We have been very privileged to have lived in this beautiful Devon river valley for 30 years. We have managed to raise 5 daughters in this time without contemplating serious self harm- which we consider quite an achievement! Crannacombe is the home of a long established herd of South Devon cows and their calves. We also established Heron Valley organic Cider and Apple Juices on the farm to utilize the apple orchards here. We are lucky that all our girls share our love of this area- so much so that they have remained either in this valley or very close by. We love this location, we are within easy reach of myriad stunning and unspoiled beaches, beautiful country and coastal walks and interesting towns and pretty villages, e.g. Salcombe, Dartmouth, Totnes and Hope Cove.

We stumbled across this farm, in a hidden valley, on a hot summers day while delivering cider to customers in Salcombe. It was empty for two years having been part of a country estate which seemed from another era. We wandered down through the meadows and sat on the river bank watching the fish jump in the dappled sunlight and thought what a beautiful and unspoiled place to live. Years later it is still the same but we have now appreciated that we also have a perfect peaceful base for enjoying the area but also on a rainy day in winter when the beach doesn't beckon we are 35-40 minutes drive of civilization in Exeter, Plymouth or Torquay or our local towns of Kingsbridge Totnes, Dartmouth and Salcombe. Great places to eat out, an abundance of local food producers, a foodie heaven!
What makes this Cottage unique
Staying at Crannacombe gives you an ideal base for exploring all the lovely river valleys, beaches and the stunning unspoilt landscape of the beautiful South Hams.There are lovely unspoiled views of the Avon Valley from the property. But you can also remain here, lazing by the river, wandering round the farmland or visiting the cider company and the South Devon Chilli Farm that are in our little lane. There are footpaths by which you can stroll down the valley through ancient woodlands. If you want to go further afield we are a modest drive from the lovely South Devon Coastal Path, also from the wild landscape of Dartmoor. You can learn to surf at Bantham, sail at Salcombe or take one of the many sea fishing trips offered locally.There are some beautiful National Trust gardens and houses which are within 30 minutes drive, eg; Overbecks & Collaton Fishacre.

Half term family break
We had a wonderful break in this cosy holiday cottage. There was 9 of us in total and we all had enough room. The outdoor area is stunning, and the children spent many happy hours playing in the river. The owners were lovely and very helpful.
Comfortable, cosy and welcoming, relaxing and beautifully secluded, with acres to explore
i think I can safely say that all 9 of us, and Penny the puppy, had a fabulous time staying at the farmhouse. We did not want to leave and wish we could've had a few more days to sit in the sunshine and relax around the farm and down at the river.
The whole South Hams area is great to explore, but even just around the farm and down to the river, building a den in the woods, walking to see the peacocks at Topsham Bridge or walking further to Avon Mill garden centre is heavenly (we called the latter the Endless Mile, as everyone we met said it was about another mile!!! It took about 2 hours each way, But it was so worth it for the cheese scones!!)
The house was very comfortable with everything you needed, including wood for the fire.
There was only wifi in one corner of the dining room, not a massive problem for me but my husband needed it for work etc. No phone signal as you'd expect down in a dip. The showers are a little hit and miss due to being bath tap ones but lovely hot water when you got it right..!
Only being given one key was a bit of a problem but we didnt actually ask if we could have another one so who knows.

There is now a new phone line ( incoming calls only) installed in the farmhouse with broadband and wifi widely available through the living rooms. On the topic of shower pressure we have also had a new Mira electric shower installed in the family bathroom and the plumber has checked the pressure in the downstairs shower and assured us the pressure is good.
We do have more than one key which we could have provided if asked but of course , depending on the guest composition of the booking many times 1 key is all that is needed but we appreciate your suggestion and can provide both keys at checkin.
No , in answer to your concern you may have disturbed us with your family fun we cant see or hear anything of the old Farmhouse activities from our separate part of the property so have no complaints about your family gathering and really loved having you all staying here!
It would be lovely seeing you all again if you ever feel the need to cross over the border from Cornwall!
A very rural, comfortable cottage
We had 2 families staying, 8 people in total. The cottage is old so showers are as you would expect. Broadband only in one corner of the living room and no phone service. However being in the country makes it worth it. Garden was great for many many Easter egg hunts. The kitchen is well equipped. The area is amazing. So pretty with an amazing coastline, coastal villages, River Avon...we had a week of variety and NO RAIN. Our hosts were very accommodating providing us with some lovely treats on arrival.

