About Lynn Sample

A love of history compelled the owners to purchase this historic German homestead in 2007. Both owners were originally from the Panhandle of Texas, and both were lovers of antiques, so property called out to them for a full restoration, and the final step in that process was the construction of this beautiful and comfortable guest house on a private corner of the property.

Escape from your every day stresses & demands to a quiet, comfortable and luxurious Cottage with views, wildlife, and its own unique history to recharge & refresh your outlook on life! The man who built the German limestone home on this property, Jacob Neffendorf, was one of the original surveyors of the Fredericksburg townsite. Later,, he returned as on of the first 120 settlers who founded Fredericksburg in May 1846. This property is on Outlot 319, as designated by the German Innigration Society, and the new owners were able to secure a Texas Historic Marker for the property in May 2012. A full copy of the research for the Marker, with photos and maps, is available for guests to enjoy in the Cottage - old world charm and history meet modern amenities and luxury on a historic German farmstead!

What makes this cottage unique

The property contains many original components of the German farmstead - the rock-lined, hand-dug well always has water, the three-legged Aeromotor windmill is in its original location near the Cottage, a Rooz block tank house with a rock tank on top supplied the two-story rock homestead with water beginning in the 1920s. The original rock lined cellar and smokehouse are on the property, too. All these unique and historic features can be enjoyed by Cottage guests, along with their spacious, luxurious quarters and their private views of the 1,500 acre ranch behind the homestead.

  • The spacious ADA friendly bathroom can be made private to the bedroom, or accessible from the living area. Soft rugs outside the beautiful walk-in / roll-in shower and in front of the ADA compliant sink vanity cover travertine tile floors. A lighted magnified makeup mirror is provided for the ladies, as are makeup removal towels. A stainless steel trash can with automatic lid keeps all trash out of sight, and customary toiletries are provided (Q-tips, cotton balls, a first aid kit, spa level shampoos, lotions, soaps, etc.)

Outstanding stay with impeccable service!

Absolutely incredible cottage with impeccable attention to detail. The location was perfect for us to enjoy TX Hill Country, Fredericksburg, and some great R&R - Lynn even provided a personal note and card celebrating my wife’s birthday! 5 Stars aren’t enough! We look forward to another stay some day and will definitely be recommending The Cottage to our friends.

Clean and quiet/peaceful property

Wonderful property! Backs up to open land so seeing deer and other wildlife is almost guaranteed! When we got there the owners had everything cleaned and welcoming, including snacks and drinks and no additional cost. They also had a HUGE binder of information to the town, including maps, so we were well prepared before we hit the town. Full updated kitchen that has utensils and all you need as well as nice clean bathroom and welcoming living room/bedroom. Free WiFi and plenty of tv channels in case you want to chill on the couch for an afternoon/evening. Less than 5 minutes from downtown Main Street and under 15 minutes to a line of wineries. We will FOR SURE stay here again because for the value vs a hotel or even a B&B it is much better. Great for a romantic getaway or small family.

LOVED IT!!

The cottage was exactly what we signed up for. Great location close enough to town but felt out of town. Cottage was in great shape, had everything you needed. Cooked in one evening to avoid the busy dinner hour. Loved sitting out on the back porch watching the wildlife. Owner's responded quickly to questions. We will be back on our next trip to Fredericksburg. Did refer a few people to this cottage. Thanks for everything. Cindy

Perfect! A very cozy, well stocked, and quite cottage! Perfect size for two! Clean! Updated!

Wow! It was spot on what I was looking for, for my wife’s birthday! Literally when we go back, we will see if this place is available first! Great view out back, comfortable seating, perfect cuddling blankets, super quite, had everything you would ever need! We felt very safe and taken care of! Right when you get there you can tell the owner put a lot of effort into this little cottage! Beautiful structure with an amazing and updated interior! I honestly don’t have any complaints! The owner even went out of their way to print maps, offer coupons, and had a large amount of information about the surrounding entertainment spots! The whole cottage was extremely clean with a large shower! I could go on for days about my experience! They for sure earned a garanteed customer! Honestly can’t wait to go back just because of this cottage!

The best little green cottage

This place is fantastic. So what I will do is just try and give little blurbs because people like to know things.

