All about the location folks
The location of this flat is so good that we basically wasted a week transit pass since we could walk to almost every place we wanted to visit. Occasionally we did take transit since we already paid for it and the immediate area is flush with busses, tram service, taxi's, so if you're not into walking too much you're in a great location to take transit too. Walking to the Edinburgh castle was only 15 minutes, Royal Mile maybe 10 minutes. The flat was very comfortable. Separate kitchen/dining area made it nice. Separate bedroom was also nice and having a separate living area with sofa and writing desk was nice to have. The flat was clean and stocked with some basics. There are so many pubs and eating places in the area that we didn't have to cook in the flat but did occasionally buy sandwiches, chips, etc. to have handy for a quick meal. Francois was very helpful and showed us all around the flat and was available when we had questions. The bathroom was nice and shower was good except we'd suggest the rain shower head be replace with something more practical and where you can aim the water flow better. Since water pressure is low a targeted shower head might make a shower better to manage. The only other consideration is there tends to be a bit of noise on Rose street but the bedroom windows are sealed so it wasn't too bad. Other reviews mentioned smelling the hog shop below but we maybe only got a very faint smell once in a while, certainly not enough for us to be upset about and it was so rare. We were extremely pleased with this flat and would definitely be back!

Just an important item of news - I am pleased to announce that the Hog shop downstairs has now closed down (it is to become a jewellers) so we will no longer experience any odours - hooray!
We really love staying at this flat. The location is fantastic. There are many shops and sites to see within walking distance. We would definitely stay here again.
Best street in Edinburgh. Everything at your fingertips. Had amazing time. Francois accommodated is with early checkin. Cannot day enough. If you stay here n Edinburgh stay on rose street.
Very good place fantastic location
Everything great and Francois very communicative. Especially the location can’t be beaten. However the intense smell of some cleaning or disinfectant stuff was bothersome for us and we needed windows open always - and then opening old windows wasn’t always easy. But otherwise I definitely recommend

Superb location for all attractions and some great restaurants nearby - Wildfire and Indian Lounge particularly. The flat is comfortable with all you need. Bedroom is slightly small and there is a strange smell - probably cooking from the Hog roast café below? but not enough to spoil our stay. New Town is 250 years old - quaint, with narrow alleys and cobbled streets as well as wide main streets and modern shops and outlets.
The flat is 10 minutes walk from Waverley Station and all the hop-on hop-off buses. There is a Coop store just around the corner, so very convenient for bread, milk, groceries etc.
A great location in a great City - please to recommend it.
Perfect location and great apt
Everything was excellent in the flat, very clean and they provided lots of useful information. It is the perfect homebase for exploring Edinburgh- everything is within walking distance. It is a busy street for nightlife so sometimes you can hear people outside but it wasn’t an issue at all. My husband and I stayed here for four days and we would definitely return.
The flat is located on Rose Street which runs parallel to both Princes Street and George Street making it a superb base from which to explore the city. You are just a 10 minute walk from Waverley Station on Princes Street so it's easy to arrive by train into the city. A host of shops, bars and restaurants are right on your doorstep so much so the only problem you'll have is trying to decide where to go and how to fit it in during your stay.
