About David Colin

I was born and raised here in Rome. In the late 1960's, my father was one of the founders of the American University of Rome (AUR), and, indeed, the apartment was the administrative office and classroom (and impromptu party space) for AUR over a number of years. So, the apartment has been in my family for over 40 years.

Although I now live near Washington, DC, where I am an economist, I come back to Rome as often as possible. Despite all my time here, Rome continues to be a fascinating city that always has more to offer. I hope you find the Eternal City as welcoming and wonderful as I do.

David Colin purchased this apartment in 1992

Why David Colin chose Rome

This apartment has been in my family for more than 40 years, was completely remodeled and furnished in late 2010, and is now available for rental as a self-catering apartment. Upon booking, I will send you a detailed information package on the apartment, the neighborhood, restaurants, and sights. We offer complimentary airport arrival pick-up for our guests, and an English-speaking guest services manager will meet you at your arrival. Linens, welcome snacks and beverages, utilities, wifi, taxes, check-in/check-out, and end of stay cleaning are all included in the price. Additional car service or cleaning/linens can be arranged.

What makes this apartment unique

In the heart of Rome's Historic Center, just around the corner from the famous Spanish Steps, this spacious two bedroom, two bathroom apartment is surrounded by fine dining and fabulous shopping. It is within walking distance of the Colosseum, the Roman Forum, and many other historic sites and museums, and near the subway, taxi stands, bus stops, and bike rental. Located in a traditional Roman palazzo, the apartment was fully renovated in 2010 and is now available for rental (5 night minimum).

Guestbook comments from the owner

Long before our trip, the owner sent us a hugely helpful list of resources and ideas of things to do in Rome; the apartment itself has every guidebook imaginable as well as maps, plus a binder full of tips on places to eat, places to avoid, how to navigate the subway (simple, as it turns out, and just steps away). Al that, combined with the unbeatable location, made us feel we had the inside track on the city. The apartment is very tastefully decorated, both modern and comfortable, as well as being quite large. At the end of a day of walking, it was great to sprawl out in the living room and watch a DVD or listen to music -- there are books to read, movies to watch, an iPod with a good selection of songs. The beds are comfortable and even on New Year's Eve, with fireworks going off all around us, we had no trouble at all sleeping thanks to the white noise machine in the bedroom. There's a lot of storage space and many thoughtful touches (umbrellas; bandaids; lots of soap; laundry detergent). It was like borrowing the home of a thoughtful friend who has great taste and a genuine desire to insure you have a good time. The apartment was the number one reason we had a wonderful time in Rome, and we will be back, Asap. [Posted on January 11, 2014]

The Spanish Steps Apartment on Via della Mercede - free airport pickup and wifi!
average rating of 5.0 based on 73 reviews

The Spanish Steps apartment was absolutely lovely! The owner provides superior service and info!

  • 5 of 5

This apartment is in a wonderful central location on a pretty quiet street. Short walks to so many wonderful Rome sights and fabulous restaurants.

Inside the apartment is just lovely with beautiful furnishings and artwork.

The beds were super comfortable with nemerous weights of extra blankets- much appreciated!

The owner David has gone above and beyond in all of the information provided before and during the stay. Everything in the apartment was clearly marked with instructions and the Rome sightseeing information provided was far beyond any information provided by previous rental or hotel properties that I have stayed at. The bar in the living room with suggested cocktails and the supplies needed was such a lovely surprise!

Really appreciated the included pick-up at the train station and the arrangements that David made for our transport to the airport on our departure date.

The driver was there early and very gracious in helping with our much 'heavier than when we arrived suitcases'!

I really can't say enough good things about this property and the owner... Really fabulous!

Highly recommend staying here!!

Great location in the historic center of Rome

  • 5 of 5

Wonderful location in the historic center of Rome! Staying here, you can walk to the Vatican, the Spanish Steps, museums, shopping, the Colosseum, the Palatine Hill, Roman Forum and many other locations. The property is also only a block away from a taxi stand and bus stops and the city subway system is easily accessible by the Spanish Steps.

The property itself is beautiful with all modern conveniences including wifi, a dishwasher, and washer/dryer. It is also directly above a couple of great coffee shops and restaurants. We would definitely stay again!

