About the property

THE SETTING

Views over paddocks of lucerne in one direction, vineyards and more grazing land in the other, not to mention the tropical oasis surrounding the pool, 28 Rocky Waterhole Road is a five-minute drive from Mudgee city centre. The energetic can cycle to town or hit the tennis court; the nearest winery is about 600 metres away, as the crow flies.

THE SPACE

A huge two storey house, big north-facing verandah, chic open-plan living area and four queen bedrooms upstairs, and one downstairs, 28 Rocky Waterhole Road is so close to town, but you feel like you're miles from everywhere! Only the property's dog, a friendly labrador called Nelson, keeps an eye on visitors. And the pool.......14 metres long, surrounded by palms and its own fabulous entertaining area. Two bathrooms cater adequately for large groups.

The living areas have picture windows framing the stunning outlook, white walls on which modern art hangs, a central kitchen and separate dining table. The two lounge areas have comfortable lounges and armchairs, a sofa bed and a cosy nook in front of the huge open fireplace.

MOD CONS

All-new stainless steel appliances, plenty of crockery, cutlery and kitchenware, wine glasses (of course), a TV with excellent reception, and DVD player with a small selection of movies. Tennis court (racquets and balls are provided), - BYO pushbikes.

COMFORT FACTOR

Each bedroom at 28 Rocky Waterhole Road has a queen-size bed dressed with quality linen, with extra blankets at hand, and plenty of hanging space and drawers. The views from every room are amazing. A single day bed and double sofa bed are more than adequate for larger groups. In the bathrooms are plenty of towels and body wash products. The verandas are set up with comfort in mind, too: barbecue and plenty of seating to capture the amazing sunsets.

FOOD

Despite being a self-contained stay, fresh milk, tea and coffee are on hand - a big bowl of fresh eggs, but only when the hens are laying!

WORTH STEPPING OUT FOR

Moothi Estate is at 85 Rocky Waterhole Road; that is, across the road and up the hill. The cellar door has a large tasting area with seating overlooking the vines (). Mudgee has more than 40 cellar doors and a wealth of restaurants and cafes, as well as the farmers' market, so visitors are spoilt for choice.

THE VERDICT

A very well-appointed stay and a great base from which to explore the region. with family and friends.

HOW TO GET THERE

From Sydney, take the Great Western Highway or Bells Line of Road, then the Castlereagh Highway. Turn right onto Rocky Waterhole Road just before the Mudgee town limit.

Excellent property

Thoroughly enjoyed our stay. 10 adults staying together & plenty of room. Spiral staircase would not be suitable for older people we will definitely be back before the stairs become a hazard.

Just Great!

We stayed over 2 nights with two different groups and it was great! beautiful surroundings, great size bedrooms, lots of room and space to chill. Spotless. Just Great!

Country comfort

The house is clean, comfortable and spacious. Our group really enjoyed our time, appreciating the quiet of country life with Mudgee shops and eateries only 10 mins away. The pool is huge and our kids loved it and the tennis court as well as being able to feed chooks and collect eggs. Resident canine is very friendly and great with kids. Would have liked to stay longer!

Amazing

We loved our stay at Rocky Waterhole. We came to Mudgee for a wedding from Sydney and it was the perfect house to share with other couples. The pool was very refreshing for the hot weekend we had. Fresh flowers and beautiful furnishing surprised us on arrival. The house is massive, all the rooms beautiful and spacious. We definitely will be back!

Relaxing, peaceful location

Thoroughly enjoyed out stay over the weekend. Enjoyed the peace & quiet, the beautiful location & even the resident Labrador.

Clean, tidy & well presented cottage with all the luxuries you'd require for a weekend away with family. The kids loved collecting eggs from the chickens each morning & the pool made the whole stay even more fantastic.

What a great place to stay on the outskirts of Mudgee. Four big bedrooms, 2 living rooms and 2 bathrooms, a massive pool and a really friendly dog called Nelson. Rockywaterhole Road has everything you need for the perfect stay in Mudgee
