A privately-owned, fully-updated, lakefront, 2-story, 4-bedroom, house (not a cabin) WITH GORGEOUS, UNOBSTRUCTED VIEWS OF LAKE LANIER FROM THE HOUSE, THE SCREENED-IN PORCH AND THE DECK THROUGHOUT THE YEAR, 2 separate family room areas, a kitchen, a pool room, a large screened-in porch, a deck and a dock located in the Overlook subdivision and on a deep-water cove in a quiet section of Lake Lanier (having less boat traffic than many other areas). The house has beautiful landscaping (numerous flowers, flowering trees and flowering shrubs), a fountain and gorgeous, expansive, unobstructed views of Lake Lanier YEAR ROUND from the kitchen, a first floor family room, the master bedroom, the screened-in porch, the deck, the back yard and the dock. It has direct access to the lake and a dock via a short walk over expansive, VERY-GENTLY SLOPING (NO STAIRS OR CLIFFS, as many of the other lake houses on Lake Lanier very inconveniently and/or very unsafely have), EXPANSIVE GOLF COURSE QUALITY LAWNS, which are set up with a volleyball net. Comfortably sleeps 10-12 people in beds, and also has 2 couches and 2 full chaise lounges. The screened-in porch and deck both have very high end, top quality, wrought iron patio furniture and 2 tables with comfortable, large pillows, and can seat 15 people. The house is beautifully decorated with faux painting and top-of-the-line custom window treatments in most rooms, Wesley Allen wrought iron beds in two bedrooms, a decorative carved wood king bed in the master bedroom, two sets of wood full-over-full bunk beds (with four full-sized pillow-top mattresses) in a 4th bedroom, a pool table and a chess table in a separate pool room, two large, color televisions and a stereo system with Bose home entertainment speakers. Lots of parking is available on a long driveway and along the subdivision streets, and the house has a 2-car garage, cable TV, internet, granite kitchen countertops, Kohler toilettes in all bathrooms, wood and Travertine floors, a large stone fireplace, ceiling fans, a large free-standing Kitchen Aid ice maker (separate from the refrigerator/freezer), an LG 30-cubic foot (very large) stainless steel, French door, Energy Star, refrigerator/freezer, a high-end Kitchen Aid dishwasher, a garbage disposal, a Keurig coffee/tea/hot chocolate maker, a regular coffee maker, a full kitchen with all amenities and high-quality utensils, dishware, cookware and bake ware, an LG 4.5-cubic foot (very large), high tech, high efficiency, rapid cycle, front load washer with steam, noise reduction, and 12 wash cycles, an LG 7.4-cubic-foot (very large), high tech, front load dryer with steam, a moisture sensor, a drying rack, and 12 drying cycles, a stove, an oven, a microwave, air conditioning and electric heat.
The house is very conveniently located about 1.5 miles from Georgia 400 in Dawsonville, about 1 mile from the Nix Bridge public boat ramp, and about 2 miles from the intersection of Georgia 400 and Highway 53, the North Georgia Premium Outlet Mall (having about 140 outlet stores), several grocery stores, restaurants, pharmacies, other retail stores and a movie theater. It is also close to the Lake Lanier Islands water park, several different Georgia wineries (Wolf Mountain Vineyards, Frogtown Cellars, Yonah Mountain Vinyards, Three Sisters Vineyards, Montaluci, Blackstock Vineyards and others), a family fun center, a kangaroo refuge, the Northeast Mountains, many nature areas and other attractions, and has an easy access to Dahlonega (a tourist town about 20 minutes away), Helen (a tourist town about 35 minutes away), Cumming, Gainesville, Alpharetta, Buckhead and Atlanta, as well as Hartsfield Jackson International Airport (about 65 miles away). Bath and beach towels and linens are provided.
The owners purchased the house in this particular area of Lake Lanier because it typically has FAR LESS BOAT TRAFFIC THAN MANY OTHER AREAS OF LAKE LANIER AND, THEREFOR, IS POTENTIALLY SAFER FOR INDIVIDUALS ENGAGING IN LAKE WATER ACTIVITIES.
No smoking is permitted.
To formally book this lake house, two adults (25 years of age or older) who would be present at the lake house throughout the duration of any rental period would need to execute a standard rental agreement that is employed for all rentals of this lake house, and also provide copies of their drivers licenses to the owners, as proper identification.
These owners have their own detailed cancellation policy, which is fair to both them and their guests, along with a detailed discussion about travel insurance, set forth in their standard rental agreement. The owners' cancellation policy will govern all of their rentals of this condo, not any cancellation policy posted on the VRBO / Home Away web sites. (VRBO / Home Away does not have a Cancellation Policy option for owners that is consistent with the desires of the owners of this property.)

About Roberta Heady
This lake house is privately owned and managed by an intellectual property attorney and an electrical engineer who live in Johns Creek, Georgia, both graduated from Purdue University (West Lafayette, IN), and have four children, three graduated from Georgia Tech (Atlanta, GA), and one a 5th year industrial engineering student at Georgia Tech. The attorney graduated from Marquette University Law School (Milwaukee, WI), and has been employed by Locke Lord LLP for 16 years. Prior to that, she worked for Abbott Laboratories (Waukegan, IL), G.D. Searle & Co. (Skokie, IL), and the law firm Fitch, Even, Tabin & Flannery (Chicago, IL). The engineer is employed by Gates Corporation. One of their children is an industrial engineer employed by the Chick-fil-A corporate headquarters (Atlanta, GA). Another child is a quality control supervisor for Tyco International (Lithia Springs, GA). A third child is a logistics specialist for Altria (Richmond, VA). The owners manage this property themselves and provide very personal service directly between the owners and their guests. They try to be available for all of their guests at all times, and they keep this lake house in a top condition.

Spacious, yet cozy and inviting, with all the comforts of home.
This property is located at the end of a cove. There is a big yard and a great dock. The view from the master bedroom faces due east. The sunrises were amazing every day. The house is clean and well kept with nice decor. The owners were very easy to work with. We would certainly recommend this place.
The owners were so accommodating with such short notice! We had to evacuate from Hurricane Irma. The owners got the home ready fast for us and made sure we were good. They even offered to extend our stay because of our situation. I highly recommend this rental home it was immpecable and well equiped. Thank You so much for your hospitality we will definitely be back!
Beautiful House with Gorgeous Views of Lake Lanier
This house was beautifully decorated with high quality furnishings and appliances, and original artwork, and has gorgeous unobstructed views of Lake Lanier. The house was very clean, and the kitchen was fully stocked with every item that someone would need to cook meals with. It was very roomy and has very comfortable beds. We highly recommend this house, and plan to stay at it again in the future!
Great Lake House Retreat
I would recommend this place for anyone looking for a great lake house retreat. It has a great view, perfect screened in porch, and sleeps a full household comfortably.
Very Relaxing and Convenient
We spent a wonderful three days on the lake. Everyone in the family had a good time; some relaxed and enjoyed the great view, some enjoyed some water sports in a wide open area of the lake, while others did some fishing with good results!
The house not only had great view of the lake and very easily accessed, but it was fully equipped with everything you need to feel at home.
We definitely recommend the place and would go there again.
Great location and home
Only my second lake vacation and first on lake Lanier this house was fantastic both from location and friendliness factor. The neughbors were great, volleyball net provided the kids some late day fun after boating and really convenient for that quick run into town for supplies. Would definitely recommend
