About the property

Originally built in 1878 this lovely self contained holiday house is a wonderfully restored classic York heritage cottage on a magnificent one acre property that backs onto the picturesque Avon River. Located at 198 Avon Terrace (the main street of York) it is only 600 meters 'down the street' from the town centre.

The cottage caters for up to 6 people in 3 bedrooms. Two rooms have queen beds & the third bedroom has 2 single beds. If required, to suit your particular combination of people, there is also a sofa bed in the lounge room. The look and feel of the cottage has been deliberately left as rustic and colonial. Don't expect this to be a modern house.

'Riverside' is the perfect base from which to explore the region. The cottage has a very special ambience that you will see and feel as soon as you set foot onto the property.

The townsite is situated on both sides of the Avon River and is nestled comfortably between Mount Bakewell (456 meters) and Mount Brown (312 meters).

York is an easy 97 km (80 minute) drive from the Perth CBD through some of the prettiest country you will see in WA.

1. A home away from home! The cottage consists of a huge front verandah, an imposing entrance hall, a queen bedroom, a large 2nd bedroom, a 3rd twin single bedroom, a large country kitchen, a lounge room, a small separate dining room, a bathroom and a self contained laundry.

2. The colonial architecture of this 135+ year old house includes a high pitched roof, verandahs at front & back, massively thick internal walls, polished jarrah floorboards and quaint wood plank ceilings that are almost 4 meters high.

3. Extra bathroom facilities include an extra shower in the laundry & an extra outside toilet.

4. Warm in winter and cool in summer. All bedrooms have their own reverse cycle split system air conditioner. The kitchen is air conditioned. The lounge room is also air conditioned & has a big slow combustion wood heater. Five of the rooms have variable speed ceiling fans.

5. Modern kitchen appliances are available in a big and quaint country style kitchen. There is a gas stove, a microwave, an electric convection oven & a big fridge.

6. Entertainment resources include a TV, DVD player, stereo system and board games in the lounge room. A library of novels, general interest books & children's books can be found in the entrance hall.

7. BBQ facilities are provided. There is a gas BBQ (gas supplied), a roofed BBQ area & a grassed area out the back for your outdoor entertaining. Comfortable outside furniture is also provided. You can even see the Mount Brown lookout from the back lawn while you drink a glass of wine and enjoy your BBQ meal.

8. The huge one acre back yard 'park' will appeal to most people. The grassed inner back yard is fenced and ideal for BBQs, for kids and for pets. Pets are welcome but not inside the house! The larger outer back yard ('the park') has some magnificent trees and it slopes gently down to the Avon River. About once or twice a day a wheat train will rumble past the front of the house - at a civilised distance of about 200 meters.

9. Tranquility and crystal clear night skies. The peace and tranquility of the property will appeal to all nature lovers and the usual view of the night stars is simply stunning.

10. The Avon River and nearby walk trail. Running behind the back fence is the Avon River Trail that follows the river upstream to Mongers Ford, the swinging bridge and Avon Park, the main picnic park in York.

11. Easy Parking. There is a big carport and ample street parking.

12. Little people 'stuff' such as a cot, a pusher, a high chair, a sand pit, a 2 storey cubby house, board games and a basket full of toys.

Booking information

1. MAXIMUM of 6 people.

2. Linen is supplied and includes sheets, pillow slips and towels.

3. Infants under 2 are free.

4. Arrival time is 2 pm. Departure time is 10 am.

Payment and cancellation policy

1. A 25% deposit is required to confirm a booking. The owner will send you the bank details needed to transfer funds.

2. Full payment is then required 7 days before arrival.

3. Cancellation within one week of arrival forfeits 50% of the deposit. Earlier cancellation still qualifies for a full refund. Cancellation on the day of arrival will result in no refund at all (sorry).

Rates Explanation.....

Premium rates apply for Xmas, Easter, school holidays, all other holidays, long weekends & York 'special event' weekends.

Standard rates: $140 per night for week nights and Sunday nights and $160 per night for Friday and Saturday nights.

Premium rates: $160 per night for week nights and Sunday nights and $175 per night for Friday and Saturday nights.

The above rates are for one or two people! Please note that for a one night booking add $25 to the nightly rate.

* Extra people, standard periods: $25 per adult per night and $15 per child per night. Premium periods $30 per adult per night and $20 per child per night;

* Full week (7 nights) standard rate: $800 for a couple;

* Full week (7 nights) premium rate: $960 for a couple;

* Extra people for a week long standard or premium booking: only $70/week for an adult) and $50/week for a child;

Mid week special (but not during premium periods): 3 nights for $360 for a couple - extra people (adult or child) charged at only $15 per person per night.

About York - in brief.....

York is full of history and is a fascinating place to experience and explore. It is the oldest inland country town in WA. York was 'discovered' in 1831 and settled soon after, just a few years after the Swan River settlement which began in 1829.

An English naval officer, Ensign Dale and his exploration party, were the first to explore this area and the town of York quickly became a thriving farming community supporting the needs of the growing Swan River colony.

York is now a thriving tourist destination for Perth, WA country, interstate and international tourists.

7. See the vintage & veteran cars at the fascinating car museum in Avon Terrace.

8. Photograph the magnificent old convict built architecture throughout the town.

9. Enjoy some of the numerous special events that this progressive country town hosts throughout the year.

10. Take day trips to other nearby towns such as Beverley, Quairading, Greenhills, Northam and Toodyay to experience life in the Avon Valley. The York Visitor Centre* can give you more information.

11. Picnic at the lovely Avon Park - just one street east of Avon Terrace.

12. Visit some of the several open farms in the York district. Discovery Farm is one of these. The York Visitor Centre* will give you the latest information about farm locations and available times.

13. Search for 'stories of York history' at the Residency Museum in Brooke Street. This is reputed to be a haunted building!

14. For the more adventurous you could try your hand at some of the extreme sports that operate in the Avon valley. Hang gliding, gliding, rock climbing, 4x4 adventure tours and bush hiking are but some. Ask at the York Visitor Centre* for more information.

*Note: To capture all that York and the Avon valley have to offer it is recommended that you go to the York Visitor Centre, located in the Town Hall at 81 Avon Terrace.

This quaint cottage could be very good. However, we found it the cleanliness, both inside and out to be in need of attention..Both the bathroom and kitchen are in need of a good clean; inside and outside are in need of a de-clutter.

Great location....beautiful character property

Had a lovely 2 night stay at Riverside Cottage. We were on a cycling weekend so didn't spend that much time in the cottage. The reverse air conditioning warmed the place up really quickly and the hot water was instantaneous too. Both very important when you've cycled 100kms in one day! Quirky layout which you would expect in an old cottage. This added to the charm.
