We have three delightful bedrooms all with lovely views across the river.
The master bedroom has bi-folding doors inviting the river views, with a large king size bed (200 x 165cm) and en-suite shower room.
The second and third bedrooms, although smaller, have equally impressive views. One bedroom has a double bed (188 x 140cm) and the other a large double sofa type bed (190 x 160cm - although I have listed this as sofa bed it is very comfortable and more like real bed). Both bedrooms have use of a large private bathroom which includes a 'P' shaped bath and a powerful shower.
If you wish we can convert the double sofa bed in bedroom 3 into two single beds (190 x 77cm). Please let us know if you wish to do this at the time of booking.
If you wish we are able to convert bedroom 3 into a sitting room. This would reduce the maximum occupancy to 4 people in two double bedrooms. Please let us know if you wish to do this at the time of booking.
The down stairs space is open plan with a large modern fully equipped high spec kitchen and dining area, with bi-folding doors opening up to the large riverside terrace. This area has underfloor heating, a very large 'L' shaped sofa and access to a downstairs cloakroom. The adjacent lounge, again with bi-folding doors to the riverside terrace, is cool in summer and cosy in the winter months with its wood burning stove.
A large upper river terrace area with seating and dining options provides you with choices overlooking our 70ft river frontage.
A fire pit on the upper riverside terrace will take the chill off cold evenings - we have plenty of wood off-cuts for you to burn.
We have a large sun sail that will stave off the rays of the summer sun.
A lawned area to the front of the house gives additional secluded areas to relax and enjoy.
Our home is inviting even in inclement weather and we hope you will enjoy your stay here as much as we love living here.
We will be on hand near by should you require any assistance during your stay. We may need to access the river terrace to water the plants and flowers in the evening and also the lower terrace to access our boat.
We do not charge a cleaning fee but just ask that you leave our home very much like you find it - clean and tidy. Thank you.
A car is recommended. There is a good taxi service locally and a bus service albeit infrequent (nearest stop about 3/4 mile).
Driving - Located within easy access to both the M25 (junctions 11 and 13 (10/15 min)), M3, M4 and M40.
Trains – Regular services from Staines or Egham to London Waterloo (c40 min) and also Windsor (Castle and Legoland - 15 min), Twickenham (Rugby - 11 min), Ascot (horse racing - 15 min), Virginia Water (Wentworth Golf Course - 4 min), Richmond (access to London Underground services - 16 min) - all approximate journey times station to station.

Airport – Heathrow terminal 5 can be reached in around 15 minutes* and the other terminals in around 20 minutes*.

Taxi – A number of taxi firms operate in the area.
Boat – A seasonal boat service operates from Penton Hook lock opposite our home to Hampton Court with a connection to Westminster.
Walking and Cycling – We are situated directly opposite the Thames Path that provides fantastic access to the many towns located near the river.
We want you to relax, enjoy your stay and respect our home. We do not wish to bombard you with too many rules but we would be very grateful if you could adhere to the following:
Check in time is between 3pm and 10pm. Check out is at 10:30am. We may be able to be flexible with these times so please ask.
As part of the booking confirmation process can you please let us know the full names of all the people in your party who will be staying at our home.
We are unable to accept third party bookings. ie The Homaway guest making the booking must be one of the persons staying for the duration.
Our maximum occupancy is six (6) guests in total (this includes infants and children) in three double bedrooms as described in the listing.
If your booking is for less than 6 people and you wish to add additional guests (up to the occupancy maximum of 6 in total) you will need to let us know first AND at least two days before your stay (to enable us to get everything ready for you)
If a guest brings more people than are booked in, the reservation will be cancelled immediately with no refund and loss of the security deposit.
We do not allow visitors unless agreed in advance. Please speak to us at the time of booking.
We do not allow parties, events or functions.
The River - open water
Many families live on or next to the river and enjoy it safely. It is always a sensible precaution that infants and children are adequately supervised at all times when near water.
Safety and Security
This is a safe area but like anywhere in the world there are unfortunately opportunists. Please ensure that all doors are locked and windows are closed when you go out. Where windows have not been closed and/or doors locked we may enter the house to close and lock them. Ground floor doors must be locked at night when you go to bed.
If you inadvertently switch the internet off (white plug in middle bedroom marked ‘do not remove, do not unplug’) or it requires to be reset we will need to enter the house to restart the router.
We do not allow candles, tea lights, naked flames, burning incense or joss sticks etc. in the house. Please ensure hair tongs and hair dryers are turned off after use and not left (hot) on the carpet or furniture.
Please no smoking, vaping etc.
Please discuss with us first. We are more than happy to allow your fully house trained, non aggressive doggie to stay here with you. We love cheeky doggies and have plenty of toys and balls for them but there are a few things we ask.
No more than two doggies allowed.
Doggies must be fully house trained (ie no pooing or chewing indoors).
Doggies are not allowed on the furniture or upstairs in the bedrooms.
We can provide beds, blankets and towels if required.
Doggies must not be left alone in our home at anytime - we will be more than happy to dog sit for you. Extra fees may apply - please ask.
Please do not wear shoes in doors - slippers provided.
Please be respectful towards our neighbours and our home – quiet time after 11:00pm.
Please drive slowly and carefully on the lane.
You are welcome to use our kayak (river conditions permitting, life jackets are provided and must be worn. Young children must be accompanied by a responsible adult. Use at own risk)
If you do break or damage something or something does not work please let us know to enable us to arrange for it to be repaired or replaced.
We have the absolute right to cancel any booking either before or during your stay in the event our house rules not being adhered to. In these circumstances, no refund will be given and the security deposit will not be returned.
Our property is being let solely for the purpose of a holiday with a start and end date as specified in your booking.
