As a last minute special, I can arrange to close off bedrooms and bathrooms not required and adjust rates for smaller groups.

On a last minute basis, we are able to offer the 4 bedroom Penthouse as a 3, 2 or 1 bedroom apartment with 3, 2 or 1 bathrooms according to our guests requirements accommodating 6, 4 or 2 rates adjusted accordingly. Please enquire anytime for this option which can be confirmed from about 2 weeks prior to date of expected arrival.
Each bedroom has ocean views and some also have mountain and lake views. For guests who may have some issues with steps, there is a bedroom on the lower level with main bathroom and all living areas nearby so there is no need to do steps.
EVERY BEDROOM AND ALL LIVING AREAS HAVE OCEAN VIEWS. Front bedrooms also have lake and mountain views. ROOFTOP has 360 degree views of OCEAN, COASTLINE, MOUNTAINS AND LAKES.
THE 4 bedroom PENTHOUSE is on 3 levels which includes access to the enclosed rooftop with 360 degree views. There are huge outdoor areas, wrap around balconies with amazing views, vista of Forster and surrounds taking in the ocean, beach, coastline, hills, lake and township.
4 beautifully appointed and decorated bedrooms, living areas, kitchen, dining all with fantastic views.
3 of the newly refurbished bedrooms lead out to the vast wrap around terrace and the 4th bedroom has a private balcony. Each bedroom has a TV inside the built-in wardrobe.
There are 4 bedrooms to accommodate 8 adults. The 4th bedroom which is the only bedroom on the lower level has a King size bed which can be split to make 2 long single beds. The other 3 bedrooms are on the upper level and each has a Queen size bed.
3 bathrooms include:-
1.Ensuite to 1st (main) bedroom with double shower and toilet (upper level)
2. Main bathroom with spa bath, shower and toilet (lower level) and
3. Bathroom with shower and toilet (upper level near the 2nd and 3rd bedrooms).

The penthouse is a privately owned and privately managed apartment. There is no on-site caretaker or manager. If guests need any assistance, they will have a contact number to call.

Living room has Huge Plasma TV.
The Penthouse is beautifully appointed, with very regular decor updates, excellent inclusions and very comfortable furniture.
Secure undercover parking for 2 vehicles is provided. There is visitor parking on the ground level and on street parking.
Swimming pool on garden level. This level also has WC and large enclosed room with sink/bench area.
Air-conditioning (split system reverse cycle). There is a large aircon unit on the lower level which services the open living,dining and kitchen area with some flow through to the 4th bedroom which has 2 Vornado circulation fans for summer and a heater for winter. Each of the 3 upper level bedrooms have their own individual aircon units.
Each bedroom has balcony access from sliding doors and beautiful views. All have water views and some also have mountain views and Lake views.
2 min walk to beach (Main Beach to the left and Pebbly Beach to the right), ocean pool, beach reserve, stunning Bi-Centennial Coastal Walk, restaurants and cafes. 5 mins walk to lake and main street with more restaurants, cafes' and boutique shops.
Forster is well known for its great ocean, lake and river fishing spots.
There are spectacular walking tracks along the coastline and many bush walks.
Lots of water sports and activities nearby.

LINEN IS INCLUDED IN SEASONAL RATES. If tenant wishes to provide all of their own linen, rate may be adjusted to reflect the savings in costs.
For bookings of 10 nights or more, we offer a fresh set of linen and towelling with our compliments. This will be delivered to you upon contacting our cleaners.
For the kitchen, we provide tea-towels and liquid hand soap ( on arrival-some Nespresso coffee pods for coffee/milk drink machine, tea and instant coffee, sugar and milk) , salt and pepper, plenty of cutlery, crockery, glasses, serving plates, all cooking utensils, some dishwasher tablets, detergent, dishcloths and scourer.
BBQ cleaning equipment and other cleaning products with compliments during all seasons.
Laundry detergent to get you started.
For the 3 bathrooms : bath mat, amenities on arrival including shampoo, conditioner, soaps, and body lotions.
For the bedrooms, all linen, doonas and doona covers, 4 pillows on each bed, coverlet for each beds.
Strictly NO SCHOOLIES, hens or bucks nights, NO PARTIES are permitted. Our priority is to offer our guests a comfortable, well cared for environment and our neighbours quiet enjoyment of their homes. OUR TERMS and CONDITIONS will be strictly enforced and BOND will be withheld to restore, repair or replace damaged or missing contents. Property manager will enforce all requirements of terms and conditions of the holiday stay agreement and will terminate the stay upon any breach of those terms.
KINDLY NOTE that all kitchen items and other inclusions such as the BBQ have been provided for guests enjoyment and convenience. It is a condition of the booking that guests leave the property in a similar condition to that which they found on arrival. It is expected that the apartment be left reasonably clean and tidy, the BBQ properly cleaned after each use and all used kitchen items cleaned and dried before placing in cupboards. BBQ cleaning items and products are supplied. If guests choose to use the BBQ but do not wish to clean it afterwards, please advise the owner before making the booking and an additional fee of $50.00 can be added to the rate to cover the additional cleaning charges.
