'IT'S ALL TROPICAL' is a year-round Abaco Bahamas vacation rental home conveniently located in the quaint community settlement of Treasure Cay just off the Treasure Cay Beach located in Abaco, Bahamas. There are no traffic lights, just a 'round about', on this ''out island'' paradise & you'll find a combination of traffic (what little there is) predominantly by pedestrian, bikes and golf carts.
This vacation rental house is centrally located to the famous Treasure Cay Beach, Spinnaker marina restaurant, Coco Beach Bar & grill (just a 3-4 minute walk down the beach to the right) , full service marina, Tipsy Seagull marina bar, marina gift shop, liquor store, grocery store, bakery, post office, RBC bank, hardware store, taxi stand, dive shop, boat rentals, golf cart rentals, car rentals, scooter rentals and bike rentals. All of these facilities are within very easy walking distance - day or night. There is also Great Abaco Island's only Golf Course less than a mile away - a Dick Wilson design. You'll pass it (on the right) just before driving into Treasure Cay.
Be sure to see the 'areal view' in the pictures to get a good idea of where the villa is in relation to the remainder of Treasre Cay. ''It's All Tropical'' is a single-level free-standing villa nestled within a small, quiet community of similar villas, all connected via lighted sidewalks just wide enough for a golf cart. You'll enjoy walking around the area to see how different each villa is decorated. There are two separate patios all surrounded by lush vegetation including coconut trees and several banana trees (if you're lucky, you just might have your own bananas when you stay.) There are no roads to cross to get to the beach so the children can walk safely and easily between the Treasure Cay Beach/pool and the villa.
Each bedroom in this quaint vacation villa has a queen bed and a private full bathroom (tub/shower), closet space and dresser with mirror.
The entire vacation rental villa has porcelain tile flooring for your convenience and health, and is textured to provide traction even when wet. Additional sleeping can be accommodated on the den hide-a-bed sofa.
We enjoy the services of a local caretaker (Donna) who also works each day in the villa area in case you have any additional needs. The Washer and Dryer facility contains several washers/dryers and is located at the office building about a two minute walk from the villa. They are available M-F during the day and Saturday until noon. During normal office hours, filtered (Reverse Osmosis) water is also available for a small fee (refill gallon jugs located in the villa). The villa is clean and functional. Inside update on painting is in the works.
There are numerous local annual events including billfish tournaments, Junkanoo, Barefoot Man Concerts (Great Guana Cay - early March and late July), Island Roots Heritage Festival (Green Turtle Cay - usually the first weekend in May), Cheeseburger Party and Abaco Regatta time are around July 4th - just to name a very few! LOBSTER Season starts August 1st and ends March 31st..
Adventures with Brendal snorkeling, diving and picnic can be booked through Brendals Dive Center on Green Turtle. Brendal also does Deep Sea Fishing charters. Adventure day fishing with Lincoln with a picnic is also available out of Green Turtle. All booking information will be sent through a document when you book with Beach Vill 685.
Sunday trips to Nippers on Guana Cay can be booked through Brenda's Dive 242-365-4411.
Whether you want to spend the entire time alone with your family or get out and do something every day with others who have similar interests - you can do it all . . . by the way, doing 'nothing' does count as an activity in the Abacos! Remember, everyone is on ''island time'', including YOU!
The beach area for the villa community has its own collection of chaise lounge chairs.

About Mary Anne Huggins
Residing in South Carolina, been vacationing in Treasure Cay, Abaco, Bahamas since April, 1989. Visit several times a year and have thoroughly enjoyed getting to be friends with local Bahamians who operate so many of the local establishments or offer all kinds of services. First visit, immediately fell in love with the people & Treasure Cay Beach which is about a 3 1/2 mile cresent shaped beach with protected gin-clear water.

Initially purchased villa for personal use, but with a few friends asking to consider offering it as a vacation rental house property, decided to make it available for rental. It seems ideal for a very affordable getaway for 1 or 2 couples or small family. Treasure Cay has been first choice for several logistical reasons including the fact that the airport is just 10 minutes away, there is a local medical clinic within a two minute walk from our villa,a local EMS team, local stores open daily, a 3 1/2 mile crescent-shaped white sand Treasure Cay Beach with gin-clear water . . . well, you get the picture.