Excellent Apartment Excellent Location

  • 5 of 5

The apartment was everything as advertised. It was a great location, short 5-10 minute walk to Spanish Steps and Trevi Fountain. One of our concerns was safety and we felt very safe. We were right near the Police station. Supermarket a 5 minute walk around the block. The apartment was very comfortable and well equipped. Kitchen was small but perfect for our use. Bedrooms were perfect. The apartment was clean, beds were comfortable. Some real good local places to eat within two blocks. Owner had many ideas and suggestions he left for us to review. We were picked up at airport and brought to apartment where we met the Hostess who gave us the keys and explained things to us. Much quicker in and out than waiting for a Hotel room. We had one small issue with the safe being locked by the previous occupants. However the owner David Colin went out of his way to rectify the situation. What we found most satisfying was that the owner David Colin was always available if we texted him with any issue. We would definitely use this apartment again and would recommend it to anyone. Our apartment was on the first floor only 20 steps up but my Grandson enjoyed using the small elevator which worked perfectly. Staying in this apartment added to a great week we had in Rome.

Very well-furnished and comfortable apartment in an excellent location

  • 5 of 5

My family (wife and son) and I visited Rome for the first time last week and stayed in the Spanish Steps apartment for seven nights. From start to finish, we had a very memorable experience and attribute it to the outstanding location, comfort and customer service associated with this apartment.

Upon arrival, we were greeted by a very courteous representative of the property management company, who showed us around the property and helped us become familiar with how everything works. The owner, David Colin, also checked in to see how we were doing. After such a long trip, we felt very comfortable and settled.

There was plenty of storage for our belongings and after a long day of sightseeing, we enjoyed relaxing in the spacious living and dining rooms with a glass of wine and cheese, which can be bought at the supermarket about a block away. Speaking of food, our favorite pizzeria and gelateria (we tried many!) are less than a block away. There is also a friendly café and sandwich shop just next door. After a few days, we felt that we were part of the neighborhood because we became very comfortable with the local cafes we visited and people we interacted with.

As for the location, we walked to the Trevi fountain and Spanish Steps almost every day because they are so close and enjoyable day and night. (part of the fun is strolling around the neighborhood to and from such special places). The neighborhood feels very safe and is well lit at night. We also walked to Piazza Navona - there are many other amazing sights within a comfortable walking distance. During the times we needed an early start to get to a tour on time, it was simple to walk to the Taxi stand or request Uber. (our taxi ride to the Colossuem was about 12 euros).

It has been less than one week since we returned, and my wife and I have asked each other whether our week in Rome was just a really good dream? But it happened and we have pictures to prove it. In our opinion, what really made the difference is the location, comfortable setting, professionalism of the owner and staff, as well as the various resources available (e.g., welcome kit and guide books).

We highly recommend a stay at the Spanish Steps apartment and will be letting our friends and family know that this is our top choice for accommodations in Rome.

Return visit to Spanish Steps Apartment!

  • 5 of 5

We fell in love with Rome and the Spanish Steps Apartment n 2015. Our accommodations were so perfect, we just returned from our second visit. One of our main reasons for return was the apartment! Perfect setting for our family and made the trip so much easier and less stressful. As before, the service could not have been better. Having additional living space, as well as a kitchen and washer/dryer was great.Location near all major historical destinations is a plus. Everything within walking distance and the written guide and reviews David provides prior to your arrival is ideal for planning. David Colin could not be more accommodating and intent on helping making our vacation perfect.

A wonderful week in Rome was made all the better by this apartment. The apartment itself was perfect for my wife and 2 daughters (11 & 13). It is ideally located especially with the metro station so close and comprehensively fitted out with all the fundamentals but it is the owners attention to the extra details that sets this accommodation apart. From the airport pick up and welcome basic groceries through to the large array of information, brochures, books, DVDs (couldn't resist watching Gladiator again) and tips on the neighborhood and Rome itself. The tips on where to eat were much appreciated and very accurate. One of the most helpful items for me was the Ipad mini loaded with lots of useful Rome apps - in particular the mapping app which navigated us around Rome with complete ease.

I have no hesitation in recommending this apartment and I will happily stay here on any return visit to Roma.
