Stairs lead to the first floor where there are 2 bedrooms with queen beds and built-ins as well as wall heaters. Also on this level is the gorgeous bathroom and a laundry alcove which houses a large washing machine with a dryer on top.
Tas Oak and stainless steel stairs continue to the next level with open plan kitchen/dining/living room and petite deck. Here, huge double glazed, tinted windows capture city views and a vast array of early Hobart\'s Georgian buildings. A wall-mounted flat-screened television and comfortable furniture make this a lovely space to relax.
A third, multi purpose level is functional as a tv/music room (wall mounted tv) on one side of the stairwell opening, with a queen bed on the other. There is some privacy between the two rooms afforded by a floor to ceiling wall covering two thirds of the bedroom on one side of the stairs and a metre high wall off the lounge room. There is no door for separation. The couch in the lounge area also converts to a double bed.and single roll away beds are also available.
On the street level a generous, fully lined, auto door garage provides security for your vechicle and dry access to the property.
The premises are at the start of the picturesque Hobart Rivulet Walking Track which winds 3 kms towards Mt Wellington finishing at Cascade Gardens and the Cascade Brewery. Take a stroll and stop at 'story boards' enroute to glean a history of early Tasmanian life and industry that flourished alongside the waterway. The Women's Prison from the convict Era is also along this walk.
The Hobart GPO is 3 blocks away. Salamanca Market is is also within easy walking distance.

Two of the bedrooms have block-out blinds. The top level section windows do not have coverings as one of the windows is a large triangular window which has proven too difficult to cover..
2 nights preferred stay
The property will comfortable sleep 6 guests in 3 queen beds. The fold out single and fold down double couch are definitely considered overflow and suit groups that would prefer to cater for slightly larger numbers whilst accepting some compromise in overall amenity.
UHT milk, tea, coffee and sugar are usually supplied. The pantry may also stock some essential non-perishable items including salt, pepper, sauce, spices, etc.

Late Checkout Policy
Usual check out is 10am

If, within 24 hours of your stay, no guests have booked into the property the day following your departure, it may be possible to check out late and not pay a fee. This is a decision the guest must make.
If a booking arises the property may need to be vacated at the usual 10.00 check out time if the in-coming guests require a normal 2pm check in.
However, to guarantee a late check out you need to pay the above fee. In this instance the Owner informs any in-coming guests that they cannot check in until 3 hours after your departure time.
Early Check in Policy
Before 10 am: Guests need to book the previous overnight based on a minimum rate of 2 guests provided the property was vacant the preceding day and the Owner has been consulted.
10am to midday: $20 providing there are no guests booked prior
Midday to 2pm: $10
