LOCATION!!! - 3 bd 3.5bath - walk to restaurants, bars, shops, park

This house is within a half a block of Nashville's most popular restaurants and shops. It is located in the heart of 12 South neighborhood. This neighborhood is highly sought after because of its walkable restaurants and shops. The house is only minutes from downtown and is a 5$ uber ride.

We have three bedrooms with two queens and a king in the master. There are 3.5 baths in the house. Total sf is 2700. There is a rooftop deck up top that has a 42" tv and the first floor den has a 55" tv. We have wifi as well as Cat6 ethernet hook ups in every bedroom in the house.

The kitchen is always stocked with the cooking amenities you might need. Please do not hesitate to ask us to stock the fridge or pantry with anything you need ahead of your trip.

All three floors have their own independent HVAC system for your comfort. All the bedrooms have ceiling fans as well.

It has a tankless gas water heater. It is located on the first floor utility closet. While it allows you to have unlimited hot water, it does take a quick second to get up to the upper floors when first used in the day. The gas and water shut off valves are both located in the same utility closet in the event of an emergency.

There is enough parking in the front for 4 small-medium sized cars. Please do not have anymore vehicles than what can fit in the driveway. On street parking is limited in this neighborhood.

As a reminder this is a neighborhood and we expect you to respect our neighbors during your stay. Please do not park on any grass or block any driveways.

Nashville, TN requires all AirBnB/VRBO hosts to have a Short Term Rental permit. We have gone through this process and have passed fire inspections and other measures. Permit #2016035611

There is nothing more enjoyable than walking to your favorite bar/restaurant or taking a stroll through the park half a block away. We are so excited to be a part of this community forever.

The neighborhood and it's proximity to all of the hottest spots in Nashville is what will lure you to this location. You are so close to downtown but far enough out that you can still enjoy a walkable friendly area that has local bars and restaurants to enjoy.

                                                              Beautiful house - very clean - we had 9 women stay for a fun weekend in Nashville. We walked every morning to the park and through 12 south - great little trendy town with great restaurant and shopping options. Had to Uber into Broadway, the Gulch, etc. but it wasn't terribly priced. Small grocery store within walking distance too. Owner was very easy to work with to get supplies. Definitely a good place to stay with a large group

                                                              We had a wonderful stay in this 12 South home. The location is great and house is beautifully decorated with good materials and high end products. There are three floors with the living area on the ground level. With just two couples, we each had plenty of privacy and space with a couple on each floor.

                                                              We didn't cook much, just breakfast. However, it appeared as if the basics were there but not stocked for serious chefs. I would stay again.