This area is one of those ``best kept secret``. The atmosphere, the beach, the pool, the people make it a great place. We had rented this villa a couple of years ago and back then it needed a good paint job, the paint was badly peeling in all but one of the rooms. It got worst this year plus a general look of disrepair inside and outside starting with the metal screen door, rusted.Too bad, it is such a great area overall, and the rental price was attractive.
As you might expect maintenance on a property close to the sea is never ending. Rooms that have been repainted in recent ears are already peeling. The paint situation has no affect on functionality of the villa. Abaco is a beautiful place.
Be cautious as this villa is not as pictured.
We would strongly suggest you ask for current pictures before renting this unit so you know exactly what you're renting. These pictures must have been taken many years ago. We were VERY disappointed when we arrived because we did not get what was portrayed in the pictures on the VRBO website. When the terribly rusty door greeted we were afraid to enter the villa. Upon entering, paint was peeling off the most of the walls and the kitchen cupboards smelled very musty which made the kitchen smell. We had to wash all the utensils as there were dead bugs in the drawers. Both bathrooms had some work started on the walls that was never completed and in one of the bathrooms the waste basket is held together with duct tape. There were also things left in the medicine cabinet that had expired in 2014. The instructions on how to connect to the internet are incorrect as well as the information on the cost of the R/O water costs and laundry. The chairs in the kitchen area aren't pictured fully but the backs of them are all busted out. There is a couch in one of the bedrooms that is so saggy that you can't sit on it. One of the cushions on the outdoor patio furniture is ripped to shreds and the other is falling apart. There's junk laying behind the villa. It was embarrassing. A few other issues that the owner corrected were: the pillows were disgustingly dirty so they were replaced, there were brackets for smoke alarms but the alarms were missing so a new smoke alarm was purchased, the kitchen air vents were filthy so they were cleaned. If we knew what this villa really looked like we never would've have rented it. We're the type of people that don't need anything fancy because we spend the majority of our time outside but we do expect to get what we paid for. In this case we didn't. We left it cleaner than it was when we arrived so we feel the cleaning fee should go to us.
Our family of 5 recently stayed at this villa in lovely Abaco. As many others have stated, the villa could use some TLC, with some cosmetic work (paint peeling off the walls) and some minor repairs, but we felt as though the price compensates for the minor issues. The wifi was spotty but that is more of an island problem than a villa problem. 75% of the time it works. The villa is steps away from the pool and the beach which is absolutely gorgeous.
The kitchen is well equipped and this was important as we ate in most nights. If you are looking for a great island and an affordable villa, this would be a good choice. Our only recommendation - make sure to bring the cash you want to spend as the ATM did not work the majority of the time and some little shops do not accept credit cards or debit cards. Be sure to stop by the ceramics shop on your way in or out of town!
We loved the villa and its location! The beach was beautiful and an easy walk from the villa, which was a plus! We had some problems with the Wifi and supplies, but Mary Anne and Donna helped right away. Thank you!!
Needs TLC to be perfect!
The Beach and the Pool are the best I have seen on the Bahamas! The pool in the Winter even has solar heat to it.
The property (house) needs some attention to make it right for the next visit.
The stove needs new burners.
The remotes for TV and Dish did not work so we had no TV all week. We aren't TV users so it didn't mean much to us.
The flashlight needs batteries.
It's All Tropical has a Bocci Ball Set and Horseshoes stored in the closet or under the bed. In addition,there are several coolers for your convenience. If you ask around, there is usually someone around to do hair braiding - Shantell in the bike rental shop often does this. If you need any assistance getting set up for a boat, bike or golf cart rental just let me know. Otherwise, will have many of the phone numbers for contacting the local rental businesses - just look at the directory page for Treasure Cay.I know all of these folks personally and am happy to assist in lining up any rentals and usually with better pricing, as a service to making your stay enjoyable and easy. Can also arrange a reliable and courteous taxi to pick you up at the airport. As of 6/2012 rates are aout $30 for 2 from TC airport to the villa or about $90 for 2 from Marsh.
