There’s a certain magic associated with “Kooyong” as the moment one walks through the front door one feels as though one has stepped back in time. She is calming, welcoming and peaceful. She was built in a time before power tools, laser levels and prefab frames. Her levels are out, nothing is plumb, there's an occasional creaky floor board & 150 years of patina all of which give her character, warmth, individuality and charm making her a perfect example of a much loved home of this period.

Set well back behind a large hedge on half an acre of gardens Kooyong is buffered from the outside world. The fully self-contained space available to guests was built C1860. This space locks off from the rest of the house and has its own separate entrance. It comprises bedrooms, lounge/library, dining room, bathroom, powder room and kitchenette.
After being neglected for nearly half a century, suffering questionable mid 20th century renovation, being in part dismantled and denuded of most of her original features and fittings she has undergone a long drawn out period of restoration bringing her back to as close to original as possible without compromising comfort and convenience.
Upon opening the lead light front door one is met with the traditional Victorian floor plan - long central hallway with rooms off to each side, 4’ dado panelling, high Baltic Pine ceiling, archways and original timber mouldings.
The rooms off this hallway have pressed metal ceilings, the original wide skirtings, floor boards and rugs, open fire places dressed with cast inserts, over mantles and/or mantles. Please treat the fireplaces as aesthetic only - fires are not to be lit in this space.
The parlour, which was always at the very front of homes of this period, and the room directly opposite are the largest rooms in this space and are now both bedrooms. Both face west, overlook the front garden and, at times, glow with amazing sunsets. The third bedroom is through the first door to the left after the arch. The bedrooms all have original cast and brass beds with high quality mattresses and linen. The furniture is an eclectic mix. Mirrors abound to reflect light and there is a scattering of oil lamps and period decorator items.
The lounge/reading room to the right has two arm chairs and a two seater lounge, a large selection of books, games, chess board and smart TV with internet and Netflix access.
Turn right through another arch just past the lounge/reading room to access the bathroom, powder room and kitchenette. The bathroom is light and roomy with a 1000mm x 900mm (600 mm access) level entry shower, back to wall toilet and Carrara marble top vanity. This room has been designed with those with disabilities in mind. The powder room is compact. With toilet and vanity it serves as a backup in the event that you are blessed with a travelling companion who is more concerned about their appearance than your discomfort.
The Kitchenette, for obvious reasons, is out of keeping with the period and contains a fridge, microwave, toaster, kettle, sandwich maker, crockery, cutlery, cheeseboard, picnic baskets (in case you want to explore the countryside) salad & serving bowls, utensils etc. It is stocked with a selection of provisions - sugars, teas, coffee, hot chocolate and condiments.
The last room on the left is the dining room. This room is less detailed than the rest of Kooyong but the Baltic wall paneling, large rug, predominantly period furniture and sepia photo gallery of local sights and destinations make this a cosy, functional and relaxed space. The extendable table will seat six comfortably. There is also a small desk with chair tucked in beside the door. With easy access to the power point this is ideal as a laptop work space.
Each room is very individual and even though they are all in keeping with the period they have their own distinct feel and character.
For those who prefer outdoors there is an area on the front verandah for al fresco dining and/or drinks as well as a seats and settings scattered throughout the garden.
There is a lot more to Kooyong than the tangible making her so much more special.

GUEST ACCESS/SPECIAL NEEDS - If you are accompanying someone who has special needs please contact me prior to booking in order to ascertain whether this space is suitable for you. Although Kooyong was not purpose built her wide hallways, generous room sizes, level entry shower, open counter and vanity spaces etc. make her (depending on the level of disability & care required) user friendly.
DIETARIES - If you have any dietary requirements or allergies please let me know. I will do my best to accommodate. I provide a selection of cereals (including GF), bread and or pastries, fruits, spreads, juice, eggs (no meat/bacon) etc. for breakfast.
GARDENS - As a guest of "Kooyong" you are more than welcome to wander the gardens and help yourself to the vegetable patch and berries (seasonal). Be aware that this region has four very distinct seasons. The gardens not only change day by day but more so with the seasons and therefore do NOT stay static throughout the year.
PETS/CHILDREN - Unfortunately due to the nature of this property it is neither pet nor child friendly. Babies/pre-toddlers are more than welcome just note that you will need to bring your baby needs (portacot etc.) with you.
GUEST INTERACTION - If, during your stay, I am home you are more than welcome to seek me out if that is your preference. Having traveled extensively I am more than aware that sometimes company can be just what the doctor ordered and at other times it is all too much. In the event that I am not on the property I am contactable by phone to assist in any way.
Please be mindful that there may be other guests on this property and if this is the case be aware and respect their presence.
NEIGHBOURHOOD OVERVIEW - Only one block from the start of the shopping precinct and Aquatic Center. A short stroll will get you to Piper Street, Kyneton Botanic Gardens, River Walk, Galleries, Boutiques, Restaurants, Eateries and all that Kyneton has to offer. Mt Macedon, Hanging Rock, The Cobaw Ranges, Wombat State Forest, Trentham Falls, Metcalfe Cascades, Turpins Falls, Woodend, Straws Lane (Gravity Hill), Wineries and Olive Groves .. There is so much to see and do and all a short drive away.
GETTING AROUND - Due to the central location of this property almost everything is within walking distance. If you prefer not to walk or drive please be aware that Public Transport in Kyneton is limited but there is a bus stop at the front of this property or Kyneton Taxi Service is a phone call away.
OTHER THINGS TO NOTE
1. That this is my home so it is constantly changing and evolving.
2. This region has four very distinct seasons. The gardens not only change day by day but more so with the seasons and therefore do NOT stay static throughout the year.
3. Kooyong does NOT have air-conditioning. It rarely stays at a high enough temperature long enough to heat the house to the point of needing a cooling system.
4. For the cooler periods hydronic heating has been installed and supplementary electric heating is available. Electric blankets are fitted to the beds during winter as it has been known to snow in Kyneton.
5. The kitchenette is NOT a full kitchen but is more than adequate for breakfast, lunch, snacks etc.
6. If you have any dietary requirements or allergies please let me know. I will do my best to accommodate.
7. There is access (by arrangement) to a front loader washing machine.

CHECK OUT - STRICTLY by 10.00 am unless extended by prior arrangement. Unfortunately if this time is not adhered to it can severely impact the proceeding guests’ experience. If you fail to meet the checkout time you may incur additional charges.
CLEANING - Please leave Kooyong as you find it. If the need for additional cleaning arises you will be charged accordingly.
LOSS, DAMAGE & THEFT - ALL loss, damage & theft are the responsibility of the guests. I understand that accidents and the unexpected happen and would appreciate being advised of same either at or prior to checkout.
GUEST - The host takes no responsibility for a guests’ personal property. Each bedroom has a deadlock fitted to the door and keyed window locks for added security.
KOOYONG - LOSS & BREAKAGES - The costs of repairing and/or replacing will be charged to the guest.
REMOVAL - Compensation for the cost of any items removed from the property (towels, decorator items etc.) which have been provided by the host will be sought.