As you mentioned, it is a very old property with the quirks and character that go with its 400 year history, but we are glad you found it a comfortable base for your forays around the beautiful South Hams.
Although the patchy mobile signal is, I am afraid, common all over the South Hams area( owing to its rolling terrain)there is a very good signal by the South Hams Chilli Farm at the top of our farm lane. Our guests also, ( depending on their provider),have managed to get a signal in various spots near the back of the Farmhouse ,the front garden and parking area.
This patchy mobile signal is a disadvantage of living in the South Hams but is made up for to some extent by the stunning hilly and deep river valley scenery that causes it!
We have had a plumber check the pressure on the showers and he found the downstairs bathroom has good water pressure and he has installed a new electric shower over the bath in the family bathroom so that should be a satisfactory shower experience now.
We have also managed to get a new phone line installed ( incoming and emergency calls)in the property and so now have good broadband and wifi reliably through the property and guests have many areas to access the internet and their emails.
As you have noticed, these disadvantages of staying on a farm in the rural areas of the South Hams are recompensed by the joys of being in such a stunning location.!

Lovely house in great location
Steve and Shirley were really hospitable and welcoming. The house was very clean when we arrived and had sufficient amenities to keep us going a few days (toilet roll, fairy liquid etc). The kitchen was very well equipped with a big fridge and amble room for all of us to sit in (party of 8!) The lounge and dining rooms were also very comfortable and there was enough wood for the whole 5 nights we stayed. I really would recommend this house as we had a lovely time and felt like it was home from home. My only slight reservation was that the 5 bedroom is only separated by a curtain and really is a room for children to sleep in as it is very small. It's really a 4 bed house with a little annex bedroom off one of the main bedrooms. But as we had children it suited us fine - would love to stay again!

It seems you may have missed the description of the 2 bedrooms you mention in the websites property particulars where it does state clearly they are joined by a curtained doorway( to comply with fire regulations regarding the cabin room) We have provided full size single beds in this cabin room so adults could sleep there also if a group of 3 adult friends or family members dont mind being in what is normally an ideal family suite for 4.
If an all adult group of 9 apply to rent the farmhouse we always ask them to read the sleeping arrangements again to check they are aware of the intercommunicating nature of these 2 rooms before they book. Many dont mind sharing in this way and 3 adults sleep in the 2 rooms rather than the most common party of 2 adults, 2 children using these two particular rooms.
We did notice you had also moved the child cot provided into this room ,(which unfortunately it isnt suitable for, )taking into consideration the full size single beds in it already.
However, we were glad to hear the misapprehension didnt spoil your holiday enjoyment.

Wonderful 7 days with all the family sleeps 9 just what we needed large dining table we could all get round and lounge very comfortable. Kitchen big enough to cook and prepare real farmhouse type. Owners who live on site most obliging.

Quiet and Pretty place to Chill
Stayed for a whole week at the Farm House which was very clean and presentable with lovely rooms and nice beds to sleep on. The area it is in could only be beaten if you had a sea view but this would be the second best. The owners live next door and are really friendly and helpful if you need assistance. With only a 20/25minute drive to Salcombe this makes an ideal place to go back to after a day at the beach and with the river close by this makes an additional place for the kids to play and with seating there and a BBQ its a great setting. We also had the best weather in years so got very hot and burnt but with the house being an older building with thick walls this meant that the house was kept cool in the hottest of temperatures.

The river on the farm certainly offers a very pleasant cooling alternative waterside venue when its a lovely hot day!
