History of the Guest House: Kirk Beatley is a fourth generation Washingtonian whose family has lived on Capitol Hill since the late 1800s, and where he continues to live today with his wife and two children. In 1905, Kirk's Great-Grandmother, Margaret, purchased this1890 Victorian home to entice her newly married daughter, Nell, to raise her own family in the neighborhood. Nell and her husband, John Luskey, raised their 12 children in this home.

In 2008 Kirk purchased the house from relatives who had owned or lived in the house since 1905, and then Kirk and his family spent over two years meticulously restoring and renovating the home, blending old-world Victorian charm and grace with new world appliances and technology.

Today, Kirk's family, a fifth generation of Washingtonians, are honored to offer you the opportunity of experiencing residential living in their newly updated family's house, in the heart of our Nation's Capitol, at the Historic Eastern Market on Capitol Hill!

First Time in DC

This was a fantastic home base for me as I explored DC on my first ever visit to the city. The suite (#2) is cozy, charming, and impeccably maintained. It was so much better than a hotel room and even has a lovely terrace, although it was a bit too chilly for this Southern Californian to use. As mentioned in other reviews, the staircase is steep and narrow, so take your time getting up the stairs with your luggage. Kirk sent detailed, helpful instructions for accessing and securing the unit and using the TV and other appliances. The metro station is half a block away and Circulator blue line bus runs on the next block over, 8th Street. 8th Street has a small organic market, a Dunkin Donuts, Starbucks, many restaurants, a nail salon, etc. There's a Trader Joe's conveniently located just up the street. I thoroughly enjoyed my time in the suite and highly recommend it.

A near perfect place to stay

The space is exactly like the pictures. Very comfortable and perfect for two or three people. Kirks' instructions were right on the mark and easy to understand. An all coded entry system to the unit was appreciated so we didn't have to worry about losing or forgetting a key. The proximity to the metro was a reason we chose this location and it was a good idea since the weather was wet and cold on our visit. The Trader Joe's a couple of blocks away was very convenient for picking up food items since we were there for six nights. There is a wide variety of restaurants within a few blocks radius; however, if you happen to be a vegetarian your choices are somewhat limited. The 7th Hill is a very small casual pizza place that is good but The Matchbox was our favorite. More variety in a comfortable space.

Our only complaint was that there was little to no kitchen supplies. No plastic wrap, no foil, no condiments of any kind. If you buy food at a market and want to keep it fresh or cook something in the oven it can present problems. For week long stays I can't help but feel these could be provided. Also, there was no kleenex....that seems like a pretty basic convenience but there was none to be found, we had to buy it.

Still, these were minor issues as we loved our stay at this property and would not hesitate to stay here again. Thanks to Kirk.

Lovely place to stay

This is an absolutely lovely place. And the location couldn't be better. Lots of restaurants nearby, a Trader Joe's down the street and the metro less than 1/2 a block away

The unit I stayed in on the second floor was delightful and the weather was nice enough to take advantage of the deck. Bed was comfortable, bathroom was spotless. I will definitely stay there again!

Excellent location with updated comfort

This is my second time staying in this property. When I come to DC one of my primary requirements is a location with easy access to the Metro. This property is half a block from the Eastern Market Metro station and Eastern Market is right on the Blue/Orange/Silver lines of the metro giving you easy access to all of the sites and the federal buildings. In addition there are lots of eating places, a CVS pharmacy, and grocery shopping within a block or two of the apartment. On Saturday and Sunday there is an open market on the street in front of the Eastern Market building, all within a block or two of the apartment. For those not familiar with Eastern Market, there is indoor food shopping in the Eastern Market building. That wasn't apparent to me the first time I was in this area. For more traditional grocery shopping there is a Trader Joes a block away and a Safeway within half a mile. A 6 to 8 block walk will get you to the Supreme Court, Library of Congress, and the Capitol building. The unit has the feel of the early 1900s but with a state of the art kitchen and an updated bathroom, the right mix for me. The owner of the property was extremely helpful and easy to work with. It is important to know that this is an upstairs unit with a fairly steep stairway. This was not a problem for me but could be for someone that struggles with stairs. This is one of my first picks whenever I am in DC.

Spacious and convenient

Great area to stay in, convenient to Metro and cabs are plentiful. Great walk up to Capitol, museums, and lots of restaurant options! Would definitely stay here again!
