About the property

Overlooking Rydal Water, four poster, spa bath, sunny terrace on Wordsworth walk

We still have availability at Brockstone Cottage in the wonderful month of October, when the autumn colours should be amazing.

The Lake District has just been designated a Unesco World Heritage site. What better place to be!

If you've ever walked along the famous Wordsworth Walk from Dove Cottage, Grasmere to Rydal Village, you'll have gone right by .

Our cottage is called Brockstone, from the old word "brock" meaning badger. You may see badgers, red squirrels, deer, buzzards.....you are surrounded by nature.

Perched high on a Lakeland hillside with views over Rydal to the Coniston Fells this romantic famous 200 year old cottage is many people's ideal Grasmere holiday cottage.

The master bedroom has four poster bed, a high beamed ceiling and an ensuite shower, toilet and sink.

The second bedroom has twin beds and a sink, with lots of cupboard space in the built in wardrobes.

All the beds are made up with 100% high thread count Egyptian cotton sheets. All bed have feather duvets. Extra blankets are provided. Big fluffy towels.

The family bathroom has a spa bath with a power shower over the bath. Guests tell us that relaxing in the spa bath ( maybe with a glass of wine) after a long day walking the Lakeland fells is just heavenly.

The ground floor was totally refurbished in 2016. The lounge has two new sofas, a log burning stove, TV, DVD/CD player, ipod dock. There is a bookcase full of interesting reading. Chess and jigsaws are provided too. See our website brockstonegrasmere.co.uk. for more details and extra photos.

The new kitchen has a built in Bosch Oven, hob and washer dryer. There is also a built in dishwasher, microwave and extractor fan. We have a lovely retro Smeg fridge freezer.

There is an antique pine dining table.

The ground floor opens onto the terrace, and all the rooms have great views.

Outside is one of the sunniest terraces in the Lakes. As our holiday cottage is perched high up on a hillside, facing south, it gets the maximum sun even in winter when houses in the valleys are shaded from the sun by the mountains.

It's a real treat to relax in the sun at the end of an active day, gazing over the Lakeland hills at the views that have inspired generations of artists.

On the terrace is a large dining table, four chairs with soft seat covers, and there is a barbecue and sun umbrella stored in the outhouse.

There is private parking for two cars.

The cottage is at the end of a track, beyond which there is only a footpath. No traffic can pass by.

Situated on the beautiful 'Wordsworth Walk' from Dove Cottage Grasmere to Rydal, with car access by private track, only walkers pass by.

Four poster with ensuite shower; twin room;spa bathroom; lounge with open fire;Smeg kitchen diner, terrace with views of Rydal Water ,Loughrigg and Coniston fells. Outstanding walks from the door to Ambleside,Rydal,Grasmere,Elterwater or for the more adventurous,Loughrigg, Silver Howe,Nab Scar, Fairfield . After an energetic day relax in the spa bath,or enjoy a glass of wine on the terrace watching the sunset over Lake District Mountains. Visit excellent restaurants and pubs in Grasmere or Ambleside;buy superb local produce from specialist shops;enjoy the seclusion of your Rydal Water ,Grasmere self catering home

Lake District Walking: Brockstone Cottage is the perfect base for a walking holiday in the Lake District. Located on the famous 'Wordsworth Walk', also known as the ancient 'coffin road' from Rydal to Grasmere, step out of the door and go! Gentle walks lead to Rydal and Ambleside, round Rydal Water and Grasmere Lake, to Grasmere Village, with stops for a pub lunch.Go along Loughrigg Terrace ( where Rene Zellweger filmed Miss Potter ) to Elterwater (pub lunch at the Brittania!) or over Silver Howe or Loughrigg for great views. For high level walks, Nab Scar and the Fairfield Horseshoe , ( over 3,000 feet) a classic circular Lakeland mountain walk, start from Brockstone Cottage. The Coniston Fells and Langdale Pikes can be seen from Brockstone Terrace, Helvellyn is a short drive. We are happy to advise and lend maps and books. The many walking shops in the area offer a huge range of equipment at all prices. At the end of the day, relax in the spa bath and watch the sunset over the Lake District Mountains.

