I would point out that the wifi was not always reliable but from experience i know that this is common in many rural areas of Umbria and Tuscany. Overall a very enjoyable stay, thank you Valli!

Owner's Response: You will be glad to hear that we have the internet sorted - at long last. Guests can now have up to 60GB using a Three webpocket and webcube, so it is now a whole lot better than it has been and far more reliable. For the first time, I had no complaints from my own children this summer, one of whom had brought their Amazon Alexa with them, which must mean something!

A fabulous time!! We are all missing it

13 of us stayed in late May as part of a family group with 2 small grandchildren included so the age range was 60 down to 15 months!! We had a wonderful time. The house is spacious and very well laid out and we never felt on top of each other. We dined in and out as there is a lovely kitchen and very large dining room as well as external space. A highlight was cooking pizzas in the outdoor oven which we did on two evenings. Its a few km out of Spoleto about 700m up in a wooded area so we felt private but there are other houses in the area so not too secluded. Spoleto is very nice with some lovely building (such as the Duomo) and its a good base for Assisi and many other local towns. As I said; we are all missing it!!

A wonderful Umbrian holiday

We had the most wonderful holiday at Il Castellaccio. The house is luxurious and peaceful, set in beautiful gardens surrounded by woods.This is also the perfect holiday for any food lover, quite apart from the wealth of restaurants nearby, the house is equipped with every kitchen essential and we loved making our own pizzas in the the wood fired oven. We were perfectly positioned for sightseeing and visited numerous picturesque Umbrian hill towns. This really was a perfect holiday - we returned utterly restored and hope to come back soon.

Lovely stay for Spoleto festival

Wonderfully comfortable and well-equiped, really beautiful garden + pool with amazing views. There's always a shady spot under the trees and even a hammock, for relaxing after a hot day sightseeing. I hope very much to go back before too long - very tempting for a family Christmas break as well.

The house is off the old Valnerina road that winds up through olive groves and chestnut forests. Only 12 k from Spoleto, famous for its Festival dei Due Mondi. From its front door one can walk for miles up into the Appennines with views over the Valnerina, or down to Spoleto through the forests. It is perfect for mountain-biking. Spoleto is a gem - lively all year round. Art, culture, delicious restaurants, great local wines, cinema and even theatre on your doorstep. It has everything, is close to Perugia and the towns of Montefalco, Bevagna, Trevi, Foligno, Spello and Assisi. A perfect base for touring or chilling out. Totally relaxing - crystal clear air and incredible night skies. The Valnerina is now accessible by tunnel, and Norcia & Visso with their skiing only 45 min away. Spoleto is on mainline railway to Rome - easy for a day trip. The Mediterranean and Adriatic are only 1.5 h away. The area remains very unspoilt and not so overrun as Tuscany.
