PRIVATE FISHING - September thru November is awesome. Green drakes, hoppers and all kinds of mayflies. Always hatches of PMD's and Blue Wing Olives on the Frying Pan River which is only 3 miles away. There is always good fishing year round. A private tributary of the Roaring Fork runs in front of the house and the river is about 100 yards away. The tributary averages 40 feet in width with 9 separate pools. Hundreds of catch and release trout. We are across from a nature conservancy with a path leading across the island in front of the house to the Roaring Fork River. We have an exclusive fishing easement which opens up over A MILE of fishing in both directions with no access allowed from the conservancy side of the river.

BIKING - We are in the middle of the Roaring Fork Valley and just 1/2 mile from the 45 mile long bike path from Glenwood Springs to Aspen. There is easy access to all levels of biking from our homes. The Missouri Heights are close by for the more adventuresome and the Frying Pan River road outside of Basalt is one of the most scenic rides in the country.

GOLF - Four public courses within 10-30 minute drive; River Valley Ranch Golf Course, Iron Bridge, Aspen Municipal and Lakota.

CROWN MOUNTAIN PARK - Just up Valley Road a quarter of mile with walking, biking, tennis, basketball, baseball, soccer, volleyball, horseshoes, and a dog park. Beautiful views and a lovely walk to the river.

ASPEN/BASALT/CARBONDALE - Music and art festivals, shopping and dining, museums and lots of local culture. Golf, hiking, biking, fishing, birding, horseback riding,site seeing--there's lots to do.

WILLITS SHOPPING - Just 1 mile up valley enjoy WHOLE FOODS, Starbucks, 9 upscale restaurants, movie theaters, specialty food stores and bakery, grocery, apparel, kitchen and other shops. Carry out food is available, too.

WINTER BENEFITS! We only get about 25% of the snow that is received in Aspen which means you almost never have to worry about getting out of your driveway to go skiing. Our south facing home overlooks a deer and elk migration corridor. This means that you will watch the animals cross the river and feed on our south facing river banks almost on a daily basis. We live close to Highway 82 which is the four lane road leading to the ski slopes. This road is usually the first cleared and ready for full operation by 8 am in the morning. In addition, we also offer heated sidewalk and garage aprons for easy access for your guests and car. NEW...RFTA..( The Roaring Fork Transit Authority) has just opened a new park and ride site a half a mile from this property ...You will be able to park your car and ride to the ski slopes for only $3.00 per round trip...these will be brand new hybrid vehicles that will have their own lane to avoid traffic jams..the mid valley site will offer travel every 30 minutes from this location which is more than any other location The fishing is also excellent in the winter. One of the deepest holes on the Roaring Fork is located in front of the property. Go deep with small nymphs and a big brown will be the reward. It is easy to cross and wade both sides as the water is low and slower.

Aspen/Snowmass/Buttermilk/Highlands ski areas are an easy 25 minute drive up valley. Sunlight ski resort is 20 minutes down valley and Beaver Creek and Vail just an hour away. The climate is warmer and sleeping is more comfortable at the lower elevation (6500 ft).


Our home is expensively decorated and yet have an ease of living to it. The sound of the river and changing lights through the Aspen trees create an atmosphere that cannot be purchased.

The house fronts 1,200 feet at the confluence of the Roaring Fork River. The main house has four bedrooms and three baths and sleeps 10. We also have a queen rollaway and two children's sleeping bags. You can relax in the hot tub on the patio or give your muscles a rest on the electric massage table in the master bedroom.

The guesthouse sleeps 4 and has 1.5 baths.

Overlooks river and nature conservancy, private fishing, easy access to ski slopes, 200 yards from main highway 82 to Aspen and Snowmass. David, I apologize for not getting back sooner; too many irons on the fire for this old guy. We all loved your place, and had a great time. All 3 of our kids, their spouses and seven grandchildren, as well as 4 other extended family used it as a 24 hr a day meeting and party place. Don't worry, 5 of them live in Basalt, so they didn't sleep there. It was truly cozy, and met all our expectations and your ground crew was always available and responded expediently, with the utmost courtesy .

Two of my family are New Orleans Chefs and they were very pleasantly surprised with the abundant kitchen equipment and its arrangement. I have to say, having visited this area many times in the past 40 years, I have never seen as beautiful a view of the mini-canyon of the Roaring Fork, especially with all the wild life, as you have. I hope we will have another opportunity to get this bunch together again at your place in the next year or two. Thanks again for this opportunity.

Spectacular Views! Deer and elk crossing the rive

Our family and son's friends enjoyed staying in this comfortable home. We were close to the ski slopes and found ourselves enjoying barbeque at Smoke, one of several local restaurants. My husband was delighted with the fishing and I enjoyed watching from the patio. The views are stunning! Without hesitation we will stay here again. Nancy W.

A slice of Heaven!!

Are you kidding me??? This property is beyond paradise!! This spectacular compound with marvelous trees and flowering bushes includes an amazing house plus a terrific guest house!! The living room has a lovely open design and looking out the huge windows one is able to view phenomenal birds, trees, wildlife, flowing rivers and streams, (fishing is within walking distance), and truly offers a restorative experience. Make sure you take a lot of pictures - the backdrops are stunning all around!! The hot tub is great, and is a welcome option especially after checking out the area's great places for catch and release fish!!

