Pet friendly with a enclosed yard. In the adjoining paddock we have two recent additions to the family, being two baby alpacas! Your cottage overlooks this lovely sight and there are no houses close to the accommodation.

Tariff: One night $130. Two nights $260. Three nights $308. Four nights $379 Five nights $455. Six nights $522. Seven Nights $580. The price per night gradually drops from then as the stay get longer. The automated rates are the correct ones. Longer stays by negotiation. Higher rates apply for some peak periods.

Built in 1961 and known by the family as 'the cottage' this lovely retro one bedroom self-contained unit has its own entrance from Perrott St and is approx 40 metres from the main house. The address is 16a Perrott St Armidale. Bedding configuration is one queen sized bed in the large bedroom and single bed in the living area. Original retro fittings and some 1960s furnishings to take you back in time.

Manager on site but out of your way. You will have plenty of privacy. CBD is only a 4 minute drive, 30-40 minute walk or a bus ride away. 5 buses a day. One large double bedroom, kitchen/dining, lounge and bathroom. Everything you need for a short or long stay. Corner store Spar supermarket close by with convenient hours. Open until 8.30pm.

The cottage has a full size fridge, stove and front loader washing machine.

Air conditioned - cool in summer and warm in winter.

Heating is an option of gas or split system (heat pump). It is warm and cosy.

What's around?

Armidale is a university town with a history of early grazing properties. The area was settled by Europeans in the late 1830s and many buildings date back to the 1860s. Prior to this the area had a strong Indigenous history which continues today. Coffs Harbour is a 2 1/4 hour drive through Dorrigo and Bellingen. Visit waterfalls, national parks, bookshops and cafes. Armidale boasts beautiful gorge country close to town. Cold climate wineries are now established in the area with Peterson's Winery being the host to 'Day on the Green' every year. Keen fossickers are encouraged to visit Inverell and Glen Innes which can be done in a day trip. There are also some local fossicking areas however the better gems are found between Inverell and Glen Innes. Armidale boasts a fine golf course which is only a 5 min drive from your accommodation. The Armidale Pine Forest (Armidale State Forest) has marked walking tracks and fantastic cross country mountain bike trails which are marked with arrows.

Special features of the property

Enjoy sitting out on the porch overlooking the paddock, dam and alpacas. The gum trees regularly have Koalas snoozing in them. Automated coffee machine or plunger coffee provided as well as a variety of teas. Free wireless NBN internet. The property is located in 3.5 acres of bushland and features a healthy population of wild birds. Private but still close to the CBD. 4 minute drive, 30 min walk to the centre of town. Washing machine and clothesline for your convenience. Secondhand books are available in the lounge and bedroom for reading or purchase at reasonable prices. Fresh eggs are provided complements of our chooks. Upon arrival you will find milk in the fridge ready for your expresso coffee or cup of tea on the porch. Enjoy your stay.

Lovely setting

Perrott St Cottage is set on a huge block, so despite being in what seems like normal suburban Armidale, it feels like you're out in the country! The baby alpacas in the front paddock increased the farm-like feel. My dog loves it because she can run around freely in a nice big and safe yard! The cottage is quirky and homely; in Armidale's mid winter nights you need to snuggle up tight in the comfy bed. And in the morning the glass patio doors let the glorious winter sunshine stream in and it's very hard to pack up and leave!

Cute, cosy and comfortable

This was an excellent pet-friendly place to stay. The cottage is small but perfectly equipped with all you need to be self contained. It provided a warm and cosy haven from the Armidale winter. Good location for getting to the university - was there for intensive school - and had a well-fenced yard which kept the puppies safe and happy. I appreciated the lovely decorating details with reference to a 60's aesthetic and country comfort. Really charming. The vase of fresh daisies and lavender on the bathroom sill was lovely. Would definitely recommend and will hope to stay again for the next intensive school trip to Armidale.

Great location

Staying at Perrott St Cottage feels like being on a farm, but it's only a few minutes from the centre of town. It's quirky and homely. On a frosty and sunny winter's morning it's an absolute delight.

Great dog friendly place

Thank you for having me and my two dogs a couple of weeks ago. the property was so cosy and relaxing that I wished I could stay for longer. My dogs had ample space in the lounge room to set up their crates and I appreciated the small fenced area out the back. Will recommend to others travelling with dogs.

Excellent property

We thoroughly enjoyed our stay in this 60s retro style cottage. Tucked in among the bushland on the edge of town, it provided a very quiet retreat. The view in the morning looking out through the glass doors towards the trees with sun shining through the fog, was beautiful. The building is in original condition, which we found very charming, it was well heated and we had everything we needed. We would certainly love to stay again.
