We are a family of 6. We lived here after we got married and before we had kids. We now live in Huntington Beach and visit as much as we can. We can't wait to move back to Santa Barbara. We are so happy to open up our home so other can take in and enjoy the beauty of Santa Barbara.

I can't say this place is terrible, because it wasn't. It was in a cute little area about a mile & half above State St (downtown area). I wasn't really happy with the cleanliness of the place. It was not at all dirty, however little things caught my attention. There was a hair int he bathtub for one. That tells me whoever cleaned, didn't really do a thorough job and made me wonder if the tub was even thoroughly cleaned (that's a huge sanitation issue). I noticed the bed sheets had some yellowish spots on them. There were spider webs throughout the house. Considering that we are charged a cleaning fee, I would have expected a much cleaner place. Since cleanliness is most important to me, I had to take away 2 stars for that.
Other than the cleanliness, the place is neat & has everything you need. Kitchen is a little outdated, but not a big deal. The owner forgot to send me all the information prior to arriving, so on my way to Santa Barbara I had to scramble to search for a phone number (the Homeway application kept saying his email was not working). I was getting nervous, but after looking for a while I was able to find a phone number so the owner gave me the information I needed to get into the place.
Like I said, because cleanliness is super important to me, I don't think I would stay here again, but I don't have any other complaints. The place is well furnished and cute. It was also nice that the owner allowed us to book a two night stay, most other places required a 3 night minimum stay.
The casement windows in the kitchen have a beautiful view down into the city, and the decks are quiet and calming. The beds are clean and comfortable. The neighbor was super friendly and helpful. Everything is a short drive away. We stayed with our 4 year old daghter, and she would help to open (and close) the windows for the br of zen to blow through.
Also, the owner was very accords ring, answering questions before and during our stay.
Our weekend was amazing, the house was great for a weekend stay and Ken was helpful in all we needed. We were able to bbq out in the balcony and enjoyed the amazing view that comes with the property. The house was clean and had everything we needed to stay. It was about less than 10 minutes away from the beach and State street, which was the location we spent our most time at. We will come back and stay at the property again on one next visit to Santa Barbara.
My friends and I stayed here on the weekend of April 8-10 2016 for a bachelorette weekend. We had a great time! It comfortably fit 6 adults, even with just the one bathroom. The kitchen was fully stocked with utencils/appliances so we were able to make breakfast in the mornings. There were even small bottles of shampoo and body wash in the bathroom. The beds were comfortable. The only thing that was a tad bit confusing was how to turn on the tv, but we did get it turned on. And even though the owner gave us the wifi password, none of us were able to connect to it. We called to owner to ask about it and I believe he said the wifi was open, but again, none of us were able to connect to it. Other than that, we had no issues with this place. It was perfect for us, and close to places we wanted to visit. Overall the great.
This was the perfect setting for our mini-reunion of former college roommates. The home is spacious & well-maintained, with very comfortable beds (including the fold out futon in the living room). Located on a quiet street in the Lower Riviera, it is very convenient to State St., the mission & restaurants on Milpas. Would definitely recommend this property.
Probably the best thing about this property is the location. The view of the city and the ocean are wonderful to wake up to in the morning. The residential neighborhood is great for walking. It's a bit of a trek to State Street, but definitely doable, and very pleasant. It's not far from the Mission.
The layout of the house works well and is roomy enough for a temporary stay. I think the listing is not completely clear that it's a duplex, with a permanent renter in the unit to the back of this unit. The renter also acts as the owner's on-site property manager, so any problems with the property can be quickly and easily resolved. He is easygoing and helpful. That said, if privacy is a top priority for you, just be aware that it's a duplex and that there are also apartments close next door. Most of the time it was quiet and peaceful.
The beds were comfortable, linens, towels, etc. were plentiful. Overall, clean, but the furnishings could use some updating. It was very dark in the living room the first few nights of our visit, but that was quickly remedied by the owner's agent who acquired two lamps that made a world of difference.
The most problematic room is the kitchen, which has no dishwasher, very little counter space, and a microwave that is difficult to get to if you're short. If you don't plan to cook, it won't be a problem for you, though.
Overall, this was a good value. I would recommend it for those who don't mind being a bit off the tourist track. You'll need a car for the beach, grocery, etc.

Our property is newly furnished with modern appliances and convienences. We have a 2 night minimum stay. Our maximum nightly rate is $250 + tax. For stays more than 2 days the rates are less. The peak season and peak rates are May through September. The City of Santa Barbara requires us to charge 12% hotel tax for stays less than 30 days.