Location: This is located off of the main drag which is awesome. The town is not that big and it literally took us like 6 minutes to get anywhere anyway. But what is nice is that it is quiet. And you get to see turkeys and deer and just enjoy nature since the back patio looks out to a natural pasture. Playing with the binoculars early in the morning was quite fun.

The cottage: Amazing. There is so much space for two and everything you think you forgot at home is there. We stayed for three days. The temp was cold outside and the cottage was so warm. It was decorated with Christmas things and was just so warm and welcoming. The kitchen has all kinds of things as we stayed in one night and cooked with no issue. Plenty of blankets, pillows, and the bathroom was stocked and just had a wonderful shower.... with hot water. Towels, rugs, and everything was there. TV was great, A/C and heater was great.

The owners: Wonderful wonderful wonderful. When we walked in we were just like "wow... they care about our stay". We had a binder full of things to do. Restaurants recommendations, park recommendations, and a huge activity list of all the places that were doing things for New Year celebrations. There is a binder that explains the history and everything was just so personalized. Notes were placed around the cottage that told you exactly how to turn things off or what to leave on. Everything was given thought and personality. By far this is the best experience in staying somewhere. All the problems that you could think of... already been handled. Stay here. You will love it.

Staying in this cottage was the highlight of our trip! Very well done inside and out and the owners thought of everything-snacks, luxury robes, information on local events and restaurants and all of the amenities you could need. We’ve been doing some thinking about what we consider to be some of the “best” places in Fredericksburg to visit, and here is our list so far:

• Fredericksburg – Veiren’s Kirche (the people’s church) in the Center of our Marktplatz across Main Street from the Gillespie County Courthouse. The original meeting house/church/fortress for the fledgling Fredericksburg community in 1846. Original structure was in the center of HauptStrasse (Main Street), torn down after the 50 Anniversary Celebration in 1896, then rebuilt in its current location by the Gillespie County Historical Society in the late 1930s.

• Fredericksburg – Possible Museum visits – Pioneer Museum, Main & Milam http://pioneermuseum.net/ (3.5 acres and 11 structures with visitor activated voice narration in most buildings – I’m a former Board Member there and have provided you Free Passes (on the dining table). Nimitz/WWII Pacific War Museum http://en.wikipedia.org/wiki/Nimitz_Museum , Main & Washington Street (several acres with displays, narratives, re-enactments on some weekends, etc.)

• Fredericksburg - St. Mary’s Catholic Churches http://www.klru.org/paintedchurches/fredericksburg.html , corner of Orange St & San Antonio Street – both the older Marienkirche (built during the Civil War) and the “new” church built in 1906. The new church is one the “Painted Churches of Texas” (highly embellished by amateur immigrant painters to comfort them and remind them of the great cathedrals of their homelands). Free & always open.

• Fredericksburg – St. Barnabas Episcopal Chapel/former Wright home (early fachwerk) on the south side West Creek Street between Acorn and Cherry. Free & always open.

• Fredericksburg, - Enchanted Rock, Hwy 965 North 15 Miles, large pink granite monolith covering approximately one section and rising 400’ above the surrounding terrain. http://en.wikipedia.org/wiki/Enchanted_Rock It was recently voted the best hiking spot in the State of Texas on Texas Country Reporter. Even if you don’t have the time or inclination to hike it, a drive-by is worth the trip!

• Fredericksburg – Sunday Houses in various locations in the heart of town. http://tinyhouseblog.com/stick-built/fredericksburg-sunday-houses/ Probably the best route to see several is Main Street south on Milam (several on the west side of Street), Stop sign at San Antonio Street, turn right on San Antonio and see several more on your right in the first block. Each of the first 500 settlers was given a Town Lot (1/2 acre) and a 10 acre Outlot. Many built on their Town Lot and commuted to their Outlot to work/farm each day. Living more close together, especially in the early years, was prudent due to the Indian threat, etc. The man who built our house, Jacob Neffendorf, lived on his Town Lot for over 20 years before moving his log cabin to his Outlot north of town.

• There are many wineries and a bourbon distiller in the area between Stonewall and Fredericksburg – we’ve not been to most of them, but know they are popular.

• Also, the Johnson presidential era is represented through both a state and national park near Stonewall. Tours of the “Texas Whitehouse” are periodically each day -

• Countless shopping and dining opportunities with lots of live music – you can’t help but have a great time!
