2A Hart Street is an exceptional two-bedroom, two-bathroom garden property that was completely refurbished in 2005 -and redecorated in 2017 - in a modern style that pleasingly and interestingly both contrasts with and yet complements the exterior of this fine Georgian building.

Just an easy 10 minute walk from Edinburgh’s famous Waverley Station, Princes Street, the five-star Balmoral Hotel and designer stores such as Harvey Nichols, Mulberry and Louis Vuitton, the flat could scarcely be more centrally situated. Its immediate environs of Broughton Street are both lively and individualistic. Life is lived here around the clock, but Hart Street itself is a quiet oasis.

The interior walls are mostly white, with a couple of contrasting pastel-coloured panels. The kitchen is state-of-the-art, whilst the living area has an inordinately, comfortable leather sofa and an alluring electric flame effect fire. The bedecked and remarkably light garden has a striking water feature.

GARDEN: The garden represents this apartment’s best hidden asset. Mostly decked and therefore very low-maintenance, its unusual, soothing rock water feature is the centrepiece. This space comes into its own in the spring and summer months, since, unlike so many New Town gardens it actually gets quite a lot of sun, especially in the late afternoons and evenings. Being west-facing, with no towering buildings to block the sun’s rays, it is a rare retreat in this part of Edinburgh. Throughout the year, however, the inspired outdoor lighting makes this tranquil terrace an inspired addition to the property.

HART STREET: Compared to very many streets in the New Town, the elegantly wide Hart Street is a haven. Located just off Broughton Street, to the south of Forth Street, it is covered with tarmac. (Tarmac is one of Scotland's great inventions so, unlike many roads around here, there is no rude awakening by the sound of rubber tyres – yet another great Scottish invention, by the way – rumbling over the cobbles!) Hart Street is part of an exquisite Georgian development which was conceived and overseen by Hugh Cairncross in the early 19th Century. Robert Adam (the most celebrated of all British Georgian architects) was in fact Cairncross's mentor.

Situated within the vibrant Broughton village, with its many interesting bars and restaurants and inspiring shops, the apartment is less than 15 minutes walk from the main Waverley station and Princes Street.

The flat is just 5 minutes on foot away from the prestigious John Lewis, Harvey Nichols and Jenners department stores, not to mention the venerable Italian delicatessen, Valvona & Crolla. Most key Festival and Fringe venues are within fairly easy reach and taxis are generally easily hailed from the nearby rank at the top of Leith Walk. There is a new Tesco Metro supermarket in Picardy Place, under 5 mins walk from the apartment. For those wishing to rent a car, Hertz have an office in Picardy Place too.

Edinburgh's main shopiing areas of Princes Street and George Street are likewise easily accessed on foot as are the galleries such as the National Gallery or the Royal Scottish Academy - as well as the the lively contemporary commercial galleries around Dundas Street in the New Town.

Easy to find at the end of the tram line. Basement apartment with beautiful backyard, which we weren't able to use for December wet, cool weather, but not frigid, making the Christmas Markets enjoyable. It was a pleasure to come 'home' to a warm, dry apartment. We didn't use any conveniences except the hot water kettle for tea or coffee, thanks for the milk. Enjoyed the fireplace and cozy TV room.

Lizzie, the owner was very pleasant in her emails and my one call to her. Diane, was like a long lost relative. Her welcome was very warm and I felt we could call on her with any problem, and she'd be to our rescue. So nice to have good wifi to checkin with home.

Nice large beds, one a king the other a queen with nice linens and super pillows. I'm use to a softer bed, but really fell exhausted every night. It was nice to have two bathrooms, though I decided to use the bathroom with a shower and not risk the slick tub, but that was a personal preference, and with only daughter and granddaughter, that was no problem.

We did use a taxi a couple of times, which we found easily on Broughton Street, and took Bus 8 home. But when we bought a Family All Bus Day pass for 7.50£, good for 2 Adults and 2 Children...good value and make it easy to take the bus home. Also took Bus 15 to Roslyn to Rosslyne Chapel, all for that same one day pass cost. Loved the tartan bus interiors. One of our favorites outings was tea at Anteaques, and lunch at White Hart Inn. Was disappointed in the Gardeners Cottage. Loved the Castle, and Mary King Close tour

Edinburgh was near enchanted. The first time we heard a bagpiper in the distance was an incredible feeling. Loved hunting for our family tartan. Can't wait to go back...and to our Edinburgh home!

It is equipped with flat-screen LCD Smart TV, set-top box, DAB Radio, Ipod Docking Station and Broadband WiFi internet connection. The subtle lighting is controlled by dimmer switches. The cleverly-lit kitchen area has an extensive set of contrasting aluminium and white fitted units with granite and solid oak work surfaces. There is a stainless steel, six-ring professional range with oven and extractor hood, as well as a dishwasher, refrigerator and separate freezer. Nespresso machine.

Great location

This apartment was lovely, just as shown in the photos. Location is very good--close to shops, Tesco, restaurants on Broughton Street and surrounding area. The tram is only a couple of blocks away, with easy access to central Edinburgh and the airport. Very nice property manager, too.

Brilliant location for festival holiday

Location was great for our week at the festival and fringe. Although the street was quiet, it was very close to shops, buses, tram and much more.

Two bathrooms are hard to find and essential for two couples and 2 Hart Street provides these. Garden was a treat plus the good weather to enjoy it! Great support from Diane regards parking. Appreciated availability of cleaning materials, ironing board etc..

Wonderful house walking distance to restaurants

My wife and our two sons stayed for a few days and enjoyed the flat. Once we got our bearings we realized at most a 10 minute can ride to The Royal Mile but much closer to a lot of other stuff. Would definitely rent again .

First trip to Scotland

This is a wonderful apartment - a great place to retreat to after a day of exploring Edinburgh. The apartment is quiet and spacious ( especially for just two of us). We relaxed in a comfortable living space and really enjoyed the exterior patio and garden. We were close to everything; sights, pubs, restaurants, shops and food stores, and public transportation. The apartment is well maintained and lovingly taken care of by Diane. She gave us some great tips. If you are there on Sunday evening, do not miss music night at the Barony pub, around the corner, 6:00-8:00. The food was terrific and the staff was warm and welcoming.

Spacious, Modern, Well Maintained

Spacious two bedroom, two bathroom flat. Like new. Modern appliances, washer/dryer, complete set of cookware and utensils. Comfortable beds. Wifi, Netflix. Nice bathrooms. Within walking distance of Waverly train station and shopping or five-pound cab ride (also about five pounds to Royal Mile). Several good restaurants, coffee shops and pubs within easy walking distance. Helpful owner. Quiet street. A great flat to come back to and relax after a day of sightseeing.

Perfect Home Away from Home

This apartment really was perfect for our stay in Edinburgh. Since we were 2 couples the 2 bedroom/2 bathroom arrangement served us well and there was plenty of room for all of us. The beds and all of the other furnishings were very comfortable and the kitchen had everything we needed. The location on a quiet side street really made it feel like coming home after a busy day of sightseeing. We found Edinburgh a very walkable city and from this location we easily walked to the Royal Mile, through the New Town and multiple small parks, the Leith river pathway, and Royal Botanic Garden. All sights were very accessible from this location. One of the best features of this apartment is the beautiful patio. At the end of every day we enjoyed sitting on the patio enjoying the peaceful setting. There were plenty of places to eat nearby as well. We really appreciated that the modern conveniences all worked well...WiFi, washing machine, and TV were all very useful. I would definitely recommend this property to anyone visiting Edinburgh!
