We chose this property because of its convenient location close to all the major places of interest in Tuscany. The situation within a friendly village with far reaching views makes it an ideal home from home. The rooms are spacious and have high beamed ceilings and terracotta floors which keep it cool in summer. The large garden and refreshing pool make it a relaxing place to unwind and enjoy the views towards Pisa and the mountains.
What makes this Apartment unique
The building is an historic old Tuscan farm/villa within a working village full of interesting characters and architectural features. The house has been comfortably and authentically updated with many original features preserved. There is parking and sun and shade all day in the lovely garden. There is pool furniture freely available .

Lovely, spacious apartment in a quiet country village. Just great!
A lovely home from home with a lovely spacious rooms and a great view of the distant hills. The pool was lovely and it was not too busy. We were able to sit outside and enjoy the sunshine and warmth while enjoying our sundowners! We are not too far from Pisa, Lucca, Florence and San Gimignano, so plenty to do if you have itchy feet.

Great apartment, wonderful view from terrace
We recently stayed in Pete and Pam’s beautiful apartment for the second year running. For a quiet family break it is absolutely perfect and the apartment has everything you would need. We stayed for two and a half weeks and would happily have stayed even longer. It has a modern fully equipped kitchen, comfy beds, 2 showers and private terrace to sit, eat, sunbathe etc. Pete also writes lots of tips in his notes and local guides and gives recommendations and directions to the good local restaurants. Lari, Terriciola and Casciana Terme all have a choice of great family run restaurants with very reasonable prices and about 10/15 mins drive away.
The location is superb with amazing views across the hills to Pisa from the terrace, where we would sit for breakfast, lunch and dinner as it gets a mix of sun and shade. The village of Sioana is tiny but still has a local bar (with great take away coffee on request), grocery shop, newsagents etc. The Conad supermarket is about 10 mins drive is good value and has lovely fresh bread, meat, fish etc. It also has a very reasonable café with good food and Wi-Fi which we used daily (to keep up with the football news).
The pool and small garden are shared with others in the apartment block but we often had it completely to ourselves and it is rarely too busy. Our kids (11/13) loved having it to themselves for their games, but it is easily shared also.
Soiana is situated centrally to allow easy travel to the hill towns of Tuscany. We did a train trip to Florence, and drove to the likes of San Gimignano, Volterra, Pisa etc in around an hour. The waterpark in Cecina is a good day out for kids too. There are a few local vineyards where you can do a tour, tastings and buy some wine – we went for Valorsi and Castelvecchio.
Overall, I would highly recommend this apartment, and the efficient, friendly and accommodating responses form Pete made it a pleasure to book and organise. I just hope I haven’t been too convincing and there will be no availability for us when we want to return…which we will!

A great base for exploring beautiful Tuscany!
This was our first visit to Tuscany and we could not have had a better place to stay. Both the property and the area fully lived up to the expectations we had had from the owner's description and other people's reviews. Pete, the owner, was exceptionally helpful, answering any queries promptly and sending us information about the area beforehand. We loved visiting many of the places mentioned by Pete and by others in their reviews - Florence, Pisa, Volterra, San Gimignano, Lari, Lucca. We highly recommend this property, its situation and the area as a whole to anyone thinking about a holiday in Tuscany.

Perfect location with fabulous views.
We stayed at this apartment in August 2014. It has everything to hand that you will ever need. It is truly a home away from home. The location is perfect for visiting all of the major sites. The welcome pack that was supplied was excellent and we eat at several of the suggested restaurants.They were all fantastic.
I already want to go back.

We stayed in July 2014 and were delighted with the property - beautifully presented, spotlessly clean and well maintained with large comfortable beds, a spacious living room, 2 good bathrooms & a well equipped kitchen. The patio area is larger than it appears in the photos & is a wonderful spot to catch the sun. The pool & garden are well maintained & though they are shared with other residents we often had the place to ourselves. We found the owner Pete to be very helpful, replying promptly to our queries & providing useful & detailed information on the surrounding area, places to visit, restaurants, shops, driving & parking tips etc. The apartment is furnished with many guide books, maps etc. which we found most helpful. The village itself is very quiet and a car is necessary for shopping & eating out as well as touring around this beautiful part of Italy. Overall we had a wonderful holiday here and would highly recommend. Thank you Pete!
Pisa airport is an easy 30 minute drive away from the apartment. Car hire available at the airport .The village, situated on a hill among the Tuscan landscape has a general store/newsagent and bar. As you travel to the nearby supermarkets which are 7 or 8 minutes away you will pass by fields of sunflowers, olive trees and vines. There are some lovely restaurants in the nearby small picturesque spa town of Casciana Terme with its wellness centre, spa, hot springs and open air pools at 36C, only 10 minutes away. Close by there are many other villages such as Chianni , Lari and Terricciola with popular and authentic restaurants. The apartment is well located on 'La Strada Del Vino' (Wine Route) providing easy access to the highlights of Tuscany. Locally made olive oil and wine may be purchased nearby. There are vineyards and wineries to visit. The popular Tuscan coastal beaches, historic Lucca, San Gimignano, Volterra, Pisa and San Miniato are all a 30-50 minute breathtakingly beautiful drive away. Florence is less than an hour and Siena is just over an hour away. Further afield is the stunning UNESCO coast of Cinque Terre. Arezzo and Cortona, a longer but picturesque drive away are also well worth a visit. Why not visit Vinci, home of Leonardo with its fascinating museum? For Vespa scooter fans there is the excellent free Piaggio museum nearby in Pontedera.
Other Activities: Open air Spa and Wellness Centre in Casciana Terme 6km, golf 30 minutes in Castelfalfi.
Golf: There are golf courses near Pisa and at Castelfalfi.
Ski: Abetone ski resort is about 2 hour's drive.