The accommodations for a fantastic night's sleep are available throughout, and the design and decor of both houses are pleasing to the eye. The cupboards and cabinets are stocked with extras, and the grill is great for enjoying a meal inside or out, as comfortable outside patio furniture is available in several areas.

We all had an amazing weekend here and we didn't want to leave!! I highly recommend this exceptional place!!

Nice Near Aspen Home

The property itself is fine. The hot tub and property views were

gorgeous. There was plenty of space for 11 adults to sleep in the main

house. Be warned there is no door in the master bathroom. When you walk into

the master bedroom you can actually see into the shower stall. There is also no window treatment from the large window in the master bathroom to the outside hot tub and deck area. The wifi does not reach the guest bedroom upstairs, you will get one bar at most for signal strength.

The reason why this property is getting one star is because the owner double booked our rental of the guest house despite having clear communication and it being written in our contract that we were getting both the main and guest house. He told us that if we wanted 16 adults on the property that we would need to rent the guest house in addition to the main house and we could pay to have 2 additional guests, because he only wanted to accommodate 14. When we arrived at the house we had to call the housekeeper to gain access to the guest house. The owner called us and said that he had reserved the guest house with someone else and that we needed to vacate the guest house. We complied with his request under the condition that we would be compensated for losing the guest house and for the owner to return the fee associated with the 2 additional guests that we ended up not having. He returned our deposit in full along with 300 dollars. Since, the fee of additional people was a little over 200 including tax, he evaluated the guest house to be worth less than 100 for a three night stay. His response was that we booked a holiday weekend and that this is all he can return. Despite the trip being a holiday weekend, it does not give him the right to lie and cheat my family. This was clearly a mistake on his part. It was in our legal right to remain the guest house, and we vacated in good faith that the owner would respond in kind. The owner was very disrespectful in his email correspondence during the booking process and after the stay. It should also be known that the owner does not use paypal or a third party payment system that will provide purchase protection for this rental as you will be paying him directly.

Owner's Response: I knew I was in trouble with this clown when he told me that he had just finished with a $10,000 litigation over another rental property.....(1) the master bath has no door ;but, you cannot see anything until in the room (2) ALL windows have shades or pulldown screens (3) a member of my family lives upstairs and if they did not have reliable wifi than they would move out...The Presidents day weekend is my most requested three day period of the year hence the most expensive...he told me that he had 16 people and I told him the guest house was already rented and it would be very cramped in the main house....he said not to worry that they would figure it out...I sent him the main house garage code prior to his arrival...he was not provided the guest house code as it was not part of the rental....I sent him a $300.00 rebate as only 11 out of the 16 showed mistake

Beauty and Convenience

This is our favorite spot in the valley. The view over the river onto the mountains is beyond description - delightful with your morning cup of coffee or from the hot tub while unwinding apres ski. The house was spacious enough for ourselves, our son's family of 4, and another couple who joined us for a couple nights- we could cook out and spread out and still find privacy when needed. I like the easy driving to the grocery store, the frontage road access so getting onto Hwy 82 was without challenge, and the convenience to Snowmass, Carbondale and Glenwood Springs - all favorite venues. Best of all is relaxing and enjoying a wildlife visit to this property.

Great place for our family get together

We had a small family get together here. Everyone enjoyed this beautiful home and its views. We skiied while mom and dad enjoyed reading and relaxing. It was great having meals and enjoying the large great room. This is a wonderful place.

Absolutely Lovely

What an absolutely lovely, spacious property! Ideal for a quiet, relaxing getaway. Spent much time just walking around the property, admiring the abundance of lovely flowers. Sit and watch the river from a swing just out the back door. The home is clean and exquisitely decorated; very spacious but with a cozy feel. The Aspen shops, restaurants and galleries are just minutes away, but no need to pay Aspen prices! We plan to revisit this summer.

Fishing...the trout are waking up and hungry, pale morning duns are hatching, and the days are beautiful. Some people ski in the morning and fish in the afternoons!

House and guest house for rent located on 4.9 acres above a tributary of the Roaring Fork River. Incomparable views are protected by a conservation easement owned and maintained by the Aspen Environmental Center and known as Rock Bottom Ranch. Private fishing with 9 separate pools for rainbows and browns. Perfect area for horses. Main house has hardwood floors, granite counter tops, walk-in closets, vegetable beds, hot tub, two car garage and heated sidewalks. Two story guest house with one car garage contains full kitchen, pool table and sleeps four. Just 22 minutes to airport and skiing and a half mile to Crown Mountain Park. We are just 10 minutes below Basalt and 10 minutes above Carbondale. There are 9 excellent restaurants within 1 mile and a Whole Foods. There is a fabulous grocery store and movie complex just two minutes away up valley. Glenwood Springs is just 20 minutes down valley where you will find the hot springs spa and shopping. Aspen is 25 minutes up valley where you can enjoy all it has to offer--music, art, etc.
