Peaceful Roost is the perfect retreat from the hustle and bustle of everyday life. This secluded, two-story, guest house has three bedrooms and 1250 square feet of living space. Located on half acre, guests can enjoy water views of the cove from the second floor open dining/living area balcony, or the first floor master bedroom, or at the private picnic table (see picture) out back.
With a private boat slip out your back door, and a public boat ramp and quiet parks just around the corner, Peaceful Roost is the perfect location for family and friends to gather. You can enjoy a nice view and easy access to the lake without being awakened early in the morning by loud speed boats.
The lake is a long and pretty lake with many coves to explore. From the lake house you can boat East to the Wirtz Dam, or South to Horseshoe Bay, or go North to Kingsland then go West and explore the Llano River. If you do not have a boat or personal watercraft, you can rent one locally.
The quaint town of Marble Falls is five minutes away, with shopping, movies and restaurants, HEB (grocery), and Wal-Mart.
Our primary goal is for you to say "I want to come back again!"
LOCATION: Granite Shoals in the middle of the stunning Texas Hill Country is only 60 miles and 55 minutes from the Austin airport, 90 miles and 90 minutes north of San Antonio and about 200 miles and a four hours drive South from Dallas/Fort Worth and West Northwest of Houston.

The Peaceful Roost properly named.
The seclusion of this property made our stay much more enjoyable. Being the last house in the cove made it so private. Yet, within minutes you can be on the lake for any water acitivity. The view out the back of the house, upstairs and down, was just awesome.
When first arriving we were pleasantly surprised at how roomy it was and all of the amenities that is difficult to depict in pictures. The available games, books and DVD/VCR tapes were well used by the children. Not just the children had fun though, the adults enjoyed the brain teaser gadgets hanging on the wall. The property was very clean and well-maintained. Huge bathrooms both upstairs and downstairs and having the washer/dryer closet made laundering nice.
Absolutely loved the huge picnic table and chairs on the upper deck. We spent alot of our time in that area, even during a rain shower. We caught more fish from the bank of the property than were caught on the lake or cove from a boat.
We will definitly come back to the Peaceful Roost for another stay and would surely recommend this property to anyone whose looking for just a peaceful and calm stay or looking for an activity filled stay.

Overall good experience
Started out a bit rough and wasn't able to get into the property until several hours after check in time due to housekeeping issues. Contacted the owner and he was very apologetic and made up for it by giving us the first night free. House is in a great location and fairly private with a great view. We awoke most mornings with deer in our view and geese swimming in the little cove we were on. Very relaxing and in a central location to enjoy the beauty of the Texas Hill Country. House was nothing fancy but was comfortable with everything we needed. The only exception to that was propane for the gas grill. The owner had a decent grill on the upstairs back deck but propane tank was empty. we would definitely consider coming back. We are thinking summer time so we could enjoy the water sports offered on Lake LBJ.
"Peaceful Roost" - well named
As Hurricane Harvey was bearing down on the Texas coast we decided to leave the Houston area and the projections of several days of torrential downpours. After searching properties available in this area we selected "Peaceful Roost" which, as it turns out was very aptly named. The rains were worse than projected making the calmness of Peaceful Roost even more welcome. We will definitely come back when we can enjoy it even more.
As for the owner Jarvis, he couldn't have been any more hospitable. We had told Jarvis that my 81 year old mother-in-law may join us if we could convince her to leave. She didn't, saying she was needed at her job, even amidst the floods (what a work ethic that generation has...). During our stay Jarvis called several times to check on us, check on whether our home had flooded and even offered to get my mother-in-law and bring her up if need be. Jarvis called another time and asked if we needed to extend our stay due to concerns about being able to get home. He told us that no one had rented after us and that if someone did attempt to, he would give us a first option to renew before approving the next renters. When we did leave Jarvis told us that he would expedite the refund of our deposit in case we needed money to clean-up after the storm.
I can't thank Jarvis enough for his caring attitude and hospitality. I would rate "Peaceful Roost" 5 stars, and Jarvis 6 stars. We are looking forward to a return to Peaceful Roost.

Rustic Peaceful Bliss in a Rural Setting minutes from Convenience
With Lake LBJ in the backyard this is definitely a peaceful setting with wildlife and lake views from the house. While I was out for a jog I saw a fox cross the road in front of me and there were deer every third block. When I got back to the house it had all the amenities I needed. I'll definitely be back.
Labor Day Weekend Getaway!
From the moment we got ther to the moment we left .....Peace & Serenity are the two words that describe this place the best. Bedrooms are downstairs and kitchen and livingroom with balcony upstairs. The view is magnificent and our jetskis fit perfectly. Just a few Family & Friends out for a blissful LDW! The tireswing brought back memories and too many deer to count. Thanks Jarvis for allowing us to share in your Dream, Stressful no more and loving it!

What a wonderful property. So peaceful with beautiful views of the lake. No matter if you want to sit on the porch swing and watch the sunset, play games in the large yard, sit on the upper deck and enjoy watching all the water activities, cook dinner on the gas grill.. this house has everything. We have a 20' boat and had no problems tying boat up to dock especially with the quiet no wake area. There were 8 adults and plenty of room for all. Be sure to take pictures on the tire swing with lake view behind you. We plan to return.
