This downstairs unit of a 2-level ranch style duplex house is located in a family friendly neighborhood of Irvine, which is surrounded for lots of trees and brushes. The house is backed by a green hiking trail that leads to a nice community park with a nice huge lawn, where neighbors enjoys walking, kids enjoys playing, while young couples enjoys running. Being in the center of Irvine means great convenience. We are just 20 minutes away from the Disneyland Resort, South Coast Plaza, Irvine Spectrum, Fashion Island, Newport Beach, Laguna Beach, and more. Searching different variety of food choices is never a problem. There are few famous restaurants right around the corner, such Taiko Sushi, Korean BBQ, SamWoo Dim Sum, Houston's, Ruth's Chris Steak House, and more. Specialty grocery like Gelson's Market and Trader Joe's are only a mile away.

This downstairs unit offers a master bedroom with a king sized bedroom, and two bedrooms which features two queen sized bed and a over sized closet. All beds are covered with 500 threads count sheets to provide the most comfortable relaxation. Cable TV, WiFi, and a Wii game console are included in order to provide the best entertainment for family gathering.

Upstairs unit has separate entrance to maximize privacy of all guests.

Well situated, family friendly property

Chris was a great host and was incredibly easy to contact at all times.

Things I liked:

-Convenient location to Target, food, 24 hr fitness (look for a free 3 day pass promo)

- Less than 20min from UC Irvine and the beach

-Abundant kid supplies to include: a cot, pack and play, training toilet seat, seat back for a Booster, infant car seat, Booster seat for the kitchen

- We added some kid spoons to the place

- Very comfortable bedding, plenty of pillows

- Coded lock rather than key

Suggestions for improvement:

- The presence of tenants upstairs was not clearly apparent on the ad; they could be a bit noisy at night owing to thin floor/walls.

- DSL a bit slow measuring 5MBps down and <1 up - caused buffering on Netflix, and uploading photos tedious.

- Freezer Ice machine is not hooked up, no ice tray - had to get ice from the gas station.

- Showers drain a bit slow, may need some drano

- Door lock was a bit tricky. When leaving, it would unlock 20 or so seconds after we locked it, and I would have to lock it again for it to stay locked.

- Roof repair while we were there, guy was coming in to use the bathroom a few times; consider scheduling repairs when nobody is staying.

- Floors were a bit dirty - we all had black soles at the end of the day if we walked barefoot

Great house that met all our needs.

Good location with freeways, stores and restaurants nearby. House was perfect for my family of five adults. Had everything we needed. I would recommend this to others and stay here again.

Very safe neighborhood, central location

This house is located in a very safe neighborhood and in a central location to many things in Irvine. There are some walkways and a playground very close by which was great for young children to explore. All of the beds were very clean and very comfortable. The washer and dryer were new and very nice.

We had a few issues which the owner, Chris, was quick to fix. He was very nice and professional.

There is a tenant which has a separate entrance and lives upstairs in a separate part of the house. The tenant was very quiet, but I am a light sleeper so I often heard him at night.

Fabulous All Around!

We enjoyed our stay at this location. The property accurately matched the advertised description. It was neat and fairly clean. The kitchen was very spacious and updated. The neighborhood seemed quiet and safe. There was plenty of room in the bedrooms for our group. There was wi-fi. Also, the property owner was super responsive to any email communication we sent during our stay.

As far as any drawbacks, perhaps the only things I'd mention would be a spider web near the rear sliding glass door and the dated bathrooms (but who goes on vacation for the bathrooms, right). Apart from that, it was a great place to stay!

I'd definitely recommend this place and would even come back again!

House not as advertised - Cob webs, black mold unwashed beddings

We hosted relatives from out of town and when my wife took them to the house everyone was greatly disappointed!

1. The yard was not maintained and had cob webs and pine needles hanging down from the house

2. The beddings did not appear to have been washed from the previous tenant.

3. The floor mat in the bathroom was black with mold.

4. There was no outdoor furniture in the back yard except for one old plastic chair

5. The manager apologized and said he would refund our money but only refunded half and it required a second phone call to get the entire refund.

The bottom line is the house was so dirty that our out of town visitors did not feel comfortable or even safe from a health standpoint to stay at the house. We took them to the Marriott that was smaller and cost more but at least it had clean sheets etc.

We have rented through VRBO many times and this was the only bad experience we have had to date.
