The Meadow House motto is: RELAX. RENEW. RECOVER. It's a place of quiet luxury where you can recharge your batteries and just be you. It's located 70KM from Mudgee and 60KM from Bathurst. The Meadow House is an escape from the pressures of life. It's a stay-put sort of place where there's no rush to do anything or go anywhere. It's a place of summer mornings filled with sunshine and bird song, winter evenings by the wood fire and lazy meals on the shady verandas.
Our 54 hectare secluded property has sweeping views of hills, valleys and bushland and we are restoring it back to the natural open forest that was here before farming took it's toll. So you can see lots of wildlife including over 100 species of birds, kangaroos grazing outside the windows, echidnas ambling through the bush, rabbits gamboling in the grass, foxes, and a resident goana. You'll never be bored.
There are plenty of easy walks and places to picnic on the property. But if you get a bit restless and feel like a change, the picturesque, historic towns of Bathurst and Mudgee are each an easy 3/4 of an hour's drive away along scenic roads, past quaint villages and farms. So civilization isn't too far away and you can visit vineyards, cafes, art galleries, markets, restaurants and theatres.
The Meadow House has 2 double bedrooms, one with en suite, the other with a writing nook. With the open plan living and dining areas, a fully equipped galley kitchen and 2 undercover verandas it's ideal for a relaxed holiday for 4 adults (two couples. Unfortunately we can't allow bookings with children). Art on the walls, restful colours and polished timber floors create a stylish, relaxing mood. The Meadow House is air conditioned with a ducted, reverse cycle system. There's a garage for under cover parking with auto door entry and a covered veranda links the house providing all weather wheel chair access. Wood and kindling is provided for the slow combustion fire in autumn and winter.
Books, CDs, DVDs, games and plenty of nick-knacks make you feel at home. There are bay windows to relax in and lots of views all round of mature trees, hills and meadows. Bring your own food or we can provide all the ingredients to make some delicious meals from our recipes. Eat out on the verandas in summer and sit by the wood fire in winter. Just the place for good food and good company.
Because we want you to feel at home, The Meadow House has a collection of costly and irreplaceable objects and utensils for your enjoyment and use. As a result we regret that we cannot take bookings that include children.
The Meadow House provides first class accommodation in a remote scenic setting and painters and photographers enjoy the area for its scenic beauty and unspoiled nature. It suits sophisticated people who appreciate the best of everything and who enjoy the natural beauty of the Australian countryside with none of the hard work.
Staying at the Meadow House is easy. Leaving is the hard part.
Conditions of Use
Although you are guests and we respect your privacy and comfort we need to explain how The Meadow House works and to set a few rules.
What to Bring: We can provide everything except drinks. You have the option of having food and recipes provided for you to cook or of bringing your own food stuff (see Eating In for recipes and food provided). But we do provide the basics. When you arrive you will find: one litre of fresh milk, one loaf of wholemeal bread, one dozen eggs, instant coffee, tea bags, butter, olive oil, salt, sugar, mustard and various other staples and condiments with an extensive spice cabinet. Most jars and bottles will have been part used and you are welcome to use as much as necessary.
Smoking: Inside the house and outside (on the whole property) is not allowed.
The house can only sleep four people at any one time in 2 double bedrooms. You may invite guests to visit but tranquility is the essence so please nothing loud and definitely not overnight.
Children: We will not take bookings with children or babies as The Meadow House is not child safe.
Pets: Are not allowed in the house or on the property.
Linen and towels: Are provided. If your stay is longer than a week we will change them after 7 days. We encourage you to hang the towels on the line every now and then to dry and refresh them as necessary.
Cleaning: During your stay is up to you. Equipment such as a vacuum cleaner, mops, buckets and brooms are provided and we ask that you do the basics.
Camping: On the property is not allowed. Bush fires are a constant danger so lighting of fires outside is never allowed.
Hunting: Is not allowed and the killing or distressing of wild life is strictly forbidden.
Vehicles: Of any kind including cars, motor bikes, all terrain vehicles and children’s mini bikes are not allowed past the parking area at The Meadow House. Getting around the property is strictly on foot.
Services: Rely on rain water and LPG (gas) and although our electrical supply is from the grid it is much more expensive than in the city. Use what you need but please take care not to waste these resources. Water is precious, so please restrict showering and kitchen rinsing under running water.
Sewerage: Is disposed of by a septic system. So be reasonable with the use of toilet paper.
Blackouts: May happen on rare occasions and if this happens while you are in residence you will be contacted and advised as to how to proceed. There are torches, electric lanterns and candles for emergency use.
Automatic water pumps: Are installed for the house water and the garden. The house pump comes on whenever you open a tap or flush the toilet. The garden pump is set for 1am in the morning and comes on automatically.
The electric hot plate: Should be used for cooking and the gas burners reserved for emergency use only. Always open the exhaust hood while cooking on the hot plate.
The oven: Is gas and it is for general use but do not use the grill and oven together as LPG doesn’t produce enough pressure for both.
The smoke alarms: May activate if smoke from cooking or the fire place is detected. Reset the alarm by pushing the red button on the underside.
Garbage: Must be disposed of into the small kitchen benchtop bin and the plastic liner tied securely before disposal into the garbage bin situated on the covered walkway.
Before leaving: Please empty the dishwasher, return everything to it’s proper place and leave the house clean and tidy as you found it.

In the event of guests ignoring or contravening these conditions we reserve the right to deny you access to the property and/or to demand your immediate departure. Denial of residency under these circumstances will not entitle you to any refund of booking fees.
Bookings that are paid for and scheduled cannot be cancelled. They may be rescheduled depending on availability.
We understand that this may be an impediment for some people. But The Meadow House is a special place and we go to a lot of effort to prepare it for you. There's the flowers, Wood and kindling in winter, our own home baked cookies, ironing sheets and pillow cases and spraying them with lavender water and of course all the cleaning, polishing and waxing. And that's only inside. The garden has to look good too. So that when you arrive everything is spic and span and all you do is: RELAX. RENEW. RECOVER.