We know that many of of guests love to bring their dog on their walking holiday to the Lakes, and a well behaved dog is welcome. We ask that dogs do not climb on the furniture and that they stay downstairs. Owners are responsible for their dogs at all times.

Food and drink in the Lake District: The Lake District offers a huge range of excellent pubs, cafes and restaurants. In Grasmere there are places to eat at all levels, including the amazing Michelin Starred Forest Side. The Jumble room also continues to be very popular, whilst Potted Out, Lewis's and Greens are all good cafe/restaurants. Also in Grasmere is a pretty good Coop with reasonable wines and beers.

If your visit coincides with the first Friday of the motnh you can take advantage of the new and excellent Farmers' Market in Grasmere village centre.

There are specialist bakeries and delis in Ambleside.

There are lots of good pubs with Lakeland Beers in Rydal and Grasmere, and the famous Drunken Duck is 15 mins.

Lakeland shows, theatre, music, films: If you have any energy left after a day in the fresh air, there are many great venues offering theatre music and film.

The Theatre by the Lake, Keswick, has an excellent repertoire of plays throughout the year, and also has music events and literary festival.

Zeffirellis Cinema Ambleside shows 5 films every day with live music weekends.

About Sue Dixon

We have lived at White Moss House , 10 minutes walk away from the cottage, for over 30 years. White Moss House was a highly rated small hotel and restaurant, with top entries in the Good Food Guide for many years, before we retired. We used Brockstone Cottage as an extra hotel room- it was very popular.

In recent years we have taken it more easy, so White Moss now is our home, and we rent Brockstone Cottage, Grasmere as a wonderful place to spend your Lake District holiday.

We are nearby should you need any help, but respect your privacy throughout your stay. Usually we just see guests when they collect the keys and drop them off, but we are very happy to advise on walks, activities, tips, where to go- anything to make your stay at Brockstone Cottage as perfect as possible.

Sue Dixon purchased this cottage in 1976

Why Sue Dixon chose Windermere & Central Lakes

If you've seen the views, you'll know why this is such a wonderful place to stay. Sitting on the terrace, watching the changing weather over towards Wetherlam or Rydal Water is just fabulous. One day we would like to retire to Brockstone!

Many places in the Lake District are tucked away down the valleys, and in the villages, where very little sun reaches. Brockstone Cottage is high enough to get all the sun available. This special cottage has a large terrace, with dining table and chairs for eating outside at lunchtime or on a long summer's evening. The cottage is surrounded by a wild garden, with a stream running under the house.

Inside there are all the modern facilities you need for a comfortable holiday in the Lakes.

The Lake District has been designated a Unesco World Heritage site.

What makes this cottage unique

There is no passing traffic. Only deer, sheep, red squirrels and walkers pass by. At the end of a hard day's walking ( you can start at the door) soak tired limbs in a spa bath. Heaven!

From the door of the cottage you can set out on walks and hikes in all directions. Some guests never use their car at all, apart from the odd trip to the shops.

If you do want to explore further afield, the location of Brockstone Cottage is very central .

We welcome well behaved dogs .

Guestbook comments from the owner

We always loved Brockstone but the changes you have made downstairs, with the new little windows on the back of the lounge, and the opening up an old fireplace and the new log burning stove have made it even better.

We will be back!

Notes:
This Grasmere cottage has a wild lakeland graden, and it is not suitable for unsupervised young children. The garden is on a hillside, and a stream runs through the garden . The cottage inside is not equipped with child safety features. We do not recommend the cottage for families with young children. There are quite steep stairs inside to the bedrooms, and outside steps to gain access from the drive to the terrace which make it unsuitable to guests with walking difficulties. Brockstone Cottage is on the Wordsworth Walk between Grasmere and Rydal. Access is on a tarmac road off the A591 from Wordsworth's Dove Cottage ,Grasmere or from White Moss House ,for half a mile, followed by a track for the last 300 yards. In extreme winter weather conditions it may not be possible to take a car all the way to cottage. The track after Brockstone becomes a walking path, leading to Rydal Village and on to Ambleside. In extreme winter weather iit might not be possible to reach the cottage by car.

