About the property

Newly constructed in 2014, this 2-storey, 4 bedroom cottage has all the modern conveniences you would expect of a new home, with the feel of a luxury hotel. Now offering free wi-fi during your stay.


Bedroom 1 features a luxuriously sized king bed. The room has a double wardrobe and looks out over the backyard. Adjoining the bedroom is a private en-suite with toilet, shower and vanity.

Bedroom 2 contains 1 queen size bed and sleeps up to 2 guests.

The living area has comfortable and spacious seating facing towards the TV and DVD player. A number of in-house movies are available for you to watch.

The large dining table seats up to 8.

The living area is heated with a reverse cycle heat pump, which heats in winter and cools in summer. The energy-efficient double glazed windows also help to keep the area at an ambient temperature.

Downstairs also contains a separate toilet, laundry with washing machine and ironing facilities.


Bedroom 3, the largest of the bedrooms, has 2 single beds plus a double. Within the bedroom is an entertainment area including a TV, DVD player with a vast library of DVDs and a wii and PlayStation gaming consoles.

Bedroom 4 contains a double bed and 2 single beds, and can sleep up to 4 guests.

Adjoining bedroom 4 is the main bathroom, which contains a spa bath with overhead shower, 3rd toilet and vanity.

Both upstairs bedrooms have wall-mounted heaters, and downstairs portable heaters are available for the bedrooms.

Catering for your baby:

The property has a number of conveniences to help while travelling with young children. We have a portacot available on request as well as high chair, change table and baby bath. A bed rail is also available for use with a single bed. There is no additional charge for infants in cots, but please advise when booking to ensure sufficient towels are made available.

The downstairs area is easily accessible for those with limited mobility, including the elderly with walkers. There are no stairs to the front door and the downstairs shower (in the ensuite) has a low step in.

About the Location

Van Diemens Cottage is situated in the historic village fo Evandale, approximately a 5 minute drive from the Launceston airport, and a 15 minute drive from the centre of Launceston. Single night bookings are welcome and provide an ideal stopover for late night arrivals or early morning departures from the nearby airport.

Evandale is a National Trust classified village, featuring a number of historic properties and attractions. A number of events are held in Evandale annually, including the Penny Farthing Championship, Glover Art Prize and regular Sunday markets.

The main street of Evandale (a short walk from Van Diemens Cottage) has a number of shops including a bakery, cafes, pubs, IGA convenience store and a number of other specialty shops.

Evandale is located in close proximity to a number of Launceston's attractions, including the Simmons Plains Raceway (V8 Supercars), Agfest, Festivale, and is easy driving distance to Launceston and its surrounds.

Bedding Configuation + Pricing

Bedding is as follows:

Bedroom 1: 1 x King bed - sleeps 2 (ground level)

Bedroom 2: 2 x single beds - sleeps 2 (ground level)

Bedroom 3: 2 x single beds + 1 x double - sleeps 4 (top level)

Bedroom 4: 1 x Double bed - sleeps 2 (top level)

The cottage sleeps a maximum of 10 guests.

All sheets and towels are provided and are included in the nightly cost.


Single Night: $250 per night

2 nights: $220 per night

3-6 nights: $210 per night

7 + nights: $1400 per week / $200 per night

**The above rates are our standard pricing and cover "most" periods, but are subject to change - please refer to the quoted price upon enquiry for the correct price**.

A minimum stay of 2 nights applies from Mid-December to end of January.

All prices include up to 4 quests.

Additional guests are charged at $15 per adult, per night and $10 per child.

Maximum occupancy of 12 guests.

There is no extra charge for infants in portacots, but please advise of any infants staying to ensure sufficient towels are provided.

Property in need of some TLC

We arrived to find the cleaners vacuum cleaner still on the stairs, despite her having apparently finished and left. We thought she must not have finished as the property was not totally clean. Things like the toilet, fridge shelves, oven door and bathroom floors were still dirty and the windows looked like they hadn’t been cleaned in a long time. We were surprised to find the property in a very different state to the photos on Stayz. There was a large hole in the main bedroom door that had been roughly patched, the furniture was stained or the vinyl was torn, light fittings and lamps were broken or loose, the internal plastic was coming away from the fridge, wall paint had been touched up in places with a different colour and their was a multitude of marks or dints in the walls. We were also quite disgusted to find blood smeared all over the smoke detector in the second bedroom. To the owners credit, they were contactable and open to feedback, as was the cleaner, who came back to do some extra cleaning. But this doesn’t correct the fact that the property no longer looks as polished or loved as it does in the photos. This cottage needs some serious TLC to make it worth the tariff they are asking.

Owner's Response: Thank you for taking the time to leave us a review, we certainly appreciate you bringing any concerns you have to our attention, so they can be adequately addressed for our future guests. Unfortunately there are times when guests cause damage to the property, and it’s not always possible to fully complete repairs immediately, particularly in the 3 hour gap between check out and the next check in, over peak periods. This was the case with the damage to the bedroom door, and the partially-repaired wall, which has not been fully repainted yet, hence the paint colour discrepancy. As we, and our cleaner discussed with you already, this damage is very recent. I presume the “stained furniture” you refer to is the wooden dining table, which we also discussed with you. We have already replaced the table once within the past year, and we also provide placemats for our guests to use, but despite this, some people do place hot pots and pans directly onto the surface, which leaves marks. Short of us purchasing a quantity of new dining tables to have in reserve each time this occurs, we have accepted that this happens, and we regularly replace damaged furniture when required. I am sure you will understand that it is unaffordable to replace high value items every time something gets a small mark on it. With regard to the overall cleanliness of the house, my cleaner had cleaned to a high standard, but had forgotten to pack away the vacuum cleaner on completion. I am uncertain what the substance was on the smoke alarm. Unfortunately it is not possible, nor feasible to do a full spring clean every time a group checks out. These items are added to an ongoing maintenance list, and are systematically cleaned on a rotational basis as time and vacancy levels permit. With guests coming and going frequently, and bringing in their luggage, a degree of wear and tear is also to be expected, regarding the knocks and marks you mentioned. I’m sorry that some minor knocks to the plaster and mismatched paint on the wall so adversely affected your 1 night stay. Might I suggest that next time you require accommodation, you look at booking a 5 star hotel, as anything less is unlikely to meet your expectations.

Excellent communication by Sarah. We thoroughly enjoyed our stay. The place was clean and comfortable. Heating worked really well, kitchen is well equipped and there was plenty of room for the seven of us having a family holiday. In a quiet area but short walk to main street plus an easy drive to Launceston. Highly recommend! Eva and family.
