Williams River House is a country escape on a working property situated on the Williams River with views to the Barrington Tops.
The attractively furnished, fully renovated, 2 storey home has 4 bedrooms which can accommodate up to 8 guests. The homestead has 3 queen bedrooms including 2 with ensuites and one bedroom with twin single beds. All bedrooms have built-ins and there are a total of 4 bathrooms.
The open plan kitchen is fully equipped with modern stainless steel appliances including a large fridge / freezer along with a dishwasher and plenty of bench space. There are 2 separate living areas, one with a flat screen TV and the other with a wood burning slow combustion fire which heats the whole of the bottom floor. The second storey is complete with ducted air conditioning for that all year round comfort.
There are also laundry and bbq facilities along with a synthetic grass surface tennis court.
All of this is set on 80 acres with access to the Williams River which is perfect for water activities. Feel free to bring your own kayaks!
We hope you make the most of your stay at the property by visiting the local surrounds such as Dungog, Paterson and Morpeth and taking a walk through the Barrington National Park. The Hunter Valley vineyards are only a short distance away too.
All linen and towels are provided.
The property is located approximately 2.5 hours from Sydney, 1 hour from Newcastle, 1 hour from Nelson Bay and the Hunter Valley vineyards and 45 minutes from the Barrington Tops. The closest airport is Williamtown which is also 1 hour away.

Loved our Stay
We loved our stay at Williams River House!
Plenty of space for the 5 of us (3 adults, 2 kids) to spread out across the 2 downstairs lounge areas. Everything at the property was virtually brand new; we even refrained from using the oven as it literally had not been used and we didn't want to dirty it! The kitchen was very well appointed with plenty of cookware, tableware and glassware for even larger families - even muffin tins and cake tins (if you dare use the new oven :) ).
That everything was new also made the place feel very clean and more hotel-like than a holiday home. Was also a massive convenience that linen and towels are provided. Made our lives much easier than having to fill half the boot with these bulky items and then having to fit them - when all you really want to do upon arrival is to relax and chill...
The synthetic grass tennis court, also brand new, was magnificent surface to play on, with proper lighting which would allow for games well into the evening, even in the winter.
Our only regret was that we'd only booked 2 nights at the property, meaning we only had one full 24 hour day there. Would have loved to have had the additional time to explore the farm, river and immediate area - and perhaps even have had a go at yabby trapping on the property which didn't get the chance to do during our short stay... Maybe - hopefully - next time!
Fantastic place to relax.
Was part of a group of eight adults who all found that the layout of the home made you want to relax, lay back and take in the country views. So refreshing. You could not ask for more as to the comfort of the home. The lawns and grounds are maintained in an excellent manner. Had the pleasure of meeting the owners who are the most wonderful people. Could not do enough for us. Would recommend a stay here to everyone. So relaxing, so peaceful. Loved every minute of our stay.
What a great property for a long weekend with friends. The house suited our group of 6 adults and 2 kids perfectly with spacious rooms and multiple bathrooms/ensuites. The property and furninshings are brand new which makes it super comfortable and luxurious.
Insights into the property are;
- On a hot 30 degree day, the house is cool inside and outside on the veranda
- The river on the property has a lovely stone bed and is super private
- The tennis court is first class and the lights make it for great night tennis
- The kitchen has smeg appliances and suits those who love to cook
- The grounds around the house are well kept and super safe for kids
- A yabby trap, sheep and cows make it fun for the kids
Excellent all round, have already booked again!
Williams River House is a great property, we took a few of my daughters friends up for the long weekend and they had an absolute ball, playing tennis, riding their bikes, walks down by the river and through the paddocks saying hi to the sheep & cows. The hosts Rob & Helen were there to greet us when we arrived and were really helpful; they have recently renovated the entire house and tennis court which were like brand new. We'd highly recommend this place; in fact we've already booked again!