Delightful Cottage with Beautiful Views

  • 5 of 5

Brockstone was absolutely ideal for us. It has been beautifully decorated and furnished, whilst still retaining the lovely cottage feel which we love. The lounge with the log burner was great to come back to after a day's sight seeing and was already laid for our first night. The kitchen was well equipped and, whilst we had our main meals out at lunch time, would have had everything if I had wanted to prepare a full meal.

I normally can't wait to get home to my own bed but the four poster double bed was so comfortable, I was reluctant to leave it and the lovely large room. Also, the spa bath was a real bonus and very relaxing. The views from the house are beautiful and on the sunny days, which we were lucky to have during the mixed weather we have been having in March, were even more lovely. Our dog enjoyed the walks along the track to the duck ponds in the morning and evening and even had an impromptu swim when he thought chasing a duck would be a good idea, having not realised they were in water. I finally saw the elusive red squirrel on our last day just down the track.

I can highly recommend Brockstone if you like peace and quiet but with plenty to do not too far away. The drive up the track to the house was a bit challenging the first time we drove up as it is very narrow in places. The startled look on the faces of the ramblers when they suddenly see a car heading towards them on their pathway is quite funny when we drove out in the mornings. Thanks again Sue for sharing your lovely cottage and hopefully we will be back.

Perfect quintessential British cottage.

  • 5 of 5

We live in a city with a very fast pace of life and appreciate any time we can experience peace and quite, particularly in such beautiful surroundings.

This cottage is down a very narrow track "which we loved" (Coffin route), where you can see red squirrels and other wildlife in abundance.

Although we didn't need any further assistance I am sure Sue would have had no problem in assisting.

We will definitely be returning to re charge the batteries.

Thanks for letting your beautiful home Sue. X

Beautiful cottage in stunning location

  • 5 of 5

We have rented many cottages over the years, but have to say that this was the most special yet. The cottage itself, recently renovated, was perfect with all the facilities one could want: a very well equipped kitchen, lovely sitting room with wood burning stove; two very comfortable bedrooms; plenty of hot water and efficient heating (that we turned on for the one day when the not so warm English summer walk had left us feeling a bit chilly!).

Then there are the views: sitting on the terrace in front of the house looking over Loughrigg Fell and down to Rydal Water was truly inspiring. No wonder Wordsworth spent so much of his time here...

The location is great: turning right out of the cottage for a 15 minute walk into Grasmere; or left down to Rydal, and a quick few minutes straight down to White Moss. It did mean that we could leave the car behind on several occasions as we set out to explore, including lovely walks around Grasmere Lakeand Rydal Water, and up to Buckstones Jump for a (quick) dip.

The cottage's owners, Sue and Peter, couldn't have been more welcoming and helpful with suggestions and tips for making the week all the more enjoyable. All in all, a quite wonderful week in an incredibly special spot.

WOW factor

  • 5 of 5

Had the pleasure of staying at Brockstone cottage for 4 nights last week with our 2 Golden Retrievers and it was home from home and we highly recommend it. We collected the cottage key from Sue and Peters home, we was greeted by Sue who gave us a good customer service with information about the area and a map on how to get to Brockstone. On reaching the cottage the views are to die for overlooking Rydal water and beyond. The cottage is very clean and well maintained throughout, on our arrival it was warm, cosy, and very comfortable the coal fire was set and ready to light.

The description, location, facilities and reading the other reviews I cannot comment on it any better, everything was so very nice and Thank you to Sue and Peter for being excellent hosts and for accepting the dogs as well, they too enjoyed it and I think they were pleased to get home for a rest with all the good walking routes we explored.

Thank you again and hope to see you again.

Jane B. Derbyshire.
