About the property

3 Studios each with ensuite plus plenty for the kids to do. Views of Dubbo area.

Enjoy our rustic home on top of Raymond Hill, in Dubbo, for FAMILIES to truly experience natural rustic chic surrounds and enjoy our magnificent 360º views. Enjoy the absolute quiet of rural setting, the open fire with marshmallows or the games.

The 3 separately bookable studios are king-size rooms, containing a large ensuite (and description below) and an internal door between the Aqua Studio and both others if you wish. No linen required. All studios with full glass wall/doors leading out to the 20 metre verandah facing north and Dubbo:

1. Heritage Studio (red wall in photos on website) has a king bed, single bed with trundle and a pull out double sofa bed (children), sleeps 6 comfortably (extra fold up beds could be added to sleep 8).

2. Aqua Studio (aqua wall in photos on website) has king bed, bunks and a pull out double sofa bed (children), sleeps 6 comfortably (extra fold up beds could be added to sleep 8).

3. Earth Studio (beige wall in photos on website) has a king bed, single bed, sleeps 3 (extra fold up beds could be added to sleep 5).

There are stairs off the veranda (table & chairs) to come to the garden, games room, alfresco area (wood pizza oven, BBQ, oven & open fire) main house (where I live) with communal fully equipped kitchen (gas plates) and formal lounge/dining room.

For you too self-cater, on the veranda off the studios, you have a 6 gas burner BBC and hutch with everything you might need (plates, cups, glasses, cutlery, bowls, platters, cooking utensils, wash basin, tea towels, drainer etc). At the bottom of the veranda stairs there is a hooded gas BBQ as well. There is also a heat bead Webber.

Should you need other equipment or want a small oven or gas stove top, there is the communal (shared) main house kitchen which is well stocked with everything I could imagine you could need to cook up a storm. In the alfresco area, there is a wood BBQ, stove, pizza oven, and open fire. The alfresco area is off the main house kitchen.

There are wonderful natural surrounds, including a lovely view of the Dubbo countryside and town in the distance, games room and animals (including our 4 dogs) for you to enjoy and relax. The garden is littered with toys and equipment (trampoline, climbing frame, toy stove, sand digger, table tennis etc…to amuse the children, and allow the adults to sit up on the elevated veranda to enjoy a wonderful time of peace and enjoy a drink or two in the rural surroundings.

Huge parking at the top of the driveway where you see large gate entrance and small walk-in gate.

Well behaved animals are welcome and outside accommodation is provided (approval by management).

Judy is a wonderful host. I would highly recommend the place to anyone visiting Dubbo. The farm is beautiful and the sunsets spectacular. Our kids had a ball with all the animals as well.

Great Farmstay

With a little bit of tweaking, this could be a fabulous farm stay. Judy the owner was very friendly and very helpful. The rooms were very spacious. The balcony and barbecue areas were big enough to accommodate our group of 10 and 2 visitors. The communal kitchen was in fact the owners personal kitchen and we really did not feel we should/could use it. The balcony facilities were however enough to make the stay more than comfortable. I would recommend this farm stay as a destination for anyone with young children.

We are in the future (when funds allow) installing an outside kitchen into the games room. This will be done along with other improvements and I hope for those who the current set up is not desirable, it will be a welcome upgrade.

Rustic Family Fun

We thoroughly enjoyed our stay especially our young kids who fed the baby lamb, watched hopping kangaroos, fed the cows and chased the chickens. 10 mins to the zoo. Accommodation can fit a family in one studio. Breakfast if you want or DIY meals. Open fire. Very casual and comfortable. Judy was welcoming and full of good humour and warmth. Excellent fun. Our kids still talk about it!

I loved it but the kids loved it more!

About Judy Calthorpe

I loving in rural NSW at Dubbo with my family close by. Dubbo is a wonderful place to live with everything the cities have without the pollution, noise and rush except for maybe the ballet or opera. Should I will to do anything Dubbo doesn't offer I make it a weekend away and real enjoy the event or attraction.

My animals are most important except for family, and you might say they are just a little spoilt. I love enjoying a cuppa or beer with a friend or two under trees with the sprinklers going watching all the local birds come and play. Or in the immediate distance watching the hawkers, eagles or early evening owls prowling the skies for pray.

What makes this farmhouse unique

Bulwarra is my perfect place to live, with the greatest natural ambiance to relax and enjoy being alive. I have 360 degree views of the Orana valley and local area. Living rural means peace and quiet from other people and just the sounds of nature. Smells from the local flowing plants and true darkness of an evening except for the light of the moon. Heaven on earth if you ask me. I love to share with others, what I am so fortunately to have.
