A CARETAKER WILL BE ONSITE THROUGHOUT ALL BOOKINGS TO ENSURE YOUR STAY IS AN ENJOYABLE ONE
$450 EXIT CLEANING FEE (THIS IS FOR THE GENERAL CLEAN OF BATHROOMS / TILED FLOORS / BEDDING) IF EXTENSIVE CLEANING IS REQUIRED THE GUESTS WILL BE CHARGED AN ADDITIONAL FEE.
$3,500 SECURITY DEPOSIT REQUIRED
ANY ADDITIONAL TOWELS USED AT THE PROPERTY (apart from the towels left for guests to use during their stay) WILL BE CHARGED AT $15 PER TOWEL - guests must supply their own towels for use around the pool and spa thank you

Please note: this property is a family home and we kindly ask that you treat the home as you would your own.
Holiday Rental - House Rules for Guests and Visitors
We ask that all guests know and comply with the specific guidelines governing their permission to enter and occupy the Property to ensure an enjoyable and safe stay along with not disturbing the neighbouring properties.
1) General requirements
Guests must comply with all House Rules, By-Laws and instructions from the owner, manager and security services during their stay
2) Noise and Residential amenity
a) Guests must not create noise which is offensive to occupiers of neighbouring properties especially between 10pm - 8am and during arrival and departure at any time throughout the occupancy;
b) Offensive noise is prohibited and may result in termination of permission to occupy the Property, eviction, loss of rental paid and extra charges for security and other expenses which may be deducted from Security Deposit or Bond under the Terms and Conditions; and
c) Guests must not engage in anti-social behaviour and must minimise their impact upon the residential amenity of neighbours and local community.
a) Guests are responsible for ensuring the limits set on agreed numbers is complied with at all times; b) Guests must comply with these House Rules.
c) The maximum number of Guests permitted at a Property must be adhered to as agreed on prior to entering the premises.
4) Gatherings or functions
a) The Property is not a “party house” and any such activities are strictly prohibited.
a) Guests and Visitors are to comply with parking regulations and show consideration to neighbours and other vehicles; and
b) Parking arrangements at the Property: Vehicles may be parked in the drive way or the area allocated by the owner.
6) Garbage and recycling
a) Guests are to dispose of garbage and recycling in accordance with the usual practice at the Property in the allocated bins, and excess rubbish must not be left in public and is to be removed from the property when vacating.
b). Excess Rubbish that will not fit in the bin is to be securely bagged and is to be removed when vacating the property – there are services for rubbish removal if required.
Whenever you are absent from the Property, please close / lock all windows and doors to maintain security.
8) Swimming Pool
a) The swimming pool must not be used between the hours of 10.00pm and 7.00am to be respectful of the neighbours. Young children should be supervised at all times.
Safety must be taken at all times when in and around the pool.
SMOKING IS STRICTLY NOT PERMITTED INDOORS AND ONLY TO ALLOCATED OUTDOOR AREA
THIS MUST BE ADHERED TO AS THE SMOKE CAN GO THROUGH THE ENTIRE AIR CONDITIONING SYSTEM WHICH IS VERY COSTLY TO RECTIFY AND WILL RESULT IN THE TENANTS BEING CHARGED FOR THE CLEANING OF THE SYSTEM
Pets are not permitted at this property.
11) Damages and breakages
Damages and breakages must be reported to the Manager and / or home owner and must be paid for.
12) Departure arrangements
Departure time is set for 10.00am .
The house should be left clean and tidy and exactly as found. We kindly ask that all towels used be left in the laundry.
a) Breach of these House Rules is a breach of the Terms and Conditions of occupancy.
b) The Owner / Manager reserve the right to terminate permission to occupy and to evict from the Property, Guests or Visitors who refuse to follow these House Rules or who cause a nuisance.
